I wouldn’t buy the town house it’s nice but you will be dealing with to many Karen’s in that nice of neighborhood for your kind of work they will complain I would find a house on the edge of town or just out of town so no one can complain and you can enjoy making videos for your channel with no Karen’s!

Big Move! Happy for your progress, one word of advice… townhomes are generally not a good investment for appreciation, more for cash flow. Except for the pets, it looks like a perfect fit for y’all, but you can make that work. Best of luck. 😊
One thing to be careful about most HOA don’t allow for vehicles to be parked in your driveway over night…. Learned that one the hard way…. Just wanted to let you know, but maybe that HOA has a parking area for overnight vehicles…. Again this may not effect you you but thought you should know…. Good luck!!

If you haven't already read over the HOA rules because last thing you want is there to be a no truck rule or something weird like that.

I have bought homes built new homes and just recently bought a townhome, my first time in a HOA, it has pluses and some negatives. I don’t like having to be somewhat quiet so my neighbor isn’t bothered. The HOA can increase my HOA is about 12k per year. I like they handle all the landscaping lawn control, Flood insurance home insurance, internet wifi, cable TV. I’m learning to deal with it

Nice thing is since it's just a stepping stone house live in for a while then buy new dream house and rent the town house and your first house and start making money from it.
I lived in a townhome for a few years and I really enjoyed it. I also did very well when I sold it because it was in a good area

We have a townhouse with HOA and even the most strick ones can't dictate the color of your vehicle. You might have trouble if you try to park another dodge monster truck in your driveway but as long as you don't have a bunch of junk sitting around you should be okay. Good luck with your BIG MOVE!

@RFRacing i live in a hoa area. their new bylaws are actually in the county handbook such as no parking on grass,no letting the grass get too tall,trimming the tree's back and no loud music. code enforcement is always driving around patroling aswell

If it were me I would read their guidelines even the small print before signing anything. Some HOA's wont let you even work on your car or have any cars in the driveway

I'm happy your finally getting a house, however you could not pay me to live in a HOA house or a townhouse. Slow down and get a single family home with no HOA. Hopefully you will never know the pain and headaches I am saving you from!!!
Your rent vs sell you show $20k per year if you rent it out, well unless you own it outright you need to subtract your mortgage payment and taxes and insurance. So out of the $20k per year you may now be at $10k per year? And if your house need any maintenance you need to also subtract that.
And fee to the rental company if he gets one

HOAs are hit & miss. You didn’t make a mistake, as buying a house is a good foundation from which to build around.
My HOA has been fine; they don’t overstep their bounds, while keeping consistency & problem owners w/in bounds (e.g. weeds & trash controlled).

I love the high interest rates I am making a killing off of interest now the rates are high. I pray for even higher rates LOL. (and no I do not pray to orange Jesus) Hay on that basement make it your media room and set it up with large sreen TV and recliners or large type sectional and keep the little kitchen but may be dress it up a little, because if you entertain you can have foot ball watch parties down there and have the kitchen there for food and drinks and keeps you from having to run up and down the stairs we have a small bar kitchen off of our media room and it is great for entertaining . also and if you have kids some day the kids can hang down there and not mess up the up stairs .

Looks like an awesome place. Personally I would never live in an HOA again. Way way way to many Karen's/ HOA police . I ended up going to war with the HOA and sold the place. I even drew a giant middle finger with HOA police under it in the driveway. The HOA was so bad they would send a 50 dollar fine if a 2 inch weed was growing in the front yard . Needless to say I will never buy in an HOA again.

Don’t invest into any town home….. you are literally and physically connected to your neighbor. 50/50 chance that your neighbor is a decent person….. people want privacy when they are looking for a home to buy and even rent. Buy a home that is by itself “not connected, non townehome… plz find a home that is by itself on okay property, that’s the only thing that will create true fast value. And you’ll never regret it. All it takes is the wrong person moving next door and your life is hell

You know we love you both and everything we want you to not be stressed. The best decision is to move away from that area altogether. If it has that many hoa homes. I know why why you both don’t want to because of your family and jobs it can be scary and lonely. But if means having your home where no board of directors tells you What to do when your the one who pays the mortgage. Then we need to consider it.
