Regarding the call taken around the 27 minute mark, I feel that this is deceptive. I am watching this to learn how to call expired listings. I’m not watching this to learn how to make offers on properties, I don’t have the capital for that. I think these calls would better serve me if the focus was kept. Maybe this isn’t the video for me to watch.

I’m a realtor. And I would feel completely deceived if an agent wanted to come see a property for themselves or with a buyer and then bait and switched into a listing presentation pitch.. You want to be honest with people.

I scored a $21 Mil listing in Tribeca just before xmas. I rented the PH and a commercial $25K and now listed for sale and two buyers had two showing and triple net lease interest. All I can say it does work
Dan is coming in with the “I’m a potential buyer” convo. Kind of unfair to the sellers. Helps him get in to the home to meet the seller, which may be the game winning play, but still not genuine and unfair to the other two callers.

I wanted to comment on the comments to us being a buyer. We are all buyers at the right price. We need to offer to buy all homes we go on to list. If they are willing to sell to us at a discount or on terms. If not we need to list it to get a higher price.
I found the comments to be interesting. Not a lot of love for your fellow realtors. The thing about being a potential buyer then if not asking to list from the outside looking in doesn’t seem dishonest unless he is not an investor and never bought. If he owns properties and has bought then saying he is lying is just people guessing. If he is sincere and will buy if the price is right for him it’s not shady it’s actually brilliant. Unless there are rules that say you can’t wear an investor hat while wearing a realtor hat. I hope I’m making sense. I’m not a licensed realtor so I might be missing something though.

It's an Ibuyer option all the top agents do it. They offer a price they willing to buy themselves at and if that doesn't work they offer to list the property as another option you have to determine a sellers motivation it's crucel if they are not motivated to sell for one reason or another none of this works but it's plenty million dollar realtors in my area that got billboards "ganranteed offer on your home" but they also offer to list if the cash offer price doesn't work they just looking to help homeowners that are motivated to sell and are in need of a our service you'll use separate contracts for the cash offer and then you'll have equitable interest can then assign that interest to a cash buyer for a fee if you don't have the money the main thing is get the contract signed if you get a good deal buyers will come you'll market it to investors primarily
So Dan starts out by telling us how dishonest he was by getting busted using his own father as a "fake buyer" and then proceeds to tell someone that he's an interested buyer just to get face to face? If I were to call 100 FSBOs and Expireds and tell them that I was a buyer or had an interested buyer, then I too would set a lot of appointments. No skill level is necessary for this strategy, so I don't understand why you get so excited about setting an appointment. It's agents like that who make the good agents look bad. Let this be a lesson to all of you new agents. Don't do what Dan is doing.
My advise would be to not deceive people. Agents already have a bad reputation as it is, especially with the NAR lawsuits happening. As of 3/30/2024, I’ve taken 11 listings this year and didn’t lie to anyone to get their business. And even if I only had one listing, I could still hang my hat on the fact that it was honest. This isn’t salesmanship, it’s deceit and manipulation.
