Walter, this is great to see the future. Gasoline ⛽️ and DIEsel ⛽️ pumps and underground tanks that can leak and poison ground water are being removed and DC fast chargers are being installed. Great reporting.😊 The shower service and 24-7, 365 is great along with pull through stalls.
I know! Wait 60 min & check back. I have a pretty snow covered 60 stall TesSC station in rendering. The drone makes it pop. Plus two more stations after that when I get some time to do the edits. iONNA in Apex and PFJ in Graham, NC. I got to eat in the Denny's which is always a plus.

I still say when a gas station is converted, those are the events that really make me feel like we are living in and watching what will one day be in history books. It just feels more impactful than a random charging station setup even if it may not be in reality. So amazing
Its actually brilliant on their part to repurpose old gas stations if they want to have canopies as they can use the already permitted and constructed canopies. Getting permits for new canopies can be a tedious and lengthy process. The tradeoff why this stategy has not been utilized more often before is removing the old gasoline underground storage tanks is expensive especially if they had leaked into the ground then environmental remediation work might be necessary. But I guess IONNA has money to spend and cost is not so much an issue as much as time savings gained from repurposing existing structure.

The National Association of Convenience Stores (NACS) says in January 2025, there are only 145,000 fuel retailers and C-stores account for 120k of those locations.

I wonder if they would ever offer to flip a successful one, keep the owner and staff, and just replace the gas pumps, but otherwise just do some iONNA cosmetics and move on.
@@thenetworkarchitectchannel I can't imagine a profitable gas station owner abandoning their successful refueling operations. It would more likely make more business sense to add chargers rather than rip out fuel pumps.
Walter - thanks for your updates. I plan on a road trip next weekend to visit both Apex and Garner sites for the first hand experience. This is looking to be a shift in automotive culture becoming a reality.
Thanks for showing gas tank removal. I've had FUDsters reply to my comments that it is impossible to remove gas tanks. I've also had FUDsters say that charging stations can't be at gas stations. Again untrue.
I remember when RS Automotive in Takoma Park in MD removed their gas pumps and installed DC fast chargers back in 2019. It was a big deal and made all the EV news outlets. They're still at it but 50kW chargers is slow nowadays.

I think it depends if it is needed. In the case of Apex, I understood from a brief conversation the tank was still there and they just needed to do soil samples every now and again.

This site is gonna be a hit. 100% pull-thru stalls. Onsite lounge, nice restrooms, retail food/drinks, staffing, etc. The big thing to me is the super high-visibility a site like this brings to non-EV drivers. ICE vehicle drivers will see this and it immediately answers their question, where would I even get a charge? It's the first big first mental hurdle to get over and this solves the problem for them.
So is the OWL construction company the biggest benefactor of NEVI? lol They seem to be a big national construction player which I would've never known if it wasn't for this electrification thing.

plus the site is already in a good location. It is very close to I-40. Not sure why the gas station did not do well, but I am sure iONNA will.

It's done all the time. I closed gas station near me had everything removed including the tanks. Now it's a bank.
