If you're making the house handicap accessible, be sure to also make the bathroom accessible...big enough for a wheelchair to turn around and even space for a caregiver to help if needed. And have a walk-in, even-with-the-floor shower, too. And make sure there's at least one room downstairs that can become a bedroom if needed! We were not planning to need an accessible home, until my husband was diagnosed with a muscular disease at the age of 60. Thankfully, we have been able to have everything he needs (even though it's tight) in our small house.
It's been interesting watching your progress!

I second this. My extremely healthy brother was recently diagnosed with Parkinsons. He is early 60's and can no longer go up and down stairs. He recently built a house with extra wide doors to all rooms for wheelchair accessibility. It's always a good idea to plan ahead. You guys are doing a great job!

I came to say this. If he truly wants a handicap accessible first floor he needs to research what the ADA says. If he wants the whole house he will need an elevator for all floor levels.

I agree with this suggestion!!! I think with size of this house the Elevator Suggestion is fantastic!! This is such a big house and the elevators nowadays in homes I am sure they would have more than enough space to put them in.

Cole, you keep calling it a restoration!? From what you have done and explained what you are going to do, it sounds like a remodel, not a restoration. Restorations renew aging components to the ORIGINAL state. It sounds like you plan on changing things dramatically.

A friendly suggestion from a German in-floor heating installer. Instead of installing your radiant heating pipes under your wooden floor boards, install them on top of your floor boards and pour 1.5" of cementitious or gypsum floor topping and then your floor finishes.
You have enough ceiling height, the heat doesn't have to get through the boards (wood is an insulator) to reach your floor and you'd save thousands in energy cost.
Keep up with the good work.

A friendly suggestion from a swedish construction Engineer; to avoid cutting into the spray foam when installing conduit and pipes, add a layer of horisontal 2" x 2" to the exterior walls. After all the conduit have been installed, fill the layer with insulation. Thank you for letting us all follow along with the renovation of the mansion.

Extremely sound advice, I've seen this done a lot in remodels like this that I have dealt with, it also adds additional support believe it or not due to the fact that you're moving and or removing interior walls along with the extra insulation factor between the plumbing and conduit and the outside of the walls.

Suggestion: Instead of trying to wedge a ramp into a cramped inside space; Put the ramp outside and raise the doorway so that all of the inside floor is on an even level. This will give you more usable floorspace inside as well as more room to make a good quality, low gradient ramp outside that will be easier for people to use.

Hey Cole looking good! One recommendation from your friendly neighborhood IT geek, wherever you locate your IT stuff, make sure it has some way to be ventilated for one, and for two, you should really start pulling network cable all over the house to include through the eaves, even if you don't plan on using them right away you will be glad to have some Cat6 in the walls to patch cameras, access points and other PoE devices down to a central switch. As your business grows you might want to implement some true enterprise grade IT infrastructure and having all that done is going to save you so much time and money in the future!

I think his young age is the reason he is so quick to throw away everything and make changes for the "better". I'm 72 years old and I can appreciate the hard work involved in building this house. I don't feel Cole is honoring his great grandfather or grandfather in his desire to gut the house. There are ways to restore tile grout, etc in these days of technology and with some effort many things can be saved. I really like Cole and have enjoyed watching his channel but as stated, he is too quick to remove and throw away. He labeled his grandfather as a hoarder but although there indeed was a lot of stuff, in those days you didn't get rid of ANYTHING! :) The shell of the mansion will remain intact but will not be the beauty it once was.

It is smart to figure out access now versus retro-fitting later. Not only access but a bathroom. We added a shower and toilet to my grandmother’s laundry room. She stood a lovely screen that hid her bed in the corner of the living room and she never went upstairs again. It enabled her to stay home for many years. After dealing with an injured husband, we realized how horrible our own house was. We widened doors and opened up walls.

They make modern stylish curved handrails for $50 and it would make a world of difference for disabled people. I never spend more than an hour or so at a friends house bc I can’t get on and off their toilets, and, well, turns out humans pee, …multiple times a day! It’s the most overlooked aspect of our daily lives, but building the reinforcement in the walls while they’re exposed would be the ideal time.

One of my jobs is determining ideal home wireless coverage. Usually I don't recommend hiding wireless in closets and such however for how open it is I think you should be fine for the most part. See you got a mesh system and that is great however many of those mesh systems have a spare Ethernet port on the meshes to wire directly to the first unit. I highly encourage running a cat 5 or 6 cable while things are open from the main floor to 2nd and 3rd for the mesh units. It will make life way easier in the long run instead of finding the ideal spot for the meshes to work well wirelessly from the main one. I would also encourage running Ethernet jacks throughout the house but most people are not crazy like me on that part. 😅 If you do run it main rule is avoid running it together with electrical. Only parallel crossing if needed to cross to avoid any emf issues. Good luck and really like watching this build.

Something I haven't seen mentioned here yet. So we bought an open floor home in 202. Although I love the openess.. I never considered that i have very little wall space available for photos, keepsakes.. or decorations. I have several friends who have pointed out the same for their own concept homes. It's worth a sit down with Nave, to think about.. what kind of space do we need for the things we know we want to keep. Seriously.. we have to have the photo collage frames because that was the way to get lots of photos into a small amount of wall space. With you having 2 very young ones.. you have life time of sports pictures, school pictures, their weddings.. and their babies.. this is Definitely worth a talk with the wife before you start adding walls back up.

A word of caution: today, we learn to support a house from the lowest point (basement) up; meaning that the loads (static and live) are transferred from the upper most points down. In balloon framing, sometimes, the carpenters would carry/suspend the loads from above. Meaning, that if one cuts the joists holding up the floor, the loading will be transferred to whatever support is in place. Hopefully, that is not the case in your home.
As to in-floor heat, my choice is electric (Suntouch). We have installed four areas in our home. Electrical is the simple choice. There are no boilers, tubing manifolds/valves and no pumps. All of which have a lifespan less than the wire and thermostat in the electrical floor heat systems. In addition, in the future you have to find someone who is able to repair the system; without "charging an arm and a leg."

Definitely. Cat6 is cheap, he could get a spool of it for $200 and have enough to do his whole house. He'd also be smart to get a few lines routed outside somewhere that makes sense for a couple LR Access Points...he could more or less blanket the whole house section of the property with a few hundred bucks worth of outdoor-rated APs, and if he was feeling really fancy, for between $500-$1000 bucks could get some Point to Point wireless bridges setup between the house and the main outbuildings to get wifi coverage setup in there. I bet he'd enjoy being able to update his devices right there in the main heated shop without having to unplug them and take them into the house all the time to download, just saying :)

Guys, please look up the distance your floor joists can span when you start building your walls. By any standards today, your floor joists are undersized and the spans are too long. You've got ceiling height that you can give up to sister on 2x12 floor joists that would help a ton with strength and span length. But, as long as you have a proper point load for all of your load bearing spots, it will be a big help.

It's really interesting how they used a thick cement/mortar base under the tile floor. I hadn't seen floors like that getting torn out of old houses before. Today, it's usually 1/2" cement board under the tile flooring--a lot less weight.
Speaking of thick floors, a family friend built a new ranch house maybe 15 years ago. After the subfloor was done and the walls in place, they put a layer of concrete--maybe 1" or 2" thick--over the entire floor throughout the house. I had never heard of that being done before. I don't think they will have to worry about squeaking floors.

You explain the layout of the house in every video, not sure who you are trying to convince us or yourself. The house my mom lives in (SW Iowa) has a second story that was never intended to be a living space just an attic built in the early 1900s. When her and my dad moved in decades ago they had the attic "remodeled" into a cozy family room where they always hung out. After some years they started noticing cracks in the plaster in the ceiling and walls down stairs. Turns out the structure was flexing too much. They hired a structural engineer to design a plan to fix it. It is fixed now but I think about family get togethers where all of us were up there and thank goodness it never caved in.
