I took the CA RE exam today and passed on the first try. I listened to this video on the way to the exam because I wasn't fully versed on trust deeds. I knew the information, but I couldn't articulate it. After listening to this video I was set. I started the process in May and am now licensed. Yay! Thanks for uploading your videos. I played the videos all night some of the time….It paid off.

Thank you! I was surprised by how easy it was compared to what I'd heard about it. Some of my prep quizzes were harder than the actual exam. That's not to say they are handing out CA real estate licenses left and right, just that if you study all of the material, you'll do just fine. I studied until I really understood it, i.e., finance, principles, difference between mortgage and trust deed, agent relationships, listing agreements, etc. If you study, you'll do fine. I finished within an hour. But, I kept reading over my answers because I was concerned that I had gotten through it too fast. In the end, I passed…so that's what matters.

The way I remember Contract for Deed is "lay-away". Because I remember I was trying to buy a really high-end expensive purse from a girl, then the only way I can buy this purse is by Lay-away. On your first contact, you pay 25% of the price of the item, then as weeks (maybe months for bigger price), you put a percentage down until you paid off the 100% of the price. I didnt have the purse on hand, because Only then when you paid off the whole amount, you get the item (the purse=the property). This way i can easily remember how contract for deed works, Im not an expert, correct me if im wrong. :)
By understanding this people should be more inclined to retake their property by paying for it. As simple as that sounds...I am more inclined not to even have a mortgage. :) Thanks for the video. I truly appreciate it. I definitly learned more from you then my teachers.

Could you talk about the differences between the mortgage foreclosure process and the trustee's sale process as well? The redemption period timing is very confusing.
That mortgagor/mortgagee person was totally me. The mortgagor is the borrower because they are the one giving the pledge. The mortgagee is the receiver because they are receiving the pledge. Dang, thank you. I had to write that to remember it.
In this situation does the trustee have to have a real estate license?? 3rd try for national coming up. I am done failing by one point and will pass this time!
