Your material is excellent and your natural teaching skills allow for you to deliver material that applies to all learning styles. You didn't mention that some states allow both a deed and a mortgage, at least I don't recall. I found out my state Illinois has both would that be a question on the state portion of the exam only. I understand a Trust in a state that allows both gives the owner privacy of ownership that could be a question that could trip a person up

Okay so I acquired a house once my parents passed away, I was half on the title, so once they pass I acquired the house/property, I'm in Escrow and got a call saying there is a deed of trust on the house from 1992 for like 6k from the guy my mother bought the house from, can I still sell it? I don't get it? Also the house is 100% paid for, only property tax..
Sounds like the payoff of the original loan was not recorded when your mom purchased the house. I would start with going throught the paperwork from when your mother purchased the home and call the title and escrow company that closed the transaction. Can you sell the property? Technically yes, but it will have a cloud on title. You may ultimately have to file quiet title action

Using all the videos on your page as an overview for the real estate exam I will be taking (ce shop in Ny first and if I pass then state haha). Thank you for these. It's like crash course history but with real estate. I am also using prep edge. I got a 65% on the prep edge first exam I took. So I am reviewing the exam and all the videos. And I will treat the practice exam as the real exam, taking it only when I feel ready. Hopefully i will ace that practice exam and then the actual thing

Hi. Great video. Please let me know if the following are correct: Lien theory states have 2 party relationships. Title theory states have 3 party relationships.
Yes, correct... Lien Theory states use the Mortgage as collateral and the two parties are the Mortgagor and the Mortgagee. Title Theory states use the deed of trust - the three parties are Trustor, Trustee and the Beneficiary
