So for that "storage loft" upstairs, what's the key that makes it NOT count as livable square footage? The lack of a proper staircase leading to it? I thought it was based on height - I thought lofts had to be under like 5 feet tall or something.

So if I had an inspection with no stairs and no knee wall over 5 feet tall the second floor/loft area of a kit like this wouldn't count as livable space? www.homedepot.com/p/Best-Barns-Richmond-16-ft-x-24-ft-Wood-Storage-Building-richmond1624/206007200 Would be amusing to build a rollable bookshelf staircase that can be moved in case of future inspections.

I found your channel from one rental at a time and just subsribed! Quick question - we have 2 SFRs that is zoned multi family so we have the potential of adding either and ADU or a 2 bed / 1 bath. Thinking of doing that but my concern is the funds. I am doing a cash out refi on one of my rental properties and will get about $80K. What would you recommend doing if you were in my shoes? :) Thank you!

No stairs leading to space. No knee walls at 5'.

Can a loft still be built on a roof that has a much less of a pitch?
Yes, there just may not be standing room in it.
