A purchase money mortgage is usually used to fill a gap between the buyer's down payment and a new first mortgage or a mortgage assumed, as when the buyer pays 10 percent in cash, gets an 80 percent first mortgage from a bank, and then the seller takes back a purchase money second mortgage for the remaining 10 percent... this usually is a lien in 2nd priority... a contract for deed is a land contract and is typically a lien in first priority :o) Thank you for the awesome question, Ralph!
Question : If the vendor “ plays the roll of the bank “ then why or how is the bank still involved in the transaction ? My understanding is that the vendee pays directly to the vendor .

That will be very state license law specific. So you will need to check your specific states license law requirements. I will say however, most states require the trade name being used to be advertised exactly as register with the state. Thank for the question....
It is a bilateral contract. The Vendor (owner) and Vendee (purchaser) must perform according to the terms of the land contract once it's been signed by both parties. Great question, thank you for asking!

In here the vendor is the owner but in almost all other real estate terms with "or" such as mortgagor is usually borrower?
