- In this episode of The Tenant we go to one of the largest township projects of the Mumbai Metropolitan Region. Hiranandani Estate at Thane. A place not in Mumbai but not far from Mumbai. Our Tenant is a real estate broker staying on Rent for almost a decade in multiple apartments but in the same township. What makes him stay?

The point he made about natural light and ventilation is most important in city like Mumbai. There are flats where one has to keep lights on otherwise it's dark which is not good for body, mind and pocket.
I've lived in one such place. My health was destroyed, many personal and social goals were missed and now recovering..
But I'll fully recover only when I leave this hellhole of a city called Mumbai

Well yeah, Shriram Iyer has always been articulate, from his Lokpuram days. He has an amazing voice too, but I guess that runs in the family, as he happens to be Hamsika Iyer's brother. Anywho, it was great to see him on youtube, will share this with him someday when I bump into him.
Indeed the show is superb. I wait every Sunday to watch it. Only downside of this show is the very low voice. This show needs to do something serious with audio volume.
I really wanted to buy at this place... I currently live in Navi Mumbai at koparkhairne... This is the best place and also the price is reasonable
Why to only compare it with mumbai its also near to Navi mumbai and thane itself has many jobs(tcs n others companies are inside hiranandani estate), businesses, eatery, bigger malls n roads and outside hiranandani metro station is also upcoming it has hiranandani hospital in center, Special Hiranandani buses are available to go to thane railway ststion hence you might not need to catch crowded public buses . I think this is much better place to live peacefully than mumbai. I used to pay 21k(pre covid) for 2bhk in hiranandani estate thane.
In evening time it takes 45min atleast to reach from Thane station to Hiranandani estate. Enough said.
That's the reality across Mumbai . Try Malad station on the Western side to Infinity Mall - should take abt 15 mins max but in reality takes 40 - 45+ minutes depending on the time you are on the road

I've lived over a decade in Mumbai. Rarely seen people using swimming pool.
Hiranandani has some buildings with swimming pool + there is a club which has a swimming pool for all. Club swimming pool gets very crowded during summers

Hiranandani should make him the Brand Ambassador for Hiranandani Estates, He not only showed his own abode but also made me interested in this township
It's a very well planned township & the older apartments are very spacious. There are Cityflo buses that ply all the way to BKC + there are other buses n plenty autos. Construction is high quality & even 25 + year old buildings look new & have zero leakages n cracks in the wall

All of them, down to earth, and their concerns are as similar to the other viewers...& they address their concerns similar to a common man.
Location is not good If your office in in BKC, Andheri or town. Traffic issues and Thane station is far away.
In Mumbai distance doesn't matter. If you live in an area where traffic congestion is common then a distance of even 15 mins by road stretches easily to 45+ . Andheri West , Malad West, Powai are a few such areas . Any road travel that calls for crossing Western Express Highway esp during Office hours is a nightmare.
While Eastern Express Highway is largely not congested with traffic & makes traveling to Hiranandani Estate by road quite smooth . City flo buses go all the way to BKC. Coz of its frequency n ease of travel many who work in BKC travel by this bus
He has a 3BHK in Powai, value must be 3 cr. What he is doing in Thane.
Basically source of income is rent as he is broker. One cannot guarantee regular income as broker some months you make lakhs and few months may be none. He had made wise decision considering irregular income by giving his flat on rent and moving to smaller flat which cost less.
For his Powai flat, he will easily get a rent of 50k for 3bhk.

@@seekertruth72 yes very true.... I left real estate broking long ago .... sometimes you can't crack a deal in a whole year adding to this recurring expense will kill you almost. Only those brokers who are also real estate investors are thriving very well.

"Modest budget" is not what I'd say for any of the Thane projects of Hiranandani. They are definitely cheaper than the Powai township, but way more expensive than the neighboring buildings and colonies.
Quality costs money. Even 25+ year old Hiranandani Estate buildings don't have leakages & cracks in walls + buildings look as good as new. . It's a very well planned township. Buildings outside of the Estate even of reputable builders develop damp walls & leakages after just a few years after construction

@@Splash-nr8ot Marginally more if buying a flat. And that gets negated by the fact that no repairs required starting within a few years of purchase like in other buildings . No issues inside the apartment & outside to the building over the years. It's short term gain versus long term
25k is a very good rent for 2 bhk in Mumbai

Hiranandani...... Premium prices for less carpet area.....and many restrictions post possession...which they let you know only at possession

25k rent for 2BHK in Hiranandani estate, is it for real ?
That is the ongoing price these days. my friends Pay 20k for non Hiranandani but nearby project
Newer apartments cost more. If furnished even more. The older the apartment the lesser the rent. Tho in Hiranandani Estate the older apartments are the best - spacious n airy with large windows & top quality fixtures provided by the builder.
The Estate itself is beautiful with big n small gardens n lakes + well planned roads n amenities . Restaurant, Schools & Hospital are inside the Estate all literally at a walking distance

Traveling by road is hell in Malad, Andheri, Powai & by Western Express Highway. There are several pockets where traffic moves at a snail's pace if it does at all.
Hiranandani Estate connects to Eastern Express Highway. Tho roads connecting to the EH do have slow moving traffic during Office hour rush but it's not as bad as the roads of some other suburbs of Mumbai

The best way to get value for money homes in Mumbai is to not shift to Mumbai
Well paying Jobs are only in counted few Cities in India and Mumbai has the best options . Plus best amenities & facilities across all age groups as well as good connectivity by road, rail or air are again available only in a few big cities in India ---- mainly Delhi NCR, Mumbai & Bangalore.. These 3 cities also are cosmopolitan & have no language barriers ... which is what most working professionals want
@@aosaeanor far from it. Mumbai has the worst options for jobs. Given the high cost of living, job salaries here should be 1.5X minimum those of other metros. But no companies give extra salaries for being in Mumbai.
And most high paying jobs Don't exist in Mumbai except select few in finance and banking sectors. So there also no special advantage of being in Mumbai unless you work in core finance. Even in finance, rarely jobs are exclusive to Mumbai. Same job profiles you'll find in Delhi gurgaon etc.

Not at all. Hiranandani Estate has City flo buses + other buses at frequent intervals as well as plenty autos. Then there is the blue taxi stand easily available on call and there are the usual Uber Ola
