    The tenant in this episode says he would stay on rent even after getting his own apartment. He says that the rent earning of his own apartment will pay for the expenses of his apartments and much more.

    You were lucky to still get rent from the builder for 16 years. My parents home went in redevelopment 10 years back, we all got rent for 1.5 years and then builder stopped paying us rent, but continued development for 6 months and then ran away due to loss of funds. Building is half constructed and stuck for many years now. Infact the society is asking all of us to pay money on monthly basis to fight case against the builder which is also going on for past 2-3 years. Good luck young man, you are quite sorted out! :)

      Do borivli deserves 21k for 1bhk.
      I mean if u go 2 stations away at mira road u will get 2bhk for 21k..
      Is it right decision.?
      If someone budget can't afford.
      I think it's better to invest money.
      put it in SIP mutual fund..
      Right.?

      Two stations away is difficult to board and get off the train. Hence the premium.

      @@sanjaykartari6835 I once decide to board a train from bhayander station early morning for work i had to eventually opt for unscheduled leave coz the trains were so freaking full that even a fly would have knocked out due to suffocation

    I'm a software engineer and have lived in Mumbai for 3.6 years.
    My colleagues used to tell me all the time "Ajay, flat lena hai yar.. Flat ke bina kaam nhi ho paega."
    They used to earn 50-80k a month and the price of 1 bhk in Mumbai is something between 50-80 lac.
    So, 400-500sq ft flat will cost you 80 lac.
    Yes, that's Mumbai for you.
    I left Mumbai in the first wave of corona. Now, after 3 years I have realized it was a great decision of mine.

    With the railway station noise, the landlord is plain lucky to have good tenants taking care of his place. Meanwhile I hope the tenants' own house gets completed asap or that this family, who overnight had their lives changed under tragic circumstances, finds a better apartment in the area.

      @@gmp_gmp I wouldn't know as my place is in a quieter area. Imo, be it railway station or traffic noise, it's all a big con and brings down the value of the house.

    Rental yields in India including Mumbai are in the range of 2.5 - 3%. Property prices are not going to keep rising for infinite period of time as people think in India.

    I never miss any video but I should thank myself for not staying in Mumbai. It's super expensive. Mumbai people will feel bad after seeing my comments. I really love Mumbai but rent is really sky high and income will just go for rent.

      I get you. I've been staying in Mumbai for over a decade...and the way I see it is that here people can earn more, at least in my field I've seen that salary is far far more than in other cities. That's a big temptation. Also, for home owners, I believe the way property rates appreciate here, it's a lot more than other cities/towns. Like tomorrow if I decide to leave Mumbai and enjoy life in a smaller place, I can sell off my 2bhk and buy a much bigger better place elsewhere and still have good money left in bank. Just my thoughts. While some like me are here to make the most of the opportunities Mumbai gives and then leave, others probably just get used to their life here in small homes.

      Than borivali..
      Than also we r ahead from most of people in India. Bcoz price of prop are skyhigh.. If u live here from many decades u will automatically become rich from most people of other cities in India.
      It's roller coaster ride..
      Some people will suggest to move to navi-mumbai because it's planned city, blah, blah, blah.. Mumbai is congested, traffic, etc..
      But my point MUMBAI IS MUMBAI.
      I heard from my grandparents.
      Some people even panwalas become super rich overnight.
      Nobody knows How..?
      Some unknown people become Celebs, bcoz it's Bwood/Mumbai.
      That's the magic of MUMBAI..
      It's miracle city..
      It's CITY OF DREAMS 😴💭..

    I am so happy for him. I'm from Meghalaya and I loved watching this channel and reminiscence my Mumbai journey few years ago and its crazy high rents. I would love to buy a flat in a Metro city like Mumbai or Kolkata maybe after my retirement or never haha.

    the flat is better layout and lighting than my 1cr + 3bhk in pune. no natural light and bad society layout.

      I lived in both cities and generally Pune flats are spacious and with good balconies for good light. What happened to your pune flat?

    Property prices depends on many factors including FSI, NA land available, local govt rules, state govt laws, population growth, employment opportunities, public transport, civic Infrastructure, safety & security, crimes in the area, law & order, air pollution, traffic congestion, taxation, returns from other assets and other such factors.

    Mumbai is way to expensive in terms of house rent. Its not worth. Rather people should turn to tier 2-3 cities for living. Since private companies have started wfh, migrated corporate job holders need to leave Mumbai and settle at their hometown with family or in case the facilities are not that good at hometown (24/7 Internet and electricity) they can turn to cities like, Noida, Bhopal, Guntur, Trivandrum, Bhubaneswar etc. Life is honesty speaking good at these places. Mumbai is now jam packed and overcrowded with low quality lifestyle

    The guy is miscalculating....he just needs to pay maintenance of 5 k for his own apartment and can save the 16 k that he spends on rent..topping with the feeling of living in his own space for which he doesn't have to pay any bank loan and the access of an area like Ghatkopar ....I would suggest Parth to just move to his own apartment ...

    What kind of life people are living in Mumbai??
    Staying in rental cages with a lot of adjustments without peace of mind.
    Mumbai looks like a overhyped & cruel city. I can't understand what does make Mumbai so special when people can't full fill their most basic desire owning a good spacious home.

      21k rent per month is very cheap compared to the amount of money people make in Mumbai.

      ​@@rahulkolhe1983 I not m saying its cheap or expensive. My point is Even after paying 21k for rent, u have to adjust like can't have bed in room, Can't have a sofa, no balcony & absolutly No space for pooja room. N if u need all of these things, u need to pay atleast 2 lakhs as rent.
      Thats the reason for having Mumbai biggest slum. Bcz every person is not earning in lakhs but everyone require a place to live.

I hope they get a better one. But yes, overpopulation leads to insane property rates here. Don't know how it can be regulated as builders are minting thousands of crores from every project and they influence govt. rules.

    I live in Ghaziabad we have just put 3bhk 1500 square feet flat on rent for just 14k.
    That includes gym, cricket pitch, club etc.
    Mumbai is really damn expensive.
