    Since the past few years, the popularity of Bukit Jalil has skyrocketed. Most likely due to the completion of Pavilion Bukit Jalil mall, also the MRT track, developers has been focusing on the development of this address.
    For this side of Residensi Bintang, the main catalyst would be the brand new Tzu Chi International School. However, the challenges are the numbers of blocks of residences surrounding it which include Residensi Bintang. I also tried the after school hours and it's proven to be congested.
    The scale of spaces around the project is massive. Almost every space are 'extra' big, but that also made the project seemed empty. The gym is big, but empty. The park is big, but empty. The common areas are big, but empty. I also couldn't understand the logic around the restricted access to the swimming pool area. It almost feels like a segregated access, only residents of special privilege get to access the water area.
    The drop off unfortunately also acts as a loading bay for residents, therefore the sense of arrival to the project was not very pleasant.

    Such an expensive price tag for a mediocre-looking condo. These developers really be littering the area with subpar developments just for the sake of quick profit. Sad to see

    Traffic to/from the school is horrendous between 7.30-8.30am and 2.30-4.30pm. Despite the school being so prestigious, the rich parents all choose to occupy all the lanes while waiting to pick up their kids.

    A minor correction to the introduction of the project, it is not freehold. It is leasehold as im aware.

    The selling so expensive /rental price not worth it @ location, future dev, massive jam, buildings all around. Inside nothing great...For that price, i wud advise those intending to buy to go look at others n comoare. The school trafik is hell in d afternoon

    There is a lot of public infrastructure that needs to be upgraded before population density occurs

    Thanks Sean and the comment sections made a lot of solid points of this area of location. It could be a strong references to Ren potential buyers since the project is hot selling right now. Anyway we must do our own research, never be sugarcoated by the agents.

    because of aircond's compressors (11:51) so they cant add the extra panel (10:51)... unless developer builds a ledge at the kitchen yard side 🤔

    Bukit Jalil area looks like a nightmare to stay. This area is good 10 years ago without all the condos and shopping mall. Last time have the park and golf course without all these condos and malls which is very relaxing. Jam is real in this area.

    Yes, which segment of Bukit Jalil is mean the most. one slope hill share by many high rises, horrible congested is sure. not walkable to MRT/LRT station, Pavilion, Recreation Park mean nothing. (But Im not sure walkable to shop lots & commercial area or not.) Lease hold and bare unit indeed overprice. This developer also generally being recognised develop the subpar project just for the sake of maximum profit as we can see on this project as well. However, buyer purchased with their own good reasons. Good Luck, at least VP on time.

      Omg the parking ramp is so horrible, especially going down during exit. The ramp is so narrow, the divider is so low and no visible painting. Just VP 1-2 months, dy can see many marks on the divider overrun and hit by the car. Bumper is crying.

    if you prefer landed, 2 storey houses at puncak jalil are 100-150k cheaper and only 10 mins drive from this location

    Nice review but the price is on high side and the interior design so so only.
    For an example, mid range condo at bukit jalil, kiara residence 2, which around RM500/sf, has better interior design, clean balcony without big piping, easier access to kesas highway, kinrara and okr. Not to mention walking distance to train station.

    I stay in bukit jalil since 2011, so i have seen the development of bj from only 1 way from kinrara to TPM, until now there is a multiple way road which you can uturn from any where..back then if im from Giant kinrara , i need to drive long way to uturn at tpm to go back to LTAT.. Thanks to pavilion bj since it going to exist and existing now, a lot of apartment built and more amenities to us but i can see now the housing project is too many, even a piece of land also gonna be occupied for housing

    Hi Shaun, can you review Residensi Bukit Jalil (which only a few hundred meters away). It looks empty from outside but the "pak guard" is still working 24/7. I dont understand why the residency take up rate is so low when its located in prime location (on such low density for a condo). The neighbouring condo/apartments are all fully occupied

      its a project build by LTAT back then, initially it was meant for the government servant but im not sure why they did not end up staying there, probably the price for them is too high since the unit is kinda huge. as far as i know there is only 1-2 high ranking officer staying there. but recently they are open to sale, you can check it out. if budget allows, its quite a good buy 😄

    Hey Sean, it would be awesome if you could help to review Aurum Residence @Sri Petaling, developer is Amber Homes. I’m planning to buy a unit for future own-stay with my significant other, the entry price might be quite steep but I really like their concept & layout which I personally think is really awesome… hence I would like to seek for your honest opinion regarding this new project. Thanks! 😊

      If you like and aim at Sri Petaling area, Aurum is the best so far in my opinion. The layout and design is fancy, yet the price is reasonable. walkable to MRT station is plus, not walkable to shop lots/ commercial area is the con.

      @@jayshi2371 while i think the non-walkability to the popular commercial area is the pro as well, as you still get to enjoy some degree of serenity and privacy with that distance. actually that proximity to the commercial area is far by walking but sibeh near by driving, which i think is the perfect distance 😆 my friend who stays in pinnacle which is located right in the heart of the sri petaling commercial centre doesnt enjoy much of his staying there, hard to have a truly quiet night as there are pubs nearby that operate till very late at night, just my two cents haha

    True, if working away from home early morning and back home at night the traffic around there won’t really matter to anyone. But does this empty project worth the price or not? 😅

      within that area, there are currently 4 developments, bintang and mercu under lbs, while aman jalil and ren residence under juta asia
