My friend still gets paid till this day march 2022 10$ an hour, she's been cleaning houses on her own for more than 20 yrs in the state of CT, sometimes or wen iam available, I go with her to get the job push through, cause is very rare she ask for help , one of the things I noticed tho is for the same house, I help her with all the windows , fridge and oven , SMH how she can do the same for many yrs and past 10 yrs a $10 hr. From $5 hr, 9.am to 9pm for $120.plus tips like 20$ , that's an insult for a mega huge house with so many kids , gonna share ur video with her , this is 2022 already , pandemic ,
Bidding cleaning jobs are based on where the customer lives, do they have children or pets, do they want a deep clean or general clean, do they need laundry done, what is the square footage of the house or how many bedrooms does it have, how often do they want the house cleaned, will the customer be home when you clean (they can get in the way or talk to you which takes time, do they have a lot of knick knacks or stuff that hard to clean around (a walk through is necessary to gauge pricing). I always charged a flat rate as that gave me predictability of my income and I could get through cleaning the house faster and more efficiently as I got used to what the customer needs. I always brought my own supplies and equipment to each job as you never know what you are going to run into.

I have to say you are AWESOME!!! My son started a family business which I've mentioned before. He has an incredible business mind and has listened to my suggestions based on what I've learned mostly from your videos. He just bid his third commercial contract by the square foot that I estimate will translate to $45-$60 an hour. I went with my crew to ask some of the questions you suggested. I started with, "What was it about your previous cleaning service that caused you to turn to us?" Reliability was the primary concern. When she showed me what supplies she has, I instantly knew what we needed. I was surprised the manager asked me to make a list of what supplies I need so she can buy them for us. I told my son and he said, "No. I'm going to Home Depot to get what you want." I thought that was very fair of him, given the amount this contract pays. We'll have plenty of $ to pay our employees well, get supplies, and profit to grow the business. Thank you, Angela. You are the best!

nowadays many of us don't do walk-throughs for residential category. The customer sends an inquiry (pictures and square footage). You ask about pets, when last it's been cleaned and whether they want you to bring supplies. We typically charge per hour and let them know that if it takes longer, it will cost more and it's up to them if they have a budget in mind and don't want to go past it. You can also do add-ons etc. It's much easier to charge hourly for residential I find.
You have made an extremely great point, I work in the grocery industry but it still applies to what I’m doing, I tried to tell the managers there to not save the hardest work to the end of the night because when a person comes to work their energy level is higher, but towards the end of the shift the engine level is lower, so why would you have them do the hardest work at the end of the night, instead of knocking it out when people first start their shift, I thought I was the only one on earth I thought this way until I watched your video, your videos and God sent a very informative video!
Great video. First cleans are always the hardest. Splitting that time up is a great idea because if you don't a lot of the time you will be there all day. Personally I leave Sundays for first cleans because of all the things you said.
I cleaned a hoarders home. It was a rinse and repeat job, I clean the kitchen vacuum and wash the floor, clean their sheets. It would take so long. It was a four hour job every time. But the same stuff. I never had enough time to make a difference because two days later and it was trashed again.

Thank you Dear Angela for your videos. You have been helping me a lot. But I still Make this kind of mistakes. I did an estimate for this new client, the deep cleaning took me way more time than I expected. I changed by the job and I already gave her a price for upkeep cleaning. But Like you said every family do and live different. The second time I was there after 2 weeks, I was impressed with the conditions I found it again not What I usually see in the regular gobs that I consider bad.There is no way that is going to work for me what I already estimated the job for. What can I do now to change prices

Thank you so much for this advice/tips, Angela! This is so helpful because this answers so many of the questions that sometimes cleaners are afraid to ask or discuss with clients. I'm not new to the cleaning business, but I am trying to be a solo cleaner. I don't wish to grow my business to the point where I need employees. Just enough to sustain myself. I've been using a task app to help get clients, but I would like to leave it and gain better and lasting relationships with clients. I do have one client and the lines of business seem to be blurring. Meaning that they are asking me to do other things like organizing and assistant like things. I would like to stick to cleanings, and maybe having a discussion and written " What I, Do's and Don'ts" will help?
Since you are a solo cleaner and your own boss, you can make your own rules. You need to know what you do and don’t do. Sitting down and making a list is a good place to start. 👍
Have you tried a product called Ringking toilet ring remover. I suggest you try it. I saw your video how to clean ring in your toilet and suggested hydrochloric acid. It is a very strong acid. Ringking is about ph 4.5 and weak acid much safer and does the job very well. Just a suggestion. Thanks
25-45$ an hour?! I’ve been charging 10-15$ an hour, and felt bad about charging even that much, lol. AND I’ve supplied the cleaning supplies sometimes! 😅 If I charged that much, I’d be making more than my mother, who works as a paralegal, lol! 😂

Due to the rising cost of fuel, insurances, taxes, cleaning supplies, personal protective equipment and recruiting for employment, the general price across the board is now $35-$55 in the USA. Please adjust your prices accordingly. And yes, you will make more than your mom. Cleaning is a physically demanding job and requires a lot from you.

I started 7 years ago charging 20 an hour, now 30,-50, I bring all my own supplies most of the time, and I am very thorough, know your worth and they won’t blink, but if they do, you don’t have to take the job.
Keep in mind your time spent doing customer service/administrative tasks, cleaning rags, purchasing and refilling supplies, driving to and from each job site. You don’t get paid for any of that. You also have the expense of cleaning products and equipment, as well as using your vehicle. Pre-pandemic I was charging up to $35/hour in the Los Angeles area.

I am asking this here because I don't see another place to ask it, I just subscribed to the channel. My question is I am a solo house cleaner, I do not have employees, I do not have a business name, I have 7 clients that I have cleaned since 2013. I do pay my taxes every year, although I do not do quarterly I do annually. Recently I have been wanting to go into commercial, so for instance I would like to go into Farmers insurance and clean their common areas, break rooms, flooring, bathrooms. I know I need to be licensed for that. I am insured through Liberty mutual. My question is do I need a license for this? I went into City Hall in Oregon City and they said yes I do need a license. I said okay can I do work in Portland or West Linn? They said no you need to get a license in every single city. I was like okay, something is not right here!!! How did the other cleaning companies go about cleaning and other towns I know damn well they do not go to every single city and have to pay almost $200 for a license in each city, and she says that's exactly how they do it!! She said most of them don't do it they just do what they're going to do, we can't stop them . So my question is, do I need a license to do this, I can only do so much work because I work solo and never plan to get employees. Please somebody help me. Because I'm starting to get really discouraged now. I am a seasoned house cleaner! I have done only house cleaning since 2013. I advertise on craigslist and other places, I am very very small business. Honestly I really don't even call myself a business, I have 7 clients that are residential and that is it. But I think I have to be licensed to go into like Farmers insurance, or little office buildings that need their bathrooms cleaned and their common areas cleaned. Thx in advance!

If your business is set up properly you will get people from your neighborhood and the neighborhoods you work in calling you from referrals from your existing and happy customers. Those are the people you go give job estimates to. Do you have an existing customers? If yes, ask them to let their friends on Nextdoor.com know that you have one available cleaning slot open in that neighborhood. And let them know it's okay to post your phone number.
I recommend doing a video walkthrough with the client on the phone rather than them just sending you a video. Because you can ask questions while you are both looking at the same things and you can ask questions in real time with the client. It is in their best interest to do this because your pricing will be far more accurate if you both understand the expectations of the job and the scope of work.
I think hourly rate is perfect if you know exactly how long the cleaning will take and it’s the same cleaner cleaning every time. Say a customer is use to a cleaner for 6 months and the cleaner recently went on maternity leave. That customer is use to paying such and such every clean because this cleaner has basically mastered how to clean their home within a certain amount of time while doing an amazing job. You have a new cleaner that is great as well but may take an hour longer. Now the customer is upset because they’re use to paying a certain amount and it’s really not their fault that both cleaners are great but one person cleans a bit slower than the other. Potential loss of a recurring customer. You can have “timing goals” all day but you risk quality if one cleaner is great but just not as fast as another. Feedback is appreciated 🙂
This is why a walk-through for a new client is important because you can communicate with each other and come to an agreement. During that time you would discuss time and pricing. Also, if you train all your employees in the same way, they should all be able to complete the same job in relatively the same amount of time because they are all using the same techniques and procedures. I live in Maine and do al ot of camps. I always ask then "Do you have water and Electricity in the home?" Several of them when I get there have no water. Then they go," can you go downstairs and turn it on?" Lol. No Any suggestions
You might have a rule about running water must be available or no service will be provided and you will still charge for the job because you drove all the way out there and showed up for the job. Having clear rules and boundaries will make the job easier for both of you. I'm sorry this is even a conversation you have to have. Keep me posted, I want to hear how this situation is resolved.

Not to mention when I say $25/hour they immediately judge and think well I dont even make that much! Tips around this? Most housecleaners take cash or check. You could also take Venmo or CashApp if that works better for you. Make sure the cost is discussed before the clean and make it clear that pay is due at the time of service. I wish I saw this when I first started cleaning homes. One of the 1st homes I cleaned when I started was for an elderly widow that hadn’t been cleaned in years and very dirty. It took me 6 hours and a lot of deep cleaning. I clean it now once every 2 weeks for 4 hours but should I have charged more for the 1st initial cleaning since it was a lot more work?
Depending on how bad it was, maybe you should have. But if it was your first time cleaning a home, maybe you did the right thing. Now that you have gained experience and you know your market you can figure out the pricing. Or compare what others charge.

I was going to use a bucket with warm water with Dawn dish soap and wiping it down with a flat mop with a built in ringer.
When you say you might tell a customer that it could take 3 or 4 cleanings to get things up to standards. Are you saying 2 or 3 the first week then you can begin on a regular set schedule say like 1 to 2 times a week or every other week or what ever they where wanting for example? OR just the first 2 or 3 regularly scheduled ( per customers requested needs ) visits before it will be up to the standards they want and you need so to be able to maintain from there out?

She should have put in her question how long she has been cleaning and how much experience she has. There is a big difference in how much to charge someone if you have little experience vs someone who has cleaned for 10-15 years
Also I charge people $45 an hour and some houses I give people a solid estimate such as $250 or so for a first time clean. I've cleaned for over 10 years and I have had people get upset with me saying that I am trying to make as much as a nurse for cleaning houses. One guy asked and said "so you value yourself at $90k a year for cleaning houses"
I'm leaning towards $50/hr. I have tons of experience on the cleaning side of the business, some of the business because of my mother. I would clean houses and offices with her My entire childhood along with my dad's ex I cleaned offices with her. Only I was not getting paid I was literally working my butt of for free at a very younge age. I have been cleaning others homes and offices for years as a adult for free. Why? Well idk no one ever paid me for it when I was younger so I never thought to charge. Also people don't wipe their shelves and baseboards? I find that wild am I the only one that deep cleans my house every week?

What I have been doing is one time deep clean. I went today and worked 8 hr on cleaning ceilings, windows, walls and baseboards. And completely the kitchen and living room. This Thursday they want me to do a general clean and I have some baseboards to finish. I got 200 today and Thursday another 200. The man had not dusted for 5 years. So it was really bad. My sister also helped we will make 200 each for 16 hours of hard work, because it was so dirty. Did I charge enough?
+ttv_cools gameing it’s hard to see if you charged enough because I don’t know where you live. In order to charge the going rates in your area, you would need to call around and find out what the going rates in your area are. 16 hours for $200 doesn’t sound like very much money.

I did an estimate for this new client, the deep cleaning took me way more time than I expected. I changed by the job and I already gave her a price for upkeep cleaning. But Like you said every family do and live different. The second time I was there after 2 weeks, I was impressed with the conditions I found it again not What I usually see in the regular gobs that I consider bad.There is no way that is going to work for me what I already estimated the job for. What can I do now to change prices

Thank you so much for this advice/tips, Angela! This is so helpful because this answers so many of the questions that sometimes cleaners are afraid to ask or discuss with clients. I'm not new to the cleaning business, but I am trying to be a solo cleaner. I don't wish to grow my business to the point where I need employees. Just enough to sustain myself. I've been using a task app to help get clients, but I would like to leave it and gain better and lasting relationships with clients. I do have one client and the lines of business seem to be blurring. Meaning that they are asking me to do other things like organizing and assistant like things. I would like to stick to cleanings, and maybe having a discussion and written " What I, Do's and Don'ts" will help?
Since you are a solo cleaner and your own boss, you can make your own rules. You need to know what you do and don’t do. Sitting down and making a list is a good place to start. 👍
Have you tried a product called Ringking toilet ring remover. I suggest you try it. I saw your video how to clean ring in your toilet and suggested hydrochloric acid. It is a very strong acid. Ringking is about ph 4.5 and weak acid much safer and does the job very well. Just a suggestion. Thanks

25-45$ an hour?! I’ve been charging 10-15$ an hour, and felt bad about charging even that much, lol. AND I’ve supplied the cleaning supplies sometimes! 😅 If I charged that much, I’d be making more than my mother, who works as a paralegal, lol! 😂
Angie my friend, this video was made pre-pandemic. Due to the rising cost of fuel, insurances, taxes, cleaning supplies, personal protective equipment and recruiting for employment, the general price across the board is now $35-$55 in the USA. Please adjust your prices accordingly. And yes, you will make more than your mom. Cleaning is a physically demanding job and requires a lot from you.

I started 7 years ago charging 20 an hour, now 30,-50, I bring all my own supplies most of the time, and I am very thorough, know your worth and they won’t blink, but if they do, you don’t have to take the job.
Keep in mind your time spent doing customer service/administrative tasks, cleaning rags, purchasing and refilling supplies, driving to and from each job site. You don’t get paid for any of that. You also have the expense of cleaning products and equipment, as well as using your vehicle. Pre-pandemic I was charging up to $35/hour in the Los Angeles area.

I am asking this here because I don't see another place to ask it, I just subscribed to the channel. My question is I am a solo house cleaner, I do not have employees, I do not have a business name, I have 7 clients that I have cleaned since 2013. I do pay my taxes every year, although I do not do quarterly I do annually.
Recently I have been wanting to go into commercial, so for instance I would like to go into Farmers insurance and clean their common areas, break rooms, flooring, bathrooms. I know I need to be licensed for that. I am insured through Liberty mutual.
My question is do I need a license for this?
I went into City Hall in Oregon City and they said yes I do need a license.
I said okay can I do work in Portland or West Linn? They said no you need to get a license in every single city.
I was like okay, something is not right here!!! How did the other cleaning companies go about cleaning and other towns I know damn well they do not go to every single city and have to pay almost $200 for a license in each city, and she says that's exactly how they do it!! She said most of them don't do it they just do what they're going to do, we can't stop them .
So my question is, do I need a license to do this, I can only do so much work because I work solo and never plan to get employees. Please somebody help me.
Because I'm starting to get really discouraged now.

Hi my question to you is how and where do you go for bids?
If your business is set up properly you will get people from your neighborhood and the neighborhoods you work in calling you from referrals from your existing and happy customers. Those are the people you go give job estimates to. Do you have an existing customers? If yes, ask them to let their friends on Nextdoor.com know that you have one available cleaning slot open in that neighborhood. And let them know it's okay to post your phone number.
What is the best way to ask potential client to send a quick video of their condo for estimate.
I recommend doing a video walkthrough with the client on the phone rather than them just sending you a video. Because you can ask questions while you are both looking at the same things and you can ask questions in real time with the client. It is in their best interest to do this because your pricing will be far more accurate if you both understand the expectations of the job and the scope of work.

Are there a lot of offices or houses in your area that are looking for cleaners?
I think hourly rate is perfect if you know exactly how long the cleaning will take and it’s the same cleaner cleaning every time. Say a customer is use to a cleaner for 6 months and the cleaner recently went on maternity leave. That customer is use to paying such and such every clean because this cleaner has basically mastered how to clean their home within a certain amount of time while doing an amazing job. You have a new cleaner that is great as well but may take an hour longer. Now the customer is upset because they’re use to paying a certain amount and it’s really not their fault that both cleaners are great but one person cleans a bit slower than the other. Potential loss of a recurring customer. You can have “timing goals” all day but you risk quality if one cleaner is great but just not as fast as another. Feedback is appreciated 🙂
This is why a walk-through for a new client is important because you can communicate with each other and come to an agreement. During that time you would discuss time and pricing. Also, if you train all your employees in the same way, they should all be able to complete the same job in relatively the same amount of time because they are all using the same techniques and procedures. I live in Maine and do al ot of camps. I always ask then "Do you have water and Electricity in the home?" Several of them when I get there have no water. Then they go," can you go downstairs and turn it on?" Lol. No

You might have a rule about running water must be available or no service will be provided and you will still charge for the job because you drove all the way out there and showed up for the job. Having clear rules and boundaries will make the job easier for both of you. I'm sorry this is even a conversation you have to have. Keep me posted, I want to hear how this situation is resolved.

I want to charge by the hour but I'm not sure how to "sell it". The clients think I will just move slowly to milk it. But I'm actually very very fast. Not to mention when I say $25/hour they immediately judge and think well I dont even make that much! Tips around this? How should you ask for your pay?
Most housecleaners take cash or check. You could also take Venmo or CashApp if that works better for you. Make sure the cost is discussed before the clean and make it clear that pay is due at the time of service. I wish I saw this when I first started cleaning homes.
One of the 1st homes I cleaned when I started was for an elderly widow that hadn’t been cleaned in years and very dirty. It took me 6 hours and a lot of deep cleaning. I clean it now once every 2 weeks for 4 hours but should I have charged more for the 1st initial cleaning since it was a lot more work?
Depending on how bad it was, maybe you should have. But if it was your first time cleaning a home, maybe you did the right thing. Now that you have gained experience and you know your market you can figure out the pricing. Or compare what others charge.

I think I asked you in another video but I’ve been asked to clean someone’s walls but can’t decide what to charge. They said they want a good price but I don’t want to undercharge.
Also if you have any tips on how to clean it, I’d appreciate it. I was going to use a bucket with warm water with Dawn dish soap and wiping it down with a flat mop with a built in ringer.

When you say you might tell a customer that it could take 3 or 4 cleanings to get things up to standards. Are you saying 2 or 3 the first week then you can begin on a regular set schedule say like 1 to 2 times a week or every other week or what ever they where wanting for example? OR just the first 2 or 3 regularly scheduled ( per customers requested needs ) visits before it will be up to the standards they want and you need so to be able to maintain from there out?

She should have put in her question how long she has been cleaning and how much experience she has. There is a big difference in how much to charge someone if you have little experience vs someone who has cleaned for 10-15 years
Also I charge people $45 an hour and some houses I give people a solid estimate such as $250 or so for a first time clean. I've cleaned for over 10 years and I have had people get upset with me saying that I am trying to make as much as a nurse for cleaning houses. One guy asked and said "so you value yourself at $90k a year for cleaning houses"

I'm leaning towards $50/hr. I have tons of experience on the cleaning side of the business, some of the business because of my mother. I would clean houses and offices with her My entire childhood along with my dad's ex I cleaned offices with her. Only I was not getting paid I was literally working my butt of for free at a very younge age. I have been cleaning others homes and offices for years as a adult for free. Why? Well idk no one ever paid me for it when I was younger so I never thought to charge. Also people don't wipe their shelves and baseboards? I find that wild am I the only one that deep cleans my house every week?

What I have been doing is one time deep clean. I went today and worked 8 hr on cleaning ceilings, windows, walls and baseboards. And completely the kitchen and living room. This Thursday they want me to do a general clean and I have some baseboards to finish. I got 200 today and Thursday another 200. The man had not dusted for 5 years. So it was really bad. My sister also helped we will make 200 each for 16 hours of hard work, because it was so dirty. Did I charge enough?
+ttv_cools gameing it’s hard to see if you charged enough because I don’t know where you live. In order to charge the going rates in your area, you would need to call around and find out what the going rates in your area are. 16 hours for $200 doesn’t sound like very much money.
