  • Time for RV exterior maintenance! In this video I’ll show you how to remove old caulk from RVs, the best RV exterior caulk and how to seal your RV properly. As full time RVers, RV exterior maintenance is important to protect your RV from water damage and delamination.
    Inspecting your exterior silicone seals should be done every 6 months. Removing the old silicone or sealant and properly prepping the area for the new sealant is key to a long lasting seal.

      Appreciate it 👍🏼 Try to keep most of our RV instructional videos like that. It’s hard sometimes though because I want to keep them short and to the point but then I also feel like I’m cutting out important information sometimes. It’s a fine line.

    Anyone that’s not proficient at caulking, id strongly recommend buying the cheapest caulk you can find and practice. Figure out if you’re better with an angled cut or flat cut on your tube. Figure out the size of the hole, the further from the top the bigger, this will determine if your good at a faster pace or a slower pace.
    The position you hold the gun to the surface.
    The direction you pull or push the gun.
    Getting these items tuned in to your preference will allow you to lay an almost perfect bead, you’ll be amazed.

    Thank you for the help here! I'm coming to this as someone who just bought an RV for the first time, and we'll we moving full-time into it come August or so...and I don't know ANYTHING! (That includes not knowing what "RV" even stood for until I was on the phone getting insurance for her.)
    Someone on a forum pointed out that the sealing around my tail light looks old...and by golly, he was absolutely right. So I came online to find out how to re-do the sealant and found YOU! You have sure made the task seem MUCH easier than I was worried it would be...and also a lot of fun for me to do! (I guess we're different in that way.)

    I was told by someone who does this for a living that using denatured alcohol on your finger while smoothing is the best way to go. Using soapy water is what imparts those little bubbles in the silicone that then house and grow the green mold that looks like speckles. Pretty positive they knew their topic.

      Correct, That’s what I do in the video, I use mineral spirits on my finger to smooth it out. I’m not sure about silicone though since I haven’t used silicone before on my RV.

      I can attest to the denatured alcohol being far superior for smoothing and removing excess silicone or elastomeric while wet! I redo horrible caulking straight from the factory daily at our lot.

    Nicely done. I appreciate the attention to detail. Especially when using a sealant on a project. Overlooking or simply ignoring those small details (doing prep work) eventually comes back to kick you in the pocket.

    Good video. Probably some of the least expensive preventative maintenance that you can do! Couple of observations...
    1) Interesting that you get up to 2 years out of the proflex but it's only good on the shelf for 1 year.
    2) Mineral spirits would likely leave a film behind that could prevent good adhesion. I would suggest rubbing alcohol or methyl hydrate as a cleaner/degreaser following cleaning and prior to applying the product.

    Alliance used silicone on my entire unit, it blows off going down the road, sealing with lexel now.

    Great video, thanks! I need to redo some of the caulking on my son's brand new trailer, it's so ridiculous what RV stores sell now. No workmanship from manufacturers, maybe not all of them but quite a few! Will try the Lexel Sealant from Sashco. Stay away from RV Canada in Ottawa, ON, Canada, wish my son would of told me that he was going there, would of told him to stay clear of that place. Sorry about the rant. Cheers!

    Great job, the only thing I wouldn’t use is WD40, which is mostly kerosene. I have used several different types of sealant including regular GE silicone sealant, alpha systems and proflex. Time will tell which is better. Larry

      I've used straight WD40 on an Outlaw sprint car sprayed on every painted, non painted surface to keep mud off during pack in..... Has never harmed paint, fiberglass or anything.

      Proflex RV Sealant there and paid for it for a lot less than Amazon. We hope to do the job

    I’m pretty sure RV manufacturers do not use silicone as a sealant. Ive seen several sealant call out sheets and 100% silicone is not used. It doesn’t bond well and nothing else will stick to it. Are you thinking about products that may have a very small amount added for easier application?

    And 1 year later, your video is still helping us all. Thank you very much for that. I read a comment about the shelf life being one year as apposed to the product lasting 2 years upon application and the commenter was possibly wondering why. Well, I'm no specialist, but I'm assuming that in the tube, the product is not exposed to air & therefore is not released in a form to dry to the purpose it is intended for. Once is is released from the tube and applied to surfaces and begins to dry, it is now reacting with air, drying and in it's intended form of protection. But you mentioned in that comment that you were thinking of possibly trying Lexel Sealant to see how it holds up. I'm curious as to why that product over the Pro Flex?

      I may have answered my own question about Lexel. Without phoning the manufacturer, Lexel states right n the website that it can handle up to a 400% joint movement. Pro Flex RV has no information about the percentage on it's website other than stating that is has exceptional flexibility.

      Yeah I just wanted to experiment and try something new to compare. I haven’t tried Lexel as of it. And yes the shelf life is for storing it in the tube how long it will last.     I had a tube about 1 year old that I tried using. It was real thick and hard to squeeze out of the tube. It was also hard to to get a nice bead.

      These products do have shelf lives on them which a lot of people don’t realize. I believe about 18 months. Hopefully you didn’t get shipped an old tube.

    I might buy an extra just to see what happens. Just brought our first and want to re seal and have to do something with the roof seems to be leaking. Debating patch or full replacement. Not sure what’s better yet. Love the scrappers I have them in my daily use for house repairs.

      No I didn’t post it because I’m going another route. Working on that project now, going to use Eternabond Tape to seal everything and be done with it that way… no more checking every year and resealing with the self leveling sealant all the time. Do you have a question I can maybe help with?

      As of now I’ve only used Lexel inside my RV(shower, sink) but I want to try it on the outside next time I reseal. I’m sure I’ll make a video when I do. 👍🏼

    Will WD40 damage the rv paint at all or ruin your rv if it has permaplate on the paint job? Great information... I need to start on my rv. I am glad that the sealant removes easy.

      No WD-40 will not damage a car or rv paint job. In fact it’s a great way to remove bugs from your tow vehicle, just rinse it off afterwards. However I don’t know what a permaplate is and you will have to research that yourself 👍🏼

    Hi, great video! I have a question, if I may. I have an '87 Ford Class C Motorhome, and the seals are bad on the upper front cabover window. I was thinking, back in 1987, they didn't have the high quality of sealant available today. The glass is held in by a metal frame, and screws. Could in theory, could I just just a thick bead of clear Proflex RV sealant around the windows, instead of trying to find the correct seal gasket piece? I'm not sure Coachman even exists today. Thanks for your time!

      @@WhyWait Hi, that's cool. I have just acquired her. I joined some Facebook groups, and they're giving all kinds of advice and tips.
      One guy said take all screws out, pull window, clean around area, and put butyl tape on the frame, and put window back in. Many are saying it's not the window leaking, but gaps in the metal frame, so put butyl under the frame, and it will redirect the water around the window...and onto the ground.
      Seems legit. Oh, and Camping World has Proflex RV sealant on sale..!! WooHoo..!!!

    Thinks for all your great made projects and tips. I have question for you. I have 2 small holes, about 1/8", on the top and bottom of all my outside storage doors, do you think that over time water entrance will do damage?

      Yes, absolutely. Over time the interior of the baggage doors will get soft and even start to show delamination on the outside. I would definitely seal those up the best you can. 👍🏼

    Just started watching your videos. Going to do the A/C mod soon. What is your thoughts on Lexel for resealing? I’ve used it in the past just not on rv’s. Would you just stick to the pro flex? Thanks for your input.

      Awesome, thanks. The AC mod is must! I like Lexel but I haven’t really experimented with it on the outside of the rv yet. It’s suppose to be good for out there. I would just go over the Proflex, the only sealant you can’t go over is silicone.

    Then after all this is done you have to polish, buff and ceramic coat TWO coats. Another 65 hrs of work. By the way, I've used proflex, that stuff is very thick and hard to work with. Sikaflex 1A is way easier to work with for me.

    Thinking using a mineral spirit can affect the texture of proflex. Mineral spirit can take of paints, I would not use it. I used water. Great video though for taking off old silicone.

      It’s ok to use. Straight from the products data page it says to use Xylol as a lubricanting tooling agent. While Xylol is not exactly the the same as mineral spirits it is used for cleaning up painting equipment after us and is also found in mineral spirits. Soapy water does also work as well.     Was thinking about painting the exterior of my old 1990s camper I just got. Absolutely needs resealed I can see where there's water coming in in certain places. Wondering should I do the sealant like this before or after I paint will paint stick to this?

      After quite a bit of research I have discovered that supposedly ProFlex can be painted over with latex or oil-based paints after it has dried for at least 3 days 🙂

    Hello, we followed you video and everything went well, but we are wondering why the pro flex is still tacky after a week of curing? Is that normal?

      I think sometimes it depends on temp, I’m sure it’s waterproof at this point and sealed but may take a week or two to fully cure on the inside of the sealant. It is suppose to stay flexible…I will say this video is really old. Overtime I have switched products.       I have used the mineral spirits with the proflex. Worked just fine. Took a couple days to set up permanent. The seal is awesome. I had the same thought as you.

      I am a factory worker and make louvers...we use isopropyl alcohol to clean all surfaces of oils and other barriers just before any caulk is applied..alot of our raw materials have an oil or resideue on them....it dries fast and leaves no resideue on your prep surface...we use a empty clean spray bottle to apply the alcohol...and wipe clean .... after the cleaning process is done ....then start laying your bead...

    Proflex is best sealant. Good luck ever scraping it off though. A downside is it shrinks as it cures .

      Yeah check out this stuff, link below. An RV tech who owns his own shop recommended it to me. Says it’s all they use for removing sealant and prepping the surface as well. I haven’t tried it myself yet but plan on it soon. Thanks for watching 👍🏼

      Caulking inside your house really only has to hold up against water. Even then it’s recommended to recaulk around 5 years. In a RV it’s battling the elements. The sun beats down on this daily causing it to crack over time, rain, temperature difference expanding and contracting it. Plus you have to take into the factor of the RV constantly moving down the road and all the seams shaking, twisting and moving over time. The roof of the RV really needs to be inspected often because of all this. Water will start to get into the smallest areas you don’t even realize and damage things over time not to mention unseen mold. You don’t have to do these things that often but I’d recommend it if you want to keep issues at bay. Thanks for watching.

      You can use a non sag lap sealant vs a traditional self leveling lap sealant for roofs. Like the in link below. amzn.to/42DPtOd

    Hey not sure if you had any issues with your basement cargo doors leaking, but I have a 2017 377 and I struggled to find the leaks, ended up being the screws in the frame needed to be sealed were the water sits. Just something to watch out for.

      @@WhyWait soft spot right by the inside of the door, it was on the water heater side so I was checking everything on that wall first, even the 50amp plug seeped some water. But the main issue was the lower frame screws. I took them all out and used that proflex in the hole and over the top once they were back in. Maybe on the newer units they caught that and did things different, not sure.

    It is a pain to keep up on this, for sure. There's so many other things in life we want to focus on. I've learned it's best to put a cover on the camper anytime I'm not using it. Somehow I think it extends the life of the sealant by shielding it from the UV light, IDK. At least its an insurance policy against the wind driven rain that's always trying to destroy the camper.

    I watched you remove the seal on the first item and then you said it was proflex that you had put on last year. In the beginning of the video you said if any proflex areas needed to be resealed, you would just go over it with more Proflex. Why did you remove the seal on this part instead of just adding more proflex?

    ok, I have 1 section that always seems to have the leak. its where the exterior smooth panel meets the lower aluminum trim piece and has a 1/8" x 1/2" trim covering the joint . I had it sealed at the shop les that 2 months ago. relocated to Il. near st Louis, and the weather here is shit, rain hot then cold snow and heavy driving rain for hours 2 nights ago found the floor in the bathroom wet again it comes in the joint under the wall. I want a clear 2 " wide weather proof tape to apply over the entire joint and trim piece in that 10 ft long area . any recommendations. Charlie

      I have ordered a small 12 ft roll of 2 " clear surface guard tape that is 8 mil. thick like you use to protect the rocker panels of race cars from stone chips , you spray it with soapy water to place it and squeegee it in place then heat gun or hair dryer to set it. and it is done. @@WhyWait

    WD40 is like diesel. And using it to remove old caulking will prevent the new caulk from adhering properly. No matter how much you clean it up.

      @@itr0863 I use a box cutter knife, or rasor blade without the handle. Very carefully, if you get the angle just right, you can slice it right off. Go slow (like one cm per sec.) and make sure not to cut into the unit. What's left can be removed by rubbing with water and soap.

      That I’m not to sure about. I’ve never had to “coat” my RV roof before. What are you costing it with? Our roof requires no maintenance just adding self leveling sealant once in awhile when it gets old.

      My roof is called a rubber roof. You use a liquid to roll our paint on the top. I also need to seal the seams so I just was wondering which to do first. I was thinking of doing the seams and then do the liquid roll on. Thank you for responding to my question.

      @@ivaalexander we have a TPO roof. Most trailers/fifth wheels have TPO or EPDM roofs now. Just requires cleaning and some checking of the existing sealant every year.

      As needed, I use to think it needed it every year but then I realized I was just removing good silicone still or going over my Proflex that didn’t need it. I try to just inspect often and reapply as needed in areas.

      @@WhyWait Makes sense. I see a lot of folks out here recording maintenance that is very unrealistic. I tend to talk to a lot of people with older rigs to see what they do. Most don’t do a whole lot. People with pretty much brand new units do more in a couple years than many do in 10. The industry loves those folks. Like the people still changing oil every 3000 miles.

    Mann it’s frustrating, I have an old rv , want to sell it now though, it’s def not like yours. The material is def not fiberglass, it’s like a plastic. I want one like this but of course they’re pricey mines like worth 4K and under .. the previous owners sealant job was tacky now I’m stuck with it until I sell it .

    How many do you need to seal a whole rv?

      Well I guess it depends on the RV size. I would say start with 3 and see how it goes. These do have a shelf life/expiration date so you don’t want too many sitting around leftover.

    i would like to do this process on my rv but was wondering how you managed to use these chemicals around the vinyl graffics without them peeling off as well?

      I do the same process for sealing. The only issue I have had with vinyl graphics being damaged is during the scraping process to remove old silicone. It will often scrape off parts of the graphic at the seam making it look all rough at the edges. I used a metal razor to carefully cut back the graphic away from the seam to give it a straight uniform look again. Using all plastic tools helps minimize damage when removing old silicone. Such as plastic razors/scrapers. In my case the chemicals did not bother vinyl graphics but I don't leave it on for too long at all.

      I definitely inspect it at least twice a year and reseal as necessary. It’s been a good two years since I last did it and I’m noticing spots that need it again.

    I just did what seemed like a mile of new caulk on my camper. Got back from a trip and its as if it was a magnet for dust. Now looks like dingy old caulk. And its impossible to wash clean.. Boo!!!Dap230. Anybody got ideas? Thow em my way. Thanks.

    PLEASE HELP
    could I use this to do the rim around my hightop on my 1998 ford camper van? Or would I wanna treat it like a roof?? N should I clean all the stuff off the inside n redo? It’s black n sticky but idk what it is exactly

      Not sure to be honest with you not knowing exactly what your dealing with. I’m sure it’s definitely not like an rv roof though which has a TPO, EPDM or rubber roof though which requires a self leveling sealant. I would reach out to ford or an auto shop and ask them 👍🏼 Sorry I couldn’t be of more help.

      Hi, did you ever find out what black sticky stuff is? I'm replacing the food frame and found this black stuff under the edges of my metal roof and where it bends over the top of siding. I'm not sure if I replace it or remove it.

    I used proflexRV last time, but it dries hard and peels off in sheets for me. What am I doing wrong? I feel like I washed the area well before applying.

      I am noticing that over a few years of having it on my RV it is now looking sun baked, yellowish and sometimes flakes off. But it’s been on there 3 plus years. None of these sealants last forever. I’m doing a new video next week and I will be testing Lexcel sealant out to see how it does.
