Completely agree. My advice will always be eyeball prospective tenants ( if you can ) go with your gut reaction and always carry out due diligence and credit checks.
I have 3 buy to let properties. This big issue is finding tradesmen to do the work. Matt obviously has his contacts. The big upside is the capital appreciation of the property over a few years - this can be really decent. After costs I my average yield is only about 5%. I also have found that 'lower end' properties seem to attract 'lower end' tenants who can be a complete pain. If you like property - it is good fun, but not without pitfalls. Nice vid Matt.

I'd be really interested in how you go about choosing the trades people to do the work and what sort of time they spend on the property each week. If Matt gets his property labour done as cheaply as his motoring labour then it will all be a bargain. He probably has established working relationships with every firm he uses and gets each job done for less than I would as a one off if that makes sense. Some of the work he gets done on cars is super cheap.
Looks great so far Matt! Putting my 8p in and speaking from experience for the upstairs I would keep the glass above the doors as it gives the upstairs landing natural light otherwise it makes going up the stairs in the day look like a dungeon

its a shame you dont make that downstairs toilet area into a sort of washing/drying room they put in alot of american house holds, could get a sink in there next to the toilet then make some sort of built in cabinet area to put the washingmachine/dryer or combi in 1 spot
And the neighbours should be happy with the refurb. It will improve the street, and help their property values. It would be interesting if you could talk us through your process for getting contractors, planning out the timing/ order of what gets done first etc. I wish you good tenants and friendly neighbours for you house !

Regarding this house specifically, my immediate thought when you mentioned removing the upstairs transom windows was that surely they were installed originally to provide daylight to the landing when the doors are closed. The patterned glazing might be ugly, but would it be worth replacing it with frosted glass instead of boarding over? I think it would preserve the functionality but make it look more contemporary.

Mat - I lived through the terrifying and painful property boom and bust of the 1980s with interest rates topping 15%. I can see us going there again soon. Consider this as a serious risk when thinking of your planned re-mortgaging, there is a chance that it could unravel. Depends on your target tenants- a walk in shower is fine for a 1 bedroom commuter apartment but a family, particularly with young kids, will want a bath
Having just redone our bathroom I would say do the panels not tiles and ditch the bath for a walk in shower. They will make it great. Good luck with your new venture.
From my practical experience I think the bath : shower question depends on the tenant. Families with young kids - and particularly babies - need baths. My personal advice would be if there's space put both in to max up the interest and if there's not, then go for a shower over the bath Keeping a loo on each floor is good for families and older would be tenants who struggle with having to climb stairs. So I personally think Matt's plans to keep the downstairs loo is sensible 😊

If you’re going to pitch this for a young family then a bath is a must. I’d open the cupboard in the bathroom to create more space for the bath and have an overhead shower, it would be more useful that a built in wardrobe in the box room.

Hi Matt, now I've found this channel because I watch lots of property content and I have a small portfolio, I don't know too much about cars 😅 but I'm really looking forward to following your journey, and you've explained BRR for newbies really well. you've got a solid plan in my opinion. Leaving yourself the option to sell or rent when complete keeps you flexible, especially with the market being so turbulent!
That was great ! 3 months on, it will be interesting to hear how the finances are working out now that mortgage rates are up to 6%, and rents may start to cool. But you're taking the long view, which is sensible. Even if it only washed its face every month and never increased in value, you have someone else paying off your mortgage, so over the medium to long term ( when the rent starts to pay down the mortgage, rather than just funding the mortgage interest ) you're on a winner ( house prices may dip in the short term, but in 5 years, it would be long shot that they'd be under water ).
Tough times are ahead of us in the property market with interest rates going up, but I hope it all works out for you Matt. Interested to see how the house looks after the renovation 😎

I wonder when the heated skirting boards are going to be fashionable. I know they’re more expensive than standard heaters but you have the benefit of the whole room heating evenly meaning less money needed burnt heating and you have more space as you can save potentially 2-3 heaters in a large room.
Interesting development from cars. Amazed at how cheap property seems "up north" in the Midlands you would be hard pressed to find anything for 75k or even 120k. I imagine the recent hike in interest rates won't have made things any easier and seems it could be that way for a while!
Love this sort of thing, don’t think I could do this though as I can’t stop myself buying a new tool for every job 😂 I think I can now start a tool hire business though 😆

Just to let you know the place has not been rewired. Most of the accessories (switches, sockets etc) date to between the late 60s and early 70s and are most likely original to the build. The "new" brown and blue wiring you see could be as old as 2004. One of the issues in a building of this age is the lack of sockets. Houses need way more sockets these days. The other issues are rubber cabling and lighting circuits without an earth wire, but these should not appear in houses built after late 1966. Finally, a lot of houses that have electric only heating and water are that way because the houses don't have a gas supply. Keep that in mind for future purchases.

One thing I’m curious on already is the maths on the refinance… with interest rates going up, is there even £150 to be made after maintenance and voids when you’re on a 75/25 LTV? (I haven’t run the numbers myself but this was my first thought when you went through your breakdown)
Sorry Matt but can't stand landlords. How many first time buyers are you doing out of a property? Why do they always seem to snap up the staple of the first timers the terrace? So our kids get charged an extortionate amount to rent meaning it's virtually impossible to save for their own. Please stick to cars
This was for sale for months before I bought it - anyone else could’ve bought it. Most people don’t want to put the extra work in and buy something like this.

PS - good luck with the interest rates and negative equity once values fall (or rather, good luck to the tenants you will exploit to pay for you)
When a property is advertised for sale, there has been a reason the owners did so. Marriage, death, birth, job move, retirement and many more reasons. In a free market a buyer can offer on a property and the seller can decide to accept- or not. It is that simple. And what the buyer decides to do is entirely their choice. Expanding your argument: would you have all councils stop renting their stock of homes and sell and then do something better with their ( our ) money?
Long term a healthy property portfolio is always a sound investment. The down side can sometimes be the tenants. You have to take the rough with the smooth like the car business. Well done Matt this could be a very interesting watch.
Usually a viewer of the autos channel, this video is great. I think the changes and improvements you’re doing are actually really nice quality of life improvements for whoever lives there in future.

Great new channel I must say you're brave buying property at the minute the cost of renovating is mad the cost of materials is ridiculous I know a few landlords who are selling up trouble is the rents are not covering the mortgage I really hope you get good tenants they can make or break you all that said matt I wish you all the best 👍 👌
Hey - don't take out the storage heaters- add solar panels instead , and add an electric water heater - maybe a big advantage having almost zero utility bills for the rental market
The reason the rooms are bright is because the windows are large (as they should be), unlike more recent new-builds that have tiny windows so you need the lights on all day just to see what you are doing! The rooms are a decent size because they were built to proper space-standards, unlike now when houses are tiny to squeeze more units into the available space, and create horrible homes that provide a very poor living experience and are not really fit for purpose. It's also likely that that house is south-facing at the back, hence the very bright outlook to the rear.
Really liked this video enjoy you car channel but as an ex builder who changed careers to become an accountant this truly is something I am looking into doing well done keep them coming cars, houses anything really.
Matt been following your car channel for some time, I’ve been a property trader/ flipper for many years and done over 1000 deals so I’m super keen to see how you engage the audience on this channel. I’ve bought quite a few houses similar to the one in this video, a little tip for adding appeal I do if it has the Storage/ Cloakroom with sufficient size is to make it into a shower room with W/c. Works really well with tenants and for resale as busy families love the additional facility especially in the critical morning rush. Looking forward to progress on this one, also as mortgage rates are changing will be interesting on your approach to that as there are way more solutions than the doomsayers in the media are telling!

Good on you for making your own wealth in a number of ways. We both have 9 to 5 jobs but we have had a few rentals here in Levin NZ. We currently have 1 that cost 124k nzd. We have refurbished it for about 30k nzd. We get 340nzd each week in rent and after 5 years it is worth 400k nzd. (and prices have dropped a great deal at the moment) We have a really good tenet. We have always tried to manage our own rentals as we haven't found letting agents any better. We have always stuck to average or better areas to avoid risky tenants. You just cant argue with the figures though. Bricks and motor is a safer investment than many other moderate risk profiles.

Downside is you get light into the bedrooms every time someone turns on the hall light.

Even if it only washed its face every month and never increased in value, you have someone else paying off your mortgage, so over the medium to long term ( when the rent starts to pay down the mortgage, rather than just funding the mortgage interest ) you're on a winner ( house prices may dip in the short term, but in 5 years, it would be long shot that they'd be under water ).
Tough times are ahead of us in the property market with interest rates going up, but I hope it all works out for you Matt.

I wonder when the heated skirting boards are going to be fashionable. I know they’re more expensive than standard heaters but you have the benefit of the whole room heating evenly meaning less money needed burnt heating and you have more space as you can save potentially 2-3 heaters in a large room.
Is that a thing or have you just made that up?

Interesting development from cars. Amazed at how cheap property seems "up north" in the Midlands you would be hard pressed to find anything for 75k or even 120k. I imagine the recent hike in interest rates won't have made things any easier and seems it could be that way for a while!

Just to let you know the place has not been rewired. Most of the accessories (switches, sockets etc) date to between the late 60s and early 70s and are most likely original to the build. The "new" brown and blue wiring you see could be as old as 2004. One of the issues in a building of this age is the lack of sockets. Houses need way more sockets these days. The other issues are rubber cabling and lighting circuits without an earth wire, but these should not appear in houses built after late 1966. Finally, a lot of houses that have electric only heating and water are that way because the houses don't have a gas supply. Keep that in mind for future purchases.

One thing I’m curious on already is the maths on the refinance… with interest rates going up, is there even £150 to be made after maintenance and voids when you’re on a 75/25 LTV? Sorry Matt but can't stand landlords. How many first time buyers are you doing out of a property? Why do they always seem to snap up the staple of the first timers the terrace? So our kids get charged an extortionate amount to rent meaning it's virtually impossible to save for their own. Please stick to cars
This was for sale for months before I bought it - anyone else could’ve bought it. Most people don’t want to put the extra work in and buy something like this.

When a property is advertised for sale, there has been a reason the owners did so. Marriage, death, birth, job move, retirement and many more reasons. In a free market a buyer can offer on a property and the seller can decide to accept- or not. It is that simple. And what the buyer decides to do is entirely their choice. Expanding your argument: would you have all councils stop renting their stock of homes and sell and then do something better with their ( our ) money?

Long term a healthy property portfolio is always a sound investment. The down side can sometimes be the tenants. You have to take the rough with the smooth like the car business. Well done Matt this could be a very interesting watch.

Hey - don't take out the storage heaters- add solar panels instead , and add an electric water heater - maybe a big advantage having almost zero utility bills for the rental market

The Glass above the upstairs doors provides light to the landing which should not be undervalued.
The reason the rooms are bright is because the windows are large (as they should be), unlike more recent new-builds that have tiny windows so you need the lights on all day just to see what you are doing! The rooms are a decent size because they were built to proper space-standards, unlike now when houses are tiny to squeeze more units into the available space, and create horrible homes that provide a very poor living experience and are not really fit for purpose.
It's also likely that that house is south-facing at the back, hence the very bright outlook to the rear.

Matt been following your car channel for some time, I’ve been a property trader/ flipper for many years and done over 1000 deals so I’m super keen to see how you engage the audience on this channel. I’ve bought quite a few houses similar to the one in this video, a little tip for adding appeal I do if it has the Storage/ Cloakroom with sufficient size is to make it into a shower room with W/c. Works really well with tenants and for resale as busy families love the additional facility especially in the critical morning rush. Looking forward to progress on this one, also as mortgage rates are changing will be interesting on your approach to that as there are way more solutions than the doomsayers in the media are telling!

Good on you for making your own wealth in a number of ways. We both have 9 to 5 jobs but we have had a few rentals here in Levin NZ. We currently have 1 that cost 124k nzd. We have refurbished it for about 30k nzd. We get 340nzd each week in rent and after 5 years it is worth 400k nzd. (and prices have dropped a great deal at the moment) We have a really good tenet. We have always tried to manage our own rentals as we haven't found letting agents any better. We have always stuck to average or better areas to avoid risky tenants. You just cant argue with the figures though. Bricks and motor is a safer investment than many other moderate risk profiles.
