I live in Noida and im not even in the fancy sectors yet it rained like crazy here for few days straight for 4hr, yet just after the rained stopped it took only 10min and all the water from the streets were dry, literally dry man. while my friend who lived in Delhi said that even after 24hrs his area was still flooded even when it hardly rained there for 1 hr. Divider in between roads are 2 lane wide in Noida. With proper Plants & greenery. Noida is more spacious with amazing Roads and expressways. Also Electric lines are underground.
People doesn’t have paying capacity ! DLF is a luxury builder … it can sell 1100 flats worth 7 cr each in 3 days in Gurgaon … but not in Noida !!! Plus the over all environment is not real estate favourable

DLF just supplied what was demanded . There are many other developers which are now doing at par with DLF . All these prominent developers are from Gurgaon which are now investing in Noida !

I live in Greater Noida...since 2013...before that I stayed 5 yrs in noida and 5 yrs in delhi..I haven't seen waterlogging in Greater Noida even once...I don't know which places you visited??..but I daily visit areas from site 4, pari chawk, Swarn Nagri, delta, Sigma, Jaypee greens etc.. haven't seen any place where you see water after rain as well as you can't find a single road where you stand and see less than hundred trees all around.
The most important reason why Noida couldn’t develop was uncontrolled law and order situation. People and companies will only come if law and order is taken care of by Government. The situation has improved a lot in last 7 years but who knows what will happen after 2027. Noida may well come back to its original legacy. That is why even after disasters planning ,Gurugram thrives and Noida still cannot match. This is most important reason you have not mentioned at all.
As someone who has owned houses in both gurgaon and Noida. And sold both properties. I did not like gurgaon at alll. While Noida house was emotionally diffcult to sell. I was extremely relieved to sell gurgaon one.

Gurgaon is complete district, whereas noida is small part of Gautam Buddh nagar. Comparison should be between GB nagar & Gurgaon. Gautambuddh nagar district has small sub cities line noida, greater noida, yamuna authority jewar airport, Dadri zone.

While property dealers may always try to ‘hard sell’ Noida, the ‘cream’ would always stay with Gurugram & South Delhi, irrespective of the infrastructural woes. The major stigma with Noida is ‘that it’s part of UP’ and that’ll remain the case forever. The city is yet to be completely ‘occupied’ with majority parts perpetually ‘under construction’. The actual ‘load on infrastructure’ would only be visible once all the apartments complexes get occupied. Both, smarter end users & investors clearly understand this part. So all this blah blah is not getting converted into ‘actual sales’ in near or even in interim future 😂
Noida infra is still intact because there is no huge inflow of population & no new industries like Gurgaon. Both cities were comparable in 2005-10, Now Gurgaon has outgrown Noida in every aspect.

Gurugram was failed by Architects. And KP Singh of DLF grabbed big chunk of Land with unplanned development without taking into the sight towards drainage. And when you don’t have proper drainage, the situation of flooding definitely can’t be undone. And now it will never. Then more companies because of nearby Airport Facilities. Now it is a gone chapter and can’t be corrected. And then Delhi also has water logging as its drainage problem is because of encroachment of water routes which should normally go to Yamuna.
The reason why is because Noida follows town planning The sectors strictly enforce rules and then plots are sold to builders Gurgaon has no town planning instead just sold acres of land to builders

One of the major flaws of Gurugram is its land acquisition policy which allows private players to acquire land directly from farmers/ owners. Proper urban planning is practically not possible in such a model. Alternatively, for Gautam Buddha Nagar its the govt. that acquires land, does the planning and develops the basic infrastructure, and then auctions off the land parcels as per planned usage. While Gurugram has an upper hand currently, Noida is set to overtake it in the long run.
This is the main reason for its rapid growth and better street scapes then Noida. Also property returns in Gurgaon are far as compared to Noida . Gurgaon is a luxury market , hub of fortune 500s .. with less crime rates and is more vibrant … Builder license sirf controlled area mei hi le sakte hai … Things will improve as GMDA has just been inaugurated and is taking up many projects

While property dealers may always try to ‘hard sell’ Noida, the ‘cream’ would always stay with Gurugram & South Delhi, irrespective of the infrastructural woes. The major stigma with Noida is ‘that it’s part of UP’ and that’ll remain the case forever. The city is yet to be completely ‘occupied’ with majority parts perpetually ‘under construction’. The actual ‘load on infrastructure’ would only be visible once all the apartments complexes get occupied. Both, smarter end users & investors clearly understand this part. So all this blah blah is not getting converted into ‘actual sales’ in near or even in interim future 😂

Gurugram was failed by Architects. And KP Singh of DLF grabbed big chunk of Land with unplanned development without taking into the sight towards drainage. And when you don’t have proper drainage, the situation of flooding definitely can’t be undone. And now it will never. Then more companies because of nearby Airport Facilities. Now it is a gone chapter and can’t be corrected. And then Delhi also has water logging as its drainage problem is because of encroachment of water routes which should normally go to Yamuna.

One of the major flaws of Gurugram is its land acquisition policy which allows private players to acquire land directly from farmers/ owners. Proper urban planning is practically not possible in such a model. Alternatively, for Gautam Buddha Nagar its the govt. that acquires land, does the planning and develops the basic infrastructure, and then auctions off the land parcels as per planned usage. While Gurugram has an upper hand currently, Noida is set to overtake it in the long run.
This is the main reason for its rapid growth and better street scapes then Noida. Also property returns in Gurgaon are far as compared to Noida . Gurgaon is a luxury market , hub of fortune 500s .. with less crime rates and is more vibrant …
