Downsizing never means downsizing. They ALWAYS say, 'I need more room.' The older couple is not being wise at all. Don't buy a house when you're OLD with the idea that somehow your far-flung children and grandchildren will fill it. Buy the house that you TWO need, with maybe ONE extra room - then go and stay with your children and grandchildren. The older you get, the less you want to clean and maintain in a house. They need a course in the realities of aging in place.

It is so irritating. How is 3800 square feet, for one older couple "too small"?? They want room for everyone, in a smaller house. That's physically not happening. How often will everyone be there at once? Compare that to the time the couple will be living there, by themselves. It isn't practical to maintain what amounts to a hotel, year around. If that's their mindset they shouldn't have ever sold their barn.

I think the older couple needed to be told from the first conversation: consider building. If they could get a reasonable plot on the edge of a village, for example, and then rent while building a house to their own specifications, they would be happy. He can do work and reads the design magazines; she's mourning the home they created together before; he wants modern and open; she wants cottagey character. Their own design could artfully blend everything they like while giving them a very personal, bespoke home in which to age in place.

Delightful young couple, so loving and down to earth as well, I hope they have found the perfect spot. The retired couple are still adjusting and should take their time, remember their objectives and compromise with cost of owner/operating costs in mind! Good episode!

The longer the older couple look around to buy their house, the less house their money will buy and not to mention rent eating into their money from selling their beloved house. In the end, the purpose of selling the house so they could have more to spend in their retirement years might not pan out as houses will get more expensive and cost of materials of redoing a project will be much higher. Just in the last 2 -3 yrs, cost of goods/heating etc. has gone up anywhere from 25% to 40%. Kids and grandkids visiting ...that is only about 4-5 times a year and not be every weekend.
I am surprised that Phil did not go in at 515K or 520K instead of full 525K. When the seller knew they were cash buyers, he/she thought he could get another 5K atleast. It took a lot for the couple to come to the same page, and they didn't want to get put out of their comfort zone with the 5K extra for the house and the budget of doing up the house later going up from 65K to 80K. We all know too well that construction work always goes above the estimate by 15-20% and job takes longer than the initial time frame.
My heart bleeds for the older couple. I got divorced, built my dream home from an old rental I had. Now it's time to downsize... My children are gone. I understand the grief.
For the young couple make an offer on both (that’s what I would do). As for the older couple Kerry always looks so sad. Down sizing couple always miss their beloved home and always compare house to the home they sold. The young couple were such a cute pair
Not willing to fork out the extra 5 thousand lost them the property they searched so hard for. They could have recouped that money by renting out the second house for a summer!

Late in the game...They don't really know what they want. They think they do, but what they are actually looking for is their old life back. They need to embrace the changes.
Pull out couches and inflatable mattresses are great options when people come visit. No need to have a bajillion extra bedrooms to have people over.

now that Im retired I live in a one bedroom,tiny kitchen,bath and living room,and have very little room for extras.And I dont need any more room.I will never understand the need to have a huge 3 bedroom house with a huge garden/lawn to take care at their ages.To each their own !!
Should have forked out the xtra 5k, as it was a real quality property: great area/views to die for/quality concrete construction plus tile roof/excellent size/+ with outbuildings as well!... Could have knocked 5k off reno project. Instead, they missed out altogether. Will go to someone that appreciates it more
I thought so too but then I thought what an enormous project-they really don't need to take that on.
That house in the family would be a great value and inheritance especially for these twin grandsons

I live in the US, so certain things about house buying in the UK are not what I’m used to here.
The main question I have is, why does it take months to finalize a sale?
I’ve bought three houses, and watched my children buying houses, and the process never takes more than a couple of weeks past the offer being accepted!
The average completion from offer to getting the keys is roughly 3 months. It takes the solicitors that long to do searches ie flood plains , building plans nearby and even whether it is on church land and of course covenants linked with the property. Being in a chain can involve numerous Byers and sellers that have to be co -ordinated so the sales and purchases run smoothly and if the chain is broken by one buyer it can have a knock on effect on all the other buyers. I generally bought on probate properties that are chain free. Very stressful
I also live in the US and have never closed in less than 30 days. Lining up financing, title searches, inspections, pest remediation…
In South Africa,it takes 3 months like UK. You get so tired bcs you have to wait,wait and wait. It is better when you buy new house straight from the developer
At least both couples searches are now invigorated.

I may be older, but what I really need is a house with wall to wall closets, (preferably walk in closets), cupboards, cubby holes, storage rooms, and a triple garage.

@@IloveSituandbob That’s not the problem. Number one problem is the cost. And the only way to get all of that storage is to build it, which means even more money. She’s probably going to pay an extra 300k to get all that storage. Not 300k, an EXTRA 300k on top of the already hefty price of a custom house.
I don't understand, why people don't see the potential of a garden to provide screening from being overlooked, with some clever planting, trees and shrubs?

Views are amazing and can sell anything. But they get old faster than we think.
It’s sad when older folks look to buy a house to accommodate their family for once a year, maybe. The rest of the time it’s only themselves. When they start to see how empty the house feels and how the upkeep is too much for them to maintain, the extra costs needed to pay for outside help begins to overwhelm. They find the time, energy, and expenses too much and end up needing to move again, only they’ve aged more and require others to help with navigating, which can bring on resentments from the family who have to pause their lives to help them switch gears when all of that could have been avoided. Just saying.
I remember the episode. The older couple need to wake up. Wasting money on rent either of the first two would make it easier. He needs to do something. Nothing wrong with the second house.

I would rather have friends and family stay in a local pub or hotel when they visit. It’s a waste of money having a home bigger than you need just for occasional visits.

Such a shame the young couple didn't buy the cottage. Young Phil never stated why a smaller second bedroom was such a deal breaker for him. Neither he nor laura breathed a word about plans to have a child anytime in the foreseeable future.
Too bad about Dave and Carrie also. As someone else suggested, why not fix the small extra building and use it as a vacation rental? It would provide a stream of income for a subsequent renovation of the bungalow.
You dont downsize to free up capital only to spend all your money on a huge house where 2 peas rattle around most of the time.

Car centric Californian here. Parking is important, but the lack of a small garden seemed really important to Lara. Can she garden in pots?
I think participants often misunderstand the meaning of "downsizing" on this show.
For the retired folks the wife should get what she wants. The husband could get jobs to do in town and leave her with a lovely home to live in. She deserves a rest.
Good Lord! That wraparound couch. Yikes! They could have built a green fence if they were so worried about those windows next door. There are all sorts of solutions to that problem. I wish I could whisper in Phil's ear.
Kerry may not get what she wants unless she gets a plot and build a house themselves. How they would have the energy to start on that house they lost out on, not only the house but the land to maintain, and the cost to heat etc on their pension. Personally i think the house they sold has made them so unhappy and obviously regret selling it. Shes a very sad looking lady, hope they get something soon and love it.

Those kids needed a wakeup call. Passing on a brand new reno within their budget?! Certifiably insane. The market is cutthroat.
They didn’t pass on it. They made an offer but didn’t further negotiate.
Their taking a break and thereby losing the house in Bath was inadvisable, but it certainly wasn't stupid to pass up on a gardenless flat miles away from their Bath friends and where the young woman would have been totally miserable.
She hated the place. Hated it! Why should she have to live somewhere that would make her truly 😮unhappy?
It's the man who was being unreasonable. That cottage would have gone up in value way more than yet another featureless modern build. And there was nothing wrong with it. The second bedroom being small was a huge issue because... why exactly? The mystery remains.
@lysem4392 maybe they want to use the 2nd room for rental and is no use being so small.
For the older couple, that 3rd property, the fixer upper bungalow was a beautiful house, quite spacious with great views. It needed a lot of work but since they were able to get an estimate of 65k, they should have in my opinion went up 5k extra or at least came in the middle at 527.5k. For the younger couple, in as much as outside space is really important to me, if i see a new build that is on budget, spacious bedrooms, great commute and packing, i can compromise on outside space. Unfortunately there is no perfect house out there so it's better one buys the closest one to what they want, then sell up and move on to something better after a year or 2.😮

I'm not sure I quite understand the 'no garden' on the new build. There are windows on most of the walls. What is just outside those walls? Is it completely surrounded by streets? If not, why isn't there ground out there? Or, does that ground belong to a lower down flat?
Parking would be my guess. I assume also that the new build sits on a small lot.

Carry always looks like she is going to cry and is pretty expressionless. Im in agreement with others comments: downsizing is downsizing. They are not getting any older and unless you can afford a maid and a gardener, a smaller house is the best. Im 68, my current house is 3 times smaller than my previous one, but it feels cozy and I love it

The older couple are not looking at the right sort of property imo. They have the money to buy a comfortable,manageable home with a view to some relaxation rather than purchasing something that needs loads of work. The Monkton Farleigh property was lovely but they’re obviously not into downsizing! Bath is a gorgeous city and anyone who is able to buy a property there can consider themselves very lucky but if one of the couples are in tears of disappointment on first viewing,I wouldn’t even consider it!
The flat under construction was miles out of Bath and that poor girl would have been stuck in a very different environment from city life.
Two sad endings. Hopefully both couples managed to find something suitable in the end.
The older couple are certainly wasting their money if they plan to continue to rent whilst renovating a house that really is just a refurb. We have just finished renovating a 4 bed cottage in Cornwall. It was a big renovation too. We cordoned off a section in which to live and renovated whilst living on site. Then when finished we continued with the bit we lived in.

Kind of disgusting to see how British people are flipping houses for 100k over 12 months, doing Nothing to them. Something seriously wrong in that market where kids are now getting 45-year mortgages.

I'm so glad the young couple didn't buy the place she just absolutely hated. I'd feel the same if they had bought a place that she loved but he hated badly enough to have cried.

So I am retired and prefer to spend time in my garden. Cooking is now an afterthought so I usually prepare my one meal a day in the morning so when I come in from the garden it's minimal effort. Who needs a big kitchen and five bedrooms when they could be going on holiday, stop in and visit the children, enjoy life!?!?!? There are hotels that you don't have to clean.

@@thehungrygoldfish Compared to the US, Europe, East Asia, Australia, probably South America. It is not the older and smaller. It is the attitude of “yeah, this is it, what can we do”. These houses are not fit for purpose. Elongated houses with half the rooms having zero natural light. Extension on top of extension, primarily bathrooms because when the houses were built they had no plumbing. In one of the episodes they suggested to build an outside bathroom. What is this? The 1800s. And no the UK is not small. Not even 10% is built environment. And if it was indeed small, then build high rises but that is a no no too!

Yes, most of the houses are terraced, meaning the only windows can be either in the front or the back. They can’t bulldoze their neighbors houses and add windows to the side, hon. You have to work with what you have.

@@bjbrownPeople buy a fantasy of the life they want. How many people _need_ a big SUV, for example? They buy them for a fantasy of the kind of footloose lifestyle shown in ads. In reality the wildest terrain these SUVs ever see is a shopping mall parking lot.
Carrie and Dave's fantasy is having their children and grandchildren staying over at their house for big prolonged love fests. They believe the children will not visit if their chosen home is not "right", meaning not large enough among other things. The children will - or won't - visit for their own reasons but the fantasy is not based on that.

Like Kirstie KNEW IN ADVANCE that the girl would burst into tears. Stupid comment. Besides, as Kirstie WISELY notes, the more places you look at and walk through, the easier it becomes to realize that you know which one suits you exactly. Plus, by walking through a lot of homes, you pick up ideas about room size, orientation of the rooms to the sun/road/garden, interior decoration, what you can and cannot live with in a kitchen or bath, etc.
Most people spend very little time looking through homes. They see their own place; they visit friends or family, but they don't have any idea what's on the market. House-hunting is an education, and you don't get that education by bursting into tears and not going into school. The girl said that in the flat, she could appreciate being among the trees and having a nice view of nature, for example. That's something she will take with her when she considers a house with a garden AND an upstairs that has views of walls or street or other people's gardens or a built-up area. She'll know that she wants leafy or long views of countryside from the windows.
Kirstie absolutely did NOT waste their time. She tested how strong the desire for some garden space was - and found out it was not just a 'want' but a make-or-break. The boyfriend also learned how deep her desire for a garden went, and that it would need to be something he 'wanted' in a property, too, if only because it meant so much to her. They looked at the layout of the flat, saw how an up-to-date flat was being organized and would look when finished, and that feeds their imagination for creating their own space when they are in the place they buy.
@@FigaroHeythey only get to view 3 homes so why waste time showing something that Kirstie knows will only please him! If they had time to see 6 places then sure throw in a "him or her house" only but they just get 3 chances on the show.
