      Yeaman. But I'm more excited for the mall to be ready. I can only imagine how it will change the entire real estate landscape in that area=)

    I like how it's named Pavilion 2/Pavilion Bukit Jalil. Imagine if they name it some random fancy name like Mall XYZ, they would need to market it so hard in order to register "luxury" and "high end" in people's mind. But since it's Pavilion 2, people already have a certain expectation. Even if the actual thing didn't reach the same standard as Pavilion Bukit Bintang, they would still manage to brand and market it well. Pretty clever.

    Sean, why would you say that those who make money in real estate are in commercial? Is it because of higher yield? tax benefits? can you make a video on pros and cons between residential and commercial properties?

      Of course I would. That is a great suggestion. It's because the rental of commercial spaces can skyrocket based on the economy dynamics. RM 18k - RM 30k for corner lots seems to be acceptable when the location is used for business purposes in comparison to residential usage. Therefore the potential for commercial is way way higher!!

      @@iherng Still not understand, if by your sharing of your mentor thought, if 13 to 14m corner lot would need to have 61k of rental to breakeven only. Why would 18-30k will makes money ? Just out of curiousity asking ya, still learning.

      @@kahau Yes, you are right. The rental yield for Malaysia's property is around 3 to 4% per annum. Base on commercial bank loan interest rates of minimum 1% + BLR (BLR = 6++%), so that your rental will only cover 30 to 40% of your installment, that also provides you can rent out. On top of this, you also have to deal with maintenance/service fees, cukai pintu and so on.
