Hi Brian, it's a little decieving right now with no traffic it can take up to 5 hours to go from Angeles to San Juan depending on the day & time of year & the majority of that is when you leave the tollways & get on McArthur Hwy. Traffic is crazy from Agoo to past San Juan on weekends, more than the roads can handle. It is a nice area but things are pricey because its a tourist area. There is a large expat community that hangs together & an excellent branch of the Hash house harriers (a running club with a drinking problem). The malls are not large by any means & it is a quieter slower paced area to live, but there is plenty to see & many areas to adventure to from San Juan. We own a lot in Bacnotan at the beach (2 minute walk, can see the water) just north of San Juan but have been delaying building there to be sure that is the area we want to live as it is quiter & at least 1.5 hours drive to a large SM & there is no S&R close. So it has its benefits & drawbacks, its all about your lifestyle & what you are looking for out of life.
Traffic will soon be solved. They are building an extension of the TPLEX highway from Rosario to San Juan (next phase) & later all the way to Laoag so expressway all the way to Manila shortly
Obviously there are pros and cons regarding any move. Lot has put great effort into building up the store, HG seems happy and settled at school. It can be hard on youngsters moving to another province. The main language up there is Ilocano, not everyone speaks English and Tagalog. On the plus side, nice beach area, quieter, fresh air. Good luck with whatever choice you make.

You will get a little traffic on the weekends with trikes going up and down that street to the Hotels at the end. just fyi. and the window to the bedrooms face the street. Brian, it would be really cool if you and your family live up here! Sunsets everynight right on the beach. I'll keep a look out for you of other houses that come up for rent. Internet is fast here if you get: Lueco. $2,500 / month. super fast... I've only had a few brownouts here in the last 7 1/2 months. and they only lasted say 5 to 30 minutes long (3 of them ) . There was one scheduled brown out back in Feb. But it was scheduled.. to upgrade power lines.. and it was for 7 hours.
No such thing as no crime how come the neighborhoods have higher walls than that place. SECURITY gates also are needed on the windows and doors as a American who sometimes is known as well off to some who have little you may seem ripe for the picking.

looking in moving there myself my filipina born, Australian wife has a house we built on the mothers land in bicol its nice but all the relatives are driving me nuts when i travel there la union looks like a nice spot i would rent a smaller place or buy a new condo in my foreign name just looking into my options la union has good food places nice beach.much better than a/c.
Was born in La Union, $400 too expensive, but San Juan area is too expensive now. My aunt used to rent a 3 br apartment just in front of what is now El Union Coffee for $100 a month, but that was way back around 2005. La union is very nice place to retire. I will be retiring there after 30 more years in US. I hope it stays same as peaceful as the last 30 years.
If you like the La Union Area.. especially San Juan.. I do alot of videos of places and vlog the whole area. You can see the changes that are happening here now! Over 130 videos of different areas throughout San Juan la Unoin. just fyi.. ;-)
I would move there in a heartbeat. Moving close to a beach like that expands your mind and living space. Once the house is renovated, $400 per month is a pretty good deal.

I stayed just outside San Juan a couple of years ago, in a beach-front surfing resort. Being near to San Fernando which has everything you need and everyone was very friendly and helpful especially the trike and jeepney drivers. It was a great jumping-off point for Baguio, and there are local falls and cave burial sites and a regular bus service to Manila and Angeles City. Lovely place.
I did the Ilocos tour back in 2017 and we passed by La Union. I think we stopped at Jollibee in San Juan. It was definitely a place that really stood out to me. Seems like very interesting place indeed.

Very beautiful and peaceful place for vacation. Boring to live and Wi-Fi is almost impossible Bec all the slots will be already taken. There's some foreigners but not as much as Angeles. Then try and find someone you click with.
Ocean access sounds great but the locals might be afraid I’d leave a ring around the ocean ( like a bathtub) and I would be afraid the locals would keep trying to unbeach me and push me back into the ocean. Nice video Philly, thanks!
San Juan seems very nice and appealing. To me much better lifestyle than Angeles City with the huge bonus of the beach and safety. I remember the first time you showed your house my first impression was the evident need for high security. The house can be nice depending on how extensive they remodel it. I would think that you should be able to get something similar in quality to what yo have now at no more than you are currently spending. Best of luck, life is short so go where you will enjoy it the most.
What a great spot Brian , my wife has a large house in bicol near the beach which i had built just like that area, pity i cant travel due to the chimmp i usually stay 6 months in Australia 6 months in Philippines beautiful at night watching the sun set overlooking the mayon volcano .plenty of Americans and Aussies now living in the area .
My wife's sister just moved to San Fernando a few yrs ago an built a house in a gated community. It's amazing. Wherever you go in that area it's all good choices ☺️
San Fernando North, La Union is nice. Ocean and Baguio nearby. Not Angeles and you better give that some thought. Eassssyyyy living but once the sun goes down it is.... dark.
Nice area, we always go down to the beach there from our house in Baguio. That rental house is overpriced for what it offers. I have learned in the Philippines you never rent a house until after all work is done. What about Lot's business, and your vlog. All i can say is i love the area so cannot say anything bad about your choice to possibly move up there.
I moved to Bauang area right after Pinatubo blew up for about a year and a half. It was nice up there. The beach was still there back then. Couldn't believe it all got washed away. It did get a little boring after a year or so. Ended up moving back to Angeles after the dust settled. Did enjoy the beach being right there though. Also spent part of that time living in Poro Point.
Im sensitive to noise, One street is enough , 2 is too many, sqweeky trike brakes etc, stop and go sound, thru traffic , No privacy , Id look for a place on a private drive. Keep looking. Sounds like a nice area.
If being near the city and the beach is important, try somewhere like Binmaley or Lingayen Pangasinan. Nicer beaches, IMO, very fine sand and probably cheaper than that place for the same quality, then you're only about 20 mins from Dagupan City by car, a slightly bigger city than San Fernando.
San Fernando is kind of a college town similar to AC, so if you can do a business attracting students, you will do good. Tutoring, buying and selling (recycle) used college books, computer PC repair, upgrade and get parts from Manila if you travel much you are the next Amazon delivery service. Most college students are over 18 now since K-12 started so they can sign a contract if you do some type of rental service in your wifes name of course.
Yes i think that area has a future, much nicer than Angeles. You can still do what you're doing now and lot could open another store, life is too short Now is the right time to make a change.

I hope you had a chance to checkout the palengke in San Fernando. It has a wide variety of great produce that is shipped in fresh daily from Benguet. The fresh seafood is also awesome and cheap. You are only an hour from cooler climate in Baguio and La Union as you know has water you can swim in unlike Subic. The schools are decent and it's not congested like the dust bowl of Angeles.
Just toss a coil of concertino wire across the top of that block wall & you'll be safe. Nobody will be hopping your fence to take a short cut. If they have few of the more well known fast food joints Bob's your uncle. Beautiful sunset scene. Over here it has more of green glow to it.

Need to see it after a hard rain and check for standing water and dengue. Make sure the water drains away from the house all around. Need to talk to the police directly and the neighbors about crime. Because is a touristy area, I believe is it fairly safe but beware as a new tenant, that is when you will get hit if it happens. Window cut-outs for the air-con are entry points for criminals. The price will go up 1000 every year when you renew the contract. You are correct, the area is becoming more desirable so the price is up for you. A corner lot is more expensive also. The house is not so big and the money that they will charge is 100% profit other than what they spend to fix it up now, maybe HALF MILLION, they will make that back from you in less than 3 years. With the toll road coming from Manila bringing more tourists to the area, there are tons of construction in that area for a couple of years now. If you go there get a long term contract so they don't raise the rent yearly and make sure the contract states a limit for the rent increase such as 5% for the next contract. Make sure they are responsible to repair all items for breakage, normal wear and tear such as light switches and faucet leaks and toilet problems, CR exhaust fans, roof leaks during high wind typhoons, etc. Make them responsible for rodent control also. Double bag with thicker bags your plastic wrapped foods in the kitchen cabinets as the roaches will eat through the original wrapper. Get renters insurance to cover a fire, cannot cover money and jewels unless you hire a full-time guard, talk to an insurance dealer, you are not responsible to pay for the house and make sure the owner also has insurance, you insist on seeing the papers every year, they need to install fire extinguishers and update them yearly. Look how easy it would be for a criminal to chisel out the concrete around the door locks or reach in from a window to open a door or use special tools to do that when a door is near a window or crawl in through the roof via an easy access area where neighbors cannot see well. I live in Baguio with a bigger house and awesome view for that price where it should be more, I did not allow them to raise my rent, I told them I would move out just because of 1000 increase, sorry. The contract is way too simple so they lost the argument. Does the Barangay know the actual price for rent, they may not tell them the truth as they must pay a business fee to the Barangay. If they are going to sell the house in the future, make sure you get a 90-day notice before you are forced out but you only need to give a 30-day notice if you want to move out. Your security deposit must be paid back in cash or used for the last month's rent, get it in writing. Its 2 hours to Baguio if you want to know on Nagillian Road and its safe. Do you want to live that far away from Clark, Angeles and Manila. The little airports in Baguio and San Fernando or no longer used. Dont get scammed into a fishing boat deal. GOOD LUCK to your family, it will get more expensive in the future for sure. The toll road to Dau is about 400 I think one way, a van from Baguio is 500 plus extra baggage space or seat for 500 if you buy a lot from AC to go back there next time, its better than driving yourself so I dont know the price from San Juan in a van but its a good deal either way and take the toll road.

Looks like that place was originally a duplex and over time they just cut the center wall out. Not bad if they are going to clean everything up. If you are going to move in there I would spend the extra money and have the place SPRAYED!! Probably full of termites and ants, better to do it before you move in so they can spray everywhere, just make sure you are there to see it get done!!!! Looks good, nice place, my wife said some family lives in La union, i have never been there.... Is it cool low temps there like baugio? If you like it, save up, buy a lot, and slowly build a home there...no more rent...
I been in the Philippines 17 years now living in Makati. There will always be crime in the Philippines if the opportunity is there for them. This is why I purchased a condo in Makati with security.
The area looks beautiful from your videos. If you think you would enjoy it there, then why not? I think it would be nice to be close to the ocean and a more relaxed area, but it is not for everyone.

You gotta think serious Brian. Your house in Angeles is soooo much better and with the advantages of amenities there it's a no brainer. I went to San Fernando years ago. So boring. Not that I like Angeles so much. It's a crap hole but better than most places and probably safer than most. Got the best Mexican resto. And don't forget Lotts doing well her business.
Hey Brian, scratching my head what white has to do with having a fence??? Funny my black neighbor just finished building a nice fence to keep his dogs in the back yard. Go figure!! Lot to consider moving there. Our honeymoon was there in 89. Not a lot to do there, shopping malls and such, lot quieter. Shopping malls in Baguio. B4 making the choice check it out. There is no contract where you rent a property and then can rent it out again so that you make money....sure people do it, but when you have a youtube channel proving what you are doing than there it is a no contest....
Those are the old style / new style with the bars on the inside of the window!! The problem is any shift in the house makes it hard to close the windows, everything gets all bent out of shape!!! Sometimes breaks the glass to.
It is very peaceful during the chimp shutdown. Have you been there prior to that? My question would be what is it like during a high season with tourists. It is a surf town. Lol. But I do agree it is very beautiful. I also noticed that a lot of houses had the high fence . So go for the high fence.

I would move Brian! I can not see anyone liking Angles City with that walking street? s$xpat city! Plus at San Jaun LA Union you are on the Ocean/coast where you guys can move alone the coast line. Your not land locked or have to go two hrs to a Ocean. I know AC is more then walking street, but that's what it's known for!!!!

Our 2 floor townhouse was right on the ocean. Next door to Flotsom Jetsom. 16,000 pesos a month.
La Union is my all time favourite place in the Philippines. Monte mar Village. Try the Final Option hotel restaurant. So good.!!!!!
There isn't nothing like watching a sunrise from the flight deck of a carrier in the middle of the indian ocean

If you go there get a long term contract so they don't raise the rent yearly and make sure the contract states a limit for the rent increase such as 5% for the next contract. Make sure they are responsible to repair all items for breakage, normal wear and tear such as light switches and faucet leaks and toilet problems, CR exhaust fans, roof leaks during high wind typhoons, etc. Make them responsible for rodent control also. Double bag with thicker bags your plastic wrapped foods in the kitchen cabinets as the roaches will eat through the original wrapper. Get renters insurance to cover a fire, cannot cover money and jewels unless you hire a full-time guard, talk to an insurance dealer, you are not responsible to pay for the house and make sure the owner also has insurance, you insist on seeing the papers every year, they need to install fire extinguishers and update them yearly. Look how easy it would be for a criminal to chisel out the concrete around the door locks or reach in from a window to open a door or use special tools to do that when a door is near a window or crawl in through the roof via an easy access area where neighbors cannot see well. I live in Baguio with a bigger house and awesome view for that price where it should be more, I did not allow them to raise my rent, I told them I would move out just because of 1000 increase, sorry. The contract is way too simple so they lost the argument. Does the Barangay know the actual price for rent, they may not tell them the truth as they must pay a business fee to the Barangay. If they are going to sell the house in the future, make sure you get a 90-day notice before you are forced out but you only need to give a 30-day notice if you want to move out. Your security deposit must be paid back in cash or used for the last month's rent, get it in writing. Its 2 hours to Baguio if you want to know on Nagillian Road and its safe. Do you want to live that far away from Clark, Angeles and Manila. The little airports in Baguio and San Fernando or no longer used. Dont get scammed into a fishing boat deal. GOOD LUCK to your family, it will get more expensive in the future for sure. The toll road to Dau is about 400 I think one way, a van from Baguio is 500 plus extra baggage space or seat for 500 if you buy a lot from AC to go back there next time, its better than driving yourself so I dont know the price from San Juan in a van but its a good deal either way and take the toll road.
The thing is until they actually redo don't bother. Lots are places are being redone for a higher rate yet it never happens.

Looks like that place was originally a duplex and over time they just cut the center wall out. Not bad if they are going to clean everything up. If you are going to move in there I would spend the extra money and have the place SPRAYED!! Probably full of termites and ants, better to do it before you move in so they can spray everywhere, just make sure you are there to see it get done!!!! The area looks beautiful from your videos. If you think you would enjoy it there, then why not? I think it would be nice to be close to the ocean and a more relaxed area, but it is not for everyone.

You gotta think serious Brian. Your house in Angeles is soooo much better and with the advantages of amenities there it's a no brainer. I went to San Fernando years ago. So boring. Not that I like Angeles so much. It's a crap hole but better than most places and probably safer than most. Got the best Mexican resto. And don't forget Lotts doing well her business.
Hey Brian, scratching my head what white has to do with having a fence??? Funny my black neighbor just finished building a nice fence to keep his dogs in the back yard. Go figure!! Lot to consider moving there. Our honeymoon was there in 89. Not a lot to do there, shopping malls and such, lot quieter. Shopping malls in Baguio. B4 making the choice check it out. Those are the old style / new style with the bars on the inside of the window!! The problem is any shift in the house makes it hard to close the windows, everything gets all bent out of shape!!! Sometimes breaks the glass to.
It is very peaceful during the chimp shutdown. Have you been there prior to that? My question would be what is it like during a high season with tourists. It is a surf town. Lol. But I do agree it is very beautiful. I also noticed that a lot of houses had the high fence . So go for the high fence.

It's nice up there but I couldn't live there. I would rather live in Angeles City. I like more of the city and plus my wife is from Pampanga.

I would move Brian! I can not see anyone liking Angles City with that walking street? s$xpat city! Plus at San Jaun LA Union you are on the Ocean/coast where you guys can move alone the coast line. Your not land locked or have to go two hrs to a Ocean. I know AC is more then walking street, but that's what it's known for!!!!
