  • I was referred from a friend to this place. I negotiated P2K a month, 12 months in advance with no deposits and 2 extensions for a total of 3 years. I needed to do some painting and fixing but well worth it. I got the rent paid for an entire year ($432), roof fixed, all electrical, windows, plus painted inside and out for under $900 USD. Now the decoration and furnishing begin is look for the follow up.

    You're the first guy I've seen do a rehab over there. I wondered how often they could be found. For that price and terms, you can't go wrong. It's turning out nice and if you ever leave, the owners have a nicer place to rent.

      I was thinking the same. The owners are just thrilled that after you leave, their rent asking price can only increase .... double, tipple monthly ask that you're paying. I was paying MORE that that for a single day in Siargao - just got back from PH a few days ago.

      It had sat empty for years. They don't want to see. They're going to tear it down some day and replace with a much larger house. That is what's happened in this subdivision over the years. They live 5 houses down and it was a eye sore. So now everyone is happy and renting after I lease is not in their plans@@yuriyzenda5857

      2months ago I just do A low budget Renovation in our house, cost me around 100,000 pesos for a little stuffs to fix. Labor and materials here are way too expensive so Good luck Sir for your project. Looking forward for the result. And yeah , the owner is very lucky, for sure they are happy they got you lol. Just one suggestion, about the fence, gate, Windows, and door, make sure you are secure. Take care Sir and God bless.

      I am my own contractor and hire my own guys. I have spent less than a 3rd of that. for labor and materials. So if you job was simple why it costs so much??@@ms.anjz1788

    Gotta love how the guy at the start started listing off all the things wrong with the place and told you what needs fixed before offering help removing things. They're pretty good people there.

      They really are. He just needed to be convinced I knew what I was getting myself into. They were not trying to rent the place but when I agreed to fix it up he said okay. They are very good people here. It is also natural with the Philippine culture. But these folks are above and beyond.

      Thank you. It was scary when I got here. I renovated and flipped a couple homes in San Diego. But this was a scary undertaking. I had to redo the roof and that wasn't expected

      It happens more than you hear about. Most Philippine vloggers live in the cities. My videos have been about traveling and sharing my experiences. I have been surprised at the interest in the province life. I am shifting some of my focus to cover those experiences as well

    Make sure the owner shows you a home title with his name on it. And have a paralegal make a lease agreement… you don’t want to spend all that $ and then find out he doesn’t even own the house… you could fix it up and then get kicked out by the real owner…😊

    i lived in Oroquieta for 1 year and found huge house with 5 bedrooms and a pool. It also was gated and the lot was very big. I paid 200 dollars a month for it. I think your place is a great deal and it looks really good fixed up. I f i was single i could live there with no problem. Take care man and congrats on your home

      @@thomasfarley6052 30 miles south of Washington DC. The rent includes a family discount and utilities included. The market rent is much high in my area. 2b2b without utilities is $1,600-$2,000. The $2,000 usually has a pool and no section 8 residents.

      I agree Rather spend more and get bigger I had a 300 sq m beautifully furnished 5 bedroom 4 bath house in Udon Thani, Thailand for $550 a month in 2007 and 2008 I just vacationed for 4.5 years.

    What a lovely little house! Perfect for one person. Black and white with gray is modern and attractive. I would add a few red accents just because. Things like towels, cushions, a vase, small things. I could totally live here!

    Dang a very nice place... Even if you spend 5K USD to fix it is still worth it. The lot size is what I like the best. you can basically have a farm and an oasis. I would built me a small pond and plant

      I have streets on 3 sides and only one neighbor bordering me. I will be making like a park out there garden etc. I travel doing my videos. Once complete I will be offering it for those who would like to try the province experience. Like an Airbnb but only for my subscribers. I will have a small network of drivers guides etc for those who come

    Paint the roof above the carport/leanto pure white as you can! White reflects 89 percent of the heat.
    I painted the ex’s father’s steel roof above the indoor kitchen, it went from unbearable heat radiating into the house to not even noticeable.
    Paint everything you can on the roof white if you can.. can send pics if you want.

      If there's any type of paint or additive that can be used to deflect or repel the UV (Ultraviolet) rays, that's what you need bc that's what penetrates everything. White will reduce the temperature inside but UV protection is key and will give the best result possible. @@Ex-Pensive_Expat

    Leave the house color white. Love it. White also reflects heat so that helps keeping it cooler inside.

    The house looks good in white. Great idea to repurpose the wrought iron. Perfect size to keep clean and sitting on a huge block. Very lucky to have those trees shading the place it save you even more in power👍

      Funny you can see that. I am leaving in about two hours to bleach my beard white. Yesterday I went to Angeles and rented a Santa Suit. Tomorrow I will play Santa Clause at the local grease school for about 300 kids

      Absolutely . I bought an aircon and just need to pick it up. I have just focused on other things since I am funding this from my Social Security cash flow. Only two days I wish I had it in. I'm pretty comfortable with just a fan

      It was vacant for years. They had planed to tear it down and build a much bigger house as that's whats happened on this street over years. I got it cheap and fixed it up. Over all my rent will be half what it would be when including the improvements I've made. I don't own it but will have saved my self a lot over time

    I love the house. Price is definitely spectacular, but the house itself, the yard and fence walls are exactly what I would be looking for even at a higher price. And the fact that you’re in a cooler mountain climate makes your Philippine homestead ideal.
    I enjoyed your interview with Paul, and I will be following your videos . If I end up in the Philippines, one day, it will either be in Baguio or MalayBalay…

      Yes, my wife really enjoyed Bagio (teacher training and horse riding), but we did settle in a $6000 purchase house in Malabalay, about five years ago. Big remodel. For about $1200, with a great carpenter welder who lives 2 doors down. We actually put in a half tennis court, built a guest house. The best is, mornings and evenings are cool. Life can be reasonably priced, and you can choose good people to be friends with.

    The thing that will make the house pop to life would be some foux shutters on all the windows. I think a wine color, maroon, burgundy will make it look like a million dollars.

    Win/win! That’s just perfect and you can’t go wrong. For that sort of investment you can easily walk away while leaving the place vastly improved. Aircon is a must and the outdoor kitchen is a great idea to keep cooking odours out of the house. I’m in Western Australia and do most of my cooking outdoors. A cheap kitset garage would be a bonus for overflow storage/workshop too.

    TY for sharing your story, really opens my eyes on the craziness of American (California, Bay Area) living. Your home is as big as my home yet I pay nearly 2800 a year in property taxes, not only could I survive there but dare I say very comfortably on my social security benefits, where here I’m counting pennies.

      That is absolutely correct. I moved here for exactly that reason. I lived in the Bay Area before. Near Stanford for a few years and then the top of Nob Hill at Mason and Pine. I love it here more every day.

    I vote for white or green outside paint. Definitely white for inside the house coz it's neat and easy in the eye and the place will looked spacious...and you can throw some colors in your furniture of choice....I'm really curious on the update of this house...specifically the outside kitchen...so long 👋

    Looks great! What a great deal! Well worth investing to fix it up.
    Just my opinon: Sink below the window, on the left walking into the kitchen. Washer spin dryer to the left of the sink.
    Stove centered, and counters on the wall below the Aircon.

    Great job, nice idea finding a place that needed some fixing. I've lived in the Philippine for 7 years so far and have known two other expats who did the fix up route. As long as you have a signed lease and the owners are semi honest you should be good. I love the yard.
    I also live in the province of Zamboanga Del Norte but own a small home there

    The painters did a great job. I love the security porch in the front to lock up your motorbike. My friends in Manila had to put their motorbike in the living room every night, so it wouldn't be stolen. It sucks that the kitchen didn't have a sink, so you had the expense of trying to figure that out.

      I thought that was strange too. But it is very common for the kitchen to be out side. Imagine if you will the average temperature is 82 degrees.. Like every day all year round. Then having an out door kitchen is what makes the most sense. The heat from cooking is outside and not further heating up the house And that what this place has

      Yeah, I remember those 83 degree nights in Dothan, Alabama on the Florida border. Don't need to wear a shirt and just chill with my friends. The heat in Manila is terrible though. I could barely breath at night.@@KB-ke3fi

    I love a white house, and the grey doors, and I could live there without a doubt. Add splashes of colour inside with curtains/blinds, cushions, duvet cover etc. It's a great size. with carport, dirty kitchen and huge garden. The owners will benefit from your work which didn't cost that much, whenever you leave that rent will rise!

      Yes on the inside I am waiting to find furniture I like and then will color coordinate. You'll need to watch the next videos and then make more definitive color suggestions. I would appreciate if you will. Finding furniture you like that is also affordable and the colors you like can defiantly be a challenge. So, I'm waiting to find the furniture first

    I did something like that. I rented a 2 bedroom, 2 CR, 1 kitchen and 2 dirty kitchen for US100. I re-built walls, plumbling, electric, cieling, paint. Built a new room. Installed aircons., insulation, and totally furnished it myself. It took me a long time, but 22 years later, my rent is only half of what it could be, and I have got back all the money I invested into it. It could now rent for US400. I am now considering putting in a small pool.

    Thank you for doing something different! Currently selling my home and plan to move to the province in Pangasinan and build a small home within my wife’s family compound. I prefer the province life to the city. Easier to get to know the locals and enjoy their customs.

      @@Ex-Pensive_Expat I was there in Moalboal and Dumanjug on Cebu last year in October. The locals were so warm and friendly.. I look forward to going back in 2024. I plan on bringing food and drinks to the local ambulance station in Moalboal to give those guys and gals a moral boost.

    I could easily afford and live there, when I get to retire I would like to find something comparable in a province area. (A little more isolated)
    Two or three more years and I'm done with all the craziness here in the USA.
    I love my country but I really want to be able to enjoy my retirement years and the philippines looks like the perfect place for me.
    I've been doing my research for about five years now looking at the positive and negative sides of the Philippines and I see more positive than negative aspects of retirement in the Philippines.
    I enjoyed your video and looking forward to seeing more of your thoughts and subjects there.

      That was about two blocks from this one. It was a two bedroom and only had two electrical outlets per room. The rooms were smaller and would require a bit of fix up for my taste but nothing like this one. That was a good deal also but I liked the potential when I saw this one.@@JJNunez-wt4mr

    That looks really great and you are doing an excellent rehab job. I saw a bluish-green paint on the frame around the front door. That might add a bit of color if you put it on the outside trim. Or, if gray is going to be the final color of that balustrade, maybe the trim should also be in gray.

    White looks good in and out. Have some potted plants in the veranda and you have colors. Add some shutters on the window for the coming typhoon season. That's what we did to our house in the province and it helps a lot specially during the Easterly season. What province are you located? We are moving back to the Philippines in 7 months and maybe our paths will cross. I love your content, you and my husband I think have the same idea of retirement - simple, laid-back, easy life in the province. I'm subscribing so he can follow your vlogs. Cheers!

      Wow thank you so much!! This house is in Porac Pampanga in Central Luzon. I may be renting this to subscribers like an airbnb. I travel 50% of the time and love this place so much. I think many would like to experience the province life. Good way to understand what that means by spending a week first. Especially since there are no airbnb in Porac or most provinces when I have looked

      No it's a 1 bedroom 2 bath. I am thinking I may rent it Airbnb style to my subscribers who want to experience Province life for a few days or weeks. I travel over 50% of the time filming my videos. So the extra income will allow me to produce more videos. I live 100% on Social Security so the extra income will go a long way
