I had a much smaller apartment than that in Hong Kong, over 20 years ago, which was around US$850 per month and that was half the going rate!
Tony, can you explain how the rent is so cheap but the price of house/land/condo is so expensive? How they recoup the money? For example, 200K condo would cost 14K interest at 7% but the rent is only $600 a month or $7200 a year, which is half of the money cost.
I’m not too sure ! I have no idea about the housing market here. Maybe it’s just enough to pay their mortgage? So still kinda worth it if someone is investing in ur investment for u
I've been looking at those numbers for 30 years and it's always a bargain renting compared to owning in VN. I wish I knew why. One additional note, VN only has what is known as "leasehold" ownership. The government actually owns all the land and you can "lease" (buy) it for 50 years. Not all property can be purchased by foreigners either.
My only guess would be govt corruption. The difference in price probably goes into the pockets of corrupt communist govt officials in one way or another.
@@tyyg9469 Almost 30 years ago in Hanoi a "mini hotel" I stayed in had 6 rooms that were available at $25 a night each. The building was worth over a million dollars. SO even if they had 100% occupancy every day of the year and zero expenses or property taxes it would take 20 years to equal the purchase price of the property. Where is the government corruption in the equation? A new apartment in a new tower in Saigon that sells for 1 to 1.5 million dollars can be rented out for maybe $2500 a month. With no expenses and no property tax, it would take 33 years to break even on a million dollar purchase price for that property. That's the massive difference between renting and buying and those are literally free market prices.
@@MalMilligan I know nothing about the prop market, but maybe some of the high purchase price goes into the pockets of govt officials.
