      This is not Karma. She looks like a very nice lady who worked hard to earn the little money she has to buy her property and build a home. The issue is like 95% of filipinos are complete trash. Are the people friendly and always smile? YES but being friendly does not equal to being good people. Many are greedy little bastards that like to take advantage of even their own families. Many are always trying find a way to make a quick lazy buck. She should have stuck to renting. Even buying something that is already built can be risky. I have seen cases that crooked real estate agents will try to sell property that does not have consent by the owner to be sold. Even Condos right now in BGC and Makati are being sold to stupid foreigners for like 10X of what they are actually worth. Buyer beware in phillipines. My advice don't buy just rent. I feel sorry for this young girl. She got sold land she cannot use and is probably out a good chunk of her life savings. She probably worked for at least two years to come with the money for that land and it is as good as burning it. People like her is what makes going to the phillipines a nice place to go. They are rare gems but you can find them.

    For the others reading this, as a foreigner who has spent the last 40 years living back and forth in the Philippines, NEVER buy property in the Philippines without using YOUR own attorney. If you can't afford the attorney then you cant afford the property. Scams are common, and the government and the laws do nothing to protect you.

      @patony_1288 you can lookup their license with the national bar. The advantage is you have someone you can find and try and hold accountable if you are scammed. I have found most scammers suddenly tell you the property is not available as soon as you tell them you have an attorney to review the deal.

    In the Philippines you can get an easememt of Right of Way where you don't buy the property. It is just an access easemennt for landlocked properties. The Philippines Civil Code acts in favor od landlocked property owners because so many properties have no access. You are being extorted

      by any chance did you check where the proposed roads are going to be located? In my location you cannot sell property within that proposed road.. And no you cannot stop people from passing through your property unless there is an alternate road provided.. I was obligated to provide easement to people behind you. No, for easement market value prevails not what the owner wants get yourself a lawyer

      I talked about this with our lawyer. They will almost always attempt to extort and the problem is that though the law is on your side they might come back a year later and burn your house to the ground. Never buy property unless you are friends with the most powerful family in the area.

    You must arrange right of way before buying a property. Make your offer contingent on right of way offers in writing. The right of way must be signed first and paid with Barangay captain present. We did this 8 years ago.

    *STORY TIME! I just want to share how this video posted cus it's funny!*
    It was around 12am when I was uploading this video for the third time. while uploading, the power went out. No power no internet. uploading paused. then I put the computer on the side open, and I closed my eyes. I woke up around 6:50am and jumped out of bed when I remember I was uploading a video *(you know that feeling? when you have deadline and you fell asleep? hahaha )* that's the funniest part. luckily I scheduled it to be posted at 5am before the power went out. But the video posted without ads. You can't put ads until the uploading is complete. I am so annoyed right now. All the morning the video doesn't have ad! that's the sad part. *p.s. I am reading comment and can't reply to all. I will do a livestream next time so you guys can call me stupid real time. lol* for now while writing this comment it's 8am and I am off to BIR (bureau of internal revenue) to pay the capital gains tax from this land purchase. AND this is another horrible story. But I'll tell you about it on the next videos. this will be series of my land purchase experience. everything that could go wrong, I have it.

      Ru is a beautiful women. I sure hope one day I find a woman like her. Ru is the exception to what is the best phillipines has to offer, Sadly there are not many people like RU in the phillipines. Phillipines is full of scammers. I hear stories that you have to hire three attorneys for stuff like this. Hire the first attorney to help you process the paperwork. You hire a second attorney in a different city to audit the first attorney. Then you hire a third attorney to audit the second attorney and make sure this guy also lives somewhere else. IT is very common that people will scam Through collective effort and all get a part of the pie.

    I was a surveyor for 12.5 years in America. We always surveyed property before it was sold. We always did title searches and verified the land matches the property sell. We never sold land without a right away.

      ​@@Rubeauti That's a conflict of interest. You should always hire your own surveyors and inspectors. Never rely on any anyone's statement who has an interest in the transaction. Take them to court, if they don't like it, too bad. As the saying goes, pigs get fed, hogs get slaughtered.

      The big problem in the provinces though is that people have no problem burning your house down or otherwise harassing you if you prevail in court. And it's still very tribal. The large powerful families own most of the lands and they will scam others willy-nilly knowing that most won't dare to exert their rights after the fact.

      I have been talking to a filipina for over 5 years. In the time she had trouble with their neighbors setting fire to their land and rice field . So be very careful. I don’t know where you are Spiritually but pray for your protection daily. God is real and He will protect you. But He won’t hear the prayer of a person who is living in rebellion.       When the cost of justice exceeds the cost of injury, there is no recourse. This is true in the US. Also, people in the Philippines do not understand fraud when people are allowed to make mistakes. Misunderstandings are resolved according to recourse and not character.

    Being a nice guy, I am often taken advantage of, but that's the way I am. It's hard for me to be stern and stand up for myself like most other people do. People take advantage when they can. But you seem confident, smart and I think you can be tough too!

    I have never purchased land in the Philippines, but I have had a house built for an impoverished family in Hinatuan. The process of getting all the permits and inspections required was an exhausting lesson in Philippines authority abuse. From the architect to the fire department and everyone in between each time we thought we met all the requirements (and were told that we had met all the requirements) a new batch of requirements would mysteriously be given to us a few weeks later. We often had to correct things that we did wrong, but were originally told were right, or pay penalties because we did them wrong. The house is almost done, the plumbing is all that is left. I do want to say that the problems with building have all come from the authorities, the quality of work from the workers building the house has been excellent. The house has already withstood a 7.6 earthquake without a crack in the wall.

We built our house with shared access between about 12 families who have been using it for generations so did not bother to much , but now they have family infighting and close the track permanently with no consideration for locals, they not use that for any purpose , now huge detour to ride on stoney footpath up the hillside ,interesting when it raining.

      It’s not the same in the Philippines you can’t just sue for anything. They are always going to be in favor of their people best to jyst be more informed before buying land or vehicles there I have had a place there for 20 years now and it can be done it’s not always what you know it’s who there if you go into an area where nobody knows you it is harder for sure

    Let your layer send a letter to all the landlords of the adjacent lands, offering them 200php per meter, and mention to them on the same letter the right of way under Articles 649 to 657 which give you the right to petition the court, that law grants owners of estates the right to demand access to roads and highways through the easement of right of way...
    And to mention that you're not in a hurry, and will wait for the court decision, and any one of the landlords of the adjacent lands, will accept the offer offer first, will get the cash.

    I love your kindness and the fact that you want to do things the right way and I'm glad you are standing up for yourself with going to court and as others have said that may not help very much so have faith and keep moving forward and if you haven't I would only speak to the owner of the property as they would have the last say on everything and may not be aware what their relatives are doing , we have a saying unfortunately is the US when this kind of thing happens (that's life) then we deal with it as you are dealing with it and I'm glad you are keeping your faith it makes my heart feel good to see you be that way

    Pea covered this with her lawyer friend Grace in Duma, Always hire a lawyer when doing real estate transactions in PH, you have to check multiple places for property records to make sure the owners name match across all records, so everyone can sign if more than 1 person, if 1 person who gets left out of the transaction still has rights to the property. The lawyer makes sure everything is as it says so when you finally pay, you're paying for the right property and it's 100 percent yours.

      I feel your pain, I used a lawyer from UA-cam I found on a blogger channel, absolute nightmare. My purchase was 3 years ago, on Titled Land. The right if way promised was NOT in place nor the permit applied for. Now we have a Professional lawyer whom has taken 1 year to resolve our issue at a large cost. It is not an easy problem to fix I am sorry. I had to pay backdated tax as well, I bought in an agricultural area also, now the Barangay has agreed to put in the right of way. My lawyer made this happen for sure. I bought from an agency, saw on Lamudi however the agent licence was false, Lamudi not interested. I learned a lot from this, have my lawyer waiting for our next purchase. Also our own survey showed the agency had given 2000 sq mtr of our land to someone else, the court option is costly and not a guarantee, my lawyer advised not to do it, not enough to go on as agency is closed now.

    I visited Belize almost 2 decades ago to learn how to buy property there. It's a fairly easy process, but I was lucky to figure it out in just 2 weeks while I was there. It was a matter of meeting the right person and having a conversation. I like Belize because parrots are wild and free and all you have to do is put out food to attract them every day. Fun! ps - there are ancient pyramids everywhere down there too.

    why not go to the first property owner next to the road (first access) and long term lease the property right to access. then have the others that need access to the consecutive properties pay for your access to their own property by charging them to access your lease access property. make sense?

    Actually the very first time I saw you showing the land I was looking for a road. Me and my wife have been looking at land and the first thing I look for is concrete road excess. No dirt road. Hope it all works out for you.

    That’s a simple yet very expensive mistake. Thankful for sharing your insights and experience and would love to hear about the people in Siquijor. I actually wanted to buy a lot there somewhere in San Juan. It was also an agri lot but due to very high cliff and the ROW was very complicated then I didn’t continue the transaction.

So many issues, tax declaration was not in vendors name, the person named was not reachable, nobody knew where they were, lawyers should not be promoting themselves on YT, my lawyer now is amazing, he said I should not have bought the land and the lawyer should have told me the same.

      Yes, these bloggers are inflating the selling price also, we were asked to pay 500000 peso deposit to hold a land via a blogger, they were and still are not licenced. We are looking more land, this time in person and direct to owner, only Titled land. My lawyer will check everything before we pay a peso. When we get Title on other land in my wife's name we will sell it.

    I'm so sorry that this has happened to you, dear. When someone gets angry or nervous when you mention "courts" and or "lawyers" that's a dead give a way, they are dishonest people. Don't let them bully you. You're spot on right about being nice and sweet and fair and they see that as a weakness. I don't like bullies. Say the word and I'll come there and stand with you the next time you want to confront these nasty people. I'm 6'2" and 230 pounds. They won't bully you when I'm standing next to you. My suggestion is to get a notebook and enter everything as if it were a diary. Dates, places, people record every meeting and what was said. It really fries my eggs when I hear about evil people trying to take advantage of sweet girls who just want to pursue a dream.       ​@@JayJay-mw5urit's not about being aggressive. It's just about existing. Think about asking for a discount with a pretty friend next to you vs your weathered uncle. I'm a nice jovial guy that laughs and smiles a lot. I used to get constantly hassled by folks with obvious scams when walking around. Shaved my head grew a goat and kept a straight face and suddenly those people disappeared. I'm still a nice jovial guy, I just try not to look it anymore.

      Not being critical of you because your intentions are to be admired. Just saying that the locals have a ‘home ground’ advantage that can sometimes be dangerous for foreigners . Especially if the locals hunt in packs with weapons .

    Rent the land to someone for a garden or a farm to have animals on. It will give you an income and probably make the scam seller angry.

    Seeking an attorney to help you is the only way to stop such extortionists charging unreasonable prices. Please do not be afraid to take them t court. As a retired American lawyer and law professor I understand your situation. Sometimes you have to raise the decision cost of people who are trying to scam you. Please be strong. you will eventually win.

    I do not know in the Phillipines but in Spain, having a neighbour angry, it is a huge problem for your daily life. If they are so, my advice is look for another place get the access road and sell the property. It may delay your plans, but on the bright side, time is something you can afford.
    Once in the war path they keep coming to file complains some times each week, some times something so ridiculous as leaves from a tree that fall in his/her property.
    I hope everthing will works for you, probabily it won't be easy nor fast, but I will end.

      @@johnm.3279 I know that but I think she must keep her lose as low as posible. If the neighbour holds a vendetta agaist her for the court matter, will be a bigger lose of time and mental health in the future. If Phillipinos are a forgiven neighbous, fine build the house and live happy there.

    Not sure how large the property is, but you could, possibly, generate some capital to get the road access by leasing area on the property to foreigners or whoever else. I know that would be less privacy, and not what you wanted, but it could be a could use of land you now own. - good luck, Rubeauti

    They are getting angry because by going with the court you are exposing them as crooks and they're reputation will suffer. You are 100% right to go with the court. I am from Canada and I have delt with similar situation. This is why you should make sure your right of way is secure before buying. Also I agree that people think kindness is weakness. And you are a single women , if you were with a man they would see things differently. I am a man and I was very nice and people try ... but when I showed them another side of me things change. Anyway your are doing the right thing Good luck

      There is so much corruption here....to be honest in most countries corruption is rampant.
      It's sickening.
      Everyone wants a cut, a corrupt cut.
      I hope you do take them to court regardless of how low they lower their price.
      Corruption and extortion should never be accepted, engaged with, nor tolerated and will only change if we channel our energies to expose it.

Mine was a little interesting because i have a corporation so it involves a foreigner (me) anyways if you would like to vent more, talk about the situation and possible outcomes etc i am open to that just not here in UA-cam with some of the trollers.

    Is it possible for you to buy one of the adjoining properties and put in your own right of way to the landlocked block? Then you have options. Sell both blocks , keep both blocks , or sell one of the blocks and keep the other . At the moment it will be hard to find a buyer for your landlocked block or any potential offers will be way less than what you paid for the block.

    I have watched you for a couple years now, I enjoy your insights. I have often thought about retiring in the Philippines, not to be a middle aged man with a young woman,. more so for the weather and way off life. however after watching this, if your own people in your own country can do this to you, I would not stand a chance. so sorry to hear this has happened to you, I wish you the best of luck with it all.

      Yes Lee sadly there are people like this not only in the Ph. You're smart to think that way. If they can do it to their fellowmen they would do it more to foreigners and many cases of scamming on foreigns actually. So just be careful.

    I do not know Philippine law but try bringing a court case against the company that sold you the property, since their agent did not disclose it, make them pay for the right of way.

    People forget that before they do anything they need to pray first 🙏
    Secondly look up the property history!!!
    You may find that there was a right away already documented for your property!!! If it wasn't for the last owner then it could be for the owner before them!!!
    Here's an idea for you, find an expats or two and buy a land where you can split up and lease part of the land to them. There are some expats that want to build a house but never going to get married. They just want a place they can build on and call home.

    I’ve been in a similar situation and understand how frustrating and exhausting it is. Keep your head up, sometimes it just isn’t meant to be.
    Do NOT do a face to face without a lawyer. They will try to intimidate you.

    But if you have to go to the court anyway with all the expenses, wouldn't it make more sense to sue for ownership of the piece of land that was shown to you in the first place?

      I couldve taken that one too. they offered it to me as a compensation for the mistake they did. But they want me to add another hundred thousand pesos. that land is almost 6000sqm

    Oh, that is so heartbreaking to hear all the stress in your voice! It is terrible they would do this to you! I've heard stories that expats sometimes have these issues, but you are not an expat even! People can be so disappointing, I know. I'm pretty much a hermit/recluse. I hope someone can find a proper resolution for you. That's ironic they are upset about you going to court! Well, there is a way they can fix that! You're right though. it isn't a personal attack, it is a disagreement that evidently cannot be resolved, so then a court has to mediate. I hope you get some good news soon!

    In the States you don't have to use a licensed realtor but it's worth the money as they make sure everything is as presented and legal.

    I think you got a great deal for the price in the long run. My advice would be to let it go for now, then later talk to each land owner one by one and work out a deal in writing, even if its in payments, again i think you got a great deal

    Wondering if there are any properties touching your property that have a deeded right of way. If there are, it may be cheaper to purchase one of them especially if the owner is not really using it. Possible find out at the land office and make an offer if they let you know who it is. You are super smart so I am sure you already thought of that though.

    What I understand is, if the owner that sold you that property is not the same owner of the property you want as a right of way then they have no legal obligation to sell you their property for a right of way. What you need to do is first find out if the owner that sold you your property has other properties next to your property which can be used as a right of way. Legally the owner of the property you bought your property from must also include a right of way to the land you bought. He is the person you should take to court if he doesn’t give you a free right of way to your land. The court can force him to give you a free right of way because he is the one that sold you that land. This is what I would do. First find out if the property next to yours is the same owner that sold you your property. Then without asking for permission begin using that property as your legal right of way. By law you can use his other properties as a right of way because he is the one that sold you that land locked property. Please do not go through the court system because all they will do is take your money and nothing will be accomplished.

    I don’t know about all those right of way problems, but you are very gorgeous. Court will not fix those problems. It’s my understanding that court cases will take many years to resolve.

    The concept of escrow would save you all this trouble. It is a simple idea. The concept of licensed real estate agent is also essential in the Philipinnes. Too many people on the wrong side of the law.
