Personally I would have made an entertainment area on the roof top outside the upper level. There's so much room out there to put a gas fire pit with outdoor seating maybe even a pool table. Other than that it's a great home for the money.
This is an amazing property. I thought Darin said the community was non-HOA however he clarified that this sub division has 2 HOA's which is a downer. The main bedroom would be perfect if it was larger with a seating area. Also, I wonder if any of the properties will be built with a casita as opposed to a third floor next gen. If someone has parents who need to stay with them, they properly won't be able to take the stairs. Great work again Chuck! 21 years of marriage and looking great!

One thing that concerns me about a party house like this is you're still relatively close to the neighbors, which you know have an equally nice party house. Being the type that values peace and quiet, I would dread the neighbors having parties.
Strong red flag right there, plus the neighbors parking ALL of their cars, trucks and SUV's (RIGHT IN FRONT of YOUR HOUSE) and literally abandoning them for days, weeks and months. Community/HOA/STATE LAWS don't apply TO THEM, ONLY TO YOU!!! And if you complain/call it in, they know who did it, and you come home to ALL your windows smashed in by rocks and bricks. Your vehicles windshields bashed in. Maybe your vehicles set on fire, maybe even your house. Graffiti all over your house. Don't think it won't happen people because it happens ALL THE TIME and the world is VERY DIFFERENT from the one we grew up in. We have ALL NOTICED and are HYPER AWARE of how self-centered, narcissistic, arrogant and entitled people are these days, many of us don't even feel safe walking down our own driveways to check the mail. It wouldn't necessarily be all that different even in this community or on this street. Caveat Emptor my friends. It can ALL turn ghetto in a heartbeat with the wrong people moving in. I cite the example given about new buyers coming in from "Higher end communities" like Summerlin or The Highlands because they're feeling crammed/boxed in and the place is getting more and more "crowded/busier". You notice how a lot of people have no respect for privacy and decency anymore, much less private property and especially owners of private property. Just saying people, be careful!!! One of the big and very real problems NEVER talked about is THE BOOMERANG KIDS and with their own kids in tow, moving back in with their parents or these people WITH HUGE EXTENDED FAMILIES because they can't cut the mustard in the real world. BIG PROBLEMS RIGHT THERE MAN!!! And they... NEVER move out!!! Now imagine, all of the cars at that ONE house. Try 15, 20, 30?!?!? That's when things get scary for the street, for the neighborhood. That's the ghetto effect I'm talking about. Who knows if the people moving into these houses were in fact "contributing" to the "overcrowding effect" in their last place?!?!? And just because they have money, they and their kind along with their mentality is now your neighbors or worse, your next-door neighbor. All of a sudden, your purchase turns into a NIGHTMARE and a DISASTER which you now can't unload unless you take a major discount just to get out of there!!! That's what I'm talkin' about.
Is that just loose stone between all the concrete slabs in the driveway? If so, you will be sweeping stones back into those crevices daily. Also why are there stones surrounding the bathtub? Why would you want to step on them to get into and out of the tub? Does turnkey include any window coverings/blinds? Half acre lots and the houses are still on top of each other.
