Someone spent an inordinate amount of time making sure this home was done right. I can see the bill for putting up window blinds in this puppy hitting $50,000.

Yes much more than 50k on blinds depending what kind or if they did exterior insulated shutters(more of a custom thing I don't know any companies really making these?). But ya windows can cost 200k and blinds can be 75k easy or more ofc but windows ain't cheap, not blinds either

I love this take on 'Modern/Contemporary" A mix of different stones, woods, metals. Great Strip view (Need a shot of that at night) Lots of room and the use of indoor water features and light in among the best I have seen you highlight. Checking my Lottery ticket now

WOW Chakit's that was quick you found a single-story house that is similar to the $6M Home for Sale in The Ridges, Summerlin from yesterday's video. This is an amazing house my ONLY issues are the ponds and so many windows other than that this house has it ALL. That primary suite is FABULOUS I don't know what I would do with all of that closet space in the primary suit. Don't get me started on the kitchen it is amazing with a prep kitchen behind it I can see the owner of this house having many wonderful dinner parties. I love the open space concept. This house is most definitely worth the price.

I believe the interior is slightly different. The one I've seen had a darker interior.

I absolutely love this house. I've always wondered why I never see designs like this in Ohio. I'm guessing one reason is the weather. I'm not really sure tho.
the weather in vegas is cold af in the winter and hot af in the summer. beyond that, no one in their right mind leaves their home wide open for bugs, birds and wildlife to enter.
@@toddinthemiddle There's a difference in it being cold af and a blizzard or snow storm with 10 inches of snow in below 0 weather. Lots of salt being poured all over the ground to prevent ice build up. I'm pretty sure Vegas rarely deals with those issues.

I can tell you as the son of a builder in KY....the biggest reason is this level of craftsmanship doesn't exist here. Asking for a level 5 finish or even plaster...not happening. Its simply supply and demand and there's just no reason for this type of attention to detail. The builders don't even have access to a lot of these techniques or finishes. Also, for $7 million you could buy a castle on 1000 acres in the Ohio valley.
I been a long time subscriber, probably when you had 10-25K and I was also the same for Enes too, but the has since blown up. Not saying you don’t have a decent following yourself but real feedback, you can’t do million dollar homes with a thousand dollar worth of production value.

At least the owners have used different types of materials around the home and it’s not all right angles. It is however in the middle of a dessert and no matter how much you try to big up the views it is just sand, houses and the odd cactus.

7:48 The "self closing" cabinet door, is still open at the far end. The windows need to be frosted for privacy, in the bathrooms. Many aspects are nice, but for $7M, many things could have been thought out better.

The design of this home is reminiscent of the Blue Heron home development team. However, for me, it falls short of their design aesthetic. For instance, the floors are rather drab, and the doorways and hallways are oddly narrow. Maybe I’m mistaken, and this is a Blue Heron-designed home. If that is the case, the price point falls short, and I don’t believe the buyer is getting a home worth the cost listed. Regardless Chakits, you do a great job presenting this home.

Diffidently needs a outdoor bathroom with a shower. The privacy isn't even there most attractive things I see is the garage, the bathrooms, master closet, and the kitchen. Love how the kitchen is 2 sided. I dont like the glass it's just way too much.

Realtor words: "Master Bedroom" is verboten because it evokes the bedroom of the Master of the Slave Plantation, although a can't recall many slave plantations existing in Las Vegas. Surprisingly, "Exclusive Neighborhood" is still allowed, referring to subdivisions that excluded Blacks, Jews and others by recorded deed restriction, prior to the 1960's Civil Rights Act. Such race-based deed restrictions were actually common in Nevada. My take: Call the damn main bedroom the master bedroom but don't call any neighborhood "exclusive". Cool house btw!
