Yes I totally agree.
I think HPA is going to build a multi storey car park on that plot. Each of the 200 car parking spaces will have 75kWh charging points.

Would be good if you mentioned whether the flat is freehold / leasehold and what it entails etc. Would also be be great if you could discuss energy ratings and if / how you improved them

Very important seen as the government are screwing over landlords with net zero targets.
All rental properties need to have a minimum rating of C by 2028 or face not been able to rent & a 30k fine. It won't stop there either that screw will keep tightening

I was making the point that there’s thousands of good ones, it’s just that people tend to write and publicise about the bad

I used to do work for a motor trader, he told me that he never made real money from the cars but they enabled him to do the houses. Keep up the good work 😊

You almost make it sound too easy Matt! Hope you fixed any mortgages for a good while with rates going up! Perhaps do a more detailed video on how the numbers stack up, rents versus income, limited company structure, taxes, etc.

There's one thing for sure, we cannot build or grow any more land! Property or housing will always be in demand and there will always be a housing shortage. Never cut corners, Always over deliver - be it for a rental or for resale. Listen to this episode a couple of times, Matt gives out lots of little ´excellent gems´. I´ve been in property for over 25 years, it's a great journey.

I agree with you, update the property to a high standard, get the satisfaction of doing it right, easier to rent, we also as a family do not put up the rent every year, good tenants are worth keeping hold of, they invariably look after the place and when we finally do put the price up they are more willing to stay on, why have a property sitting empty and upsetting tenants, treat them right and they do the same with us.

Nothing wrong with taking a bit of a step back for a few months, the magazines and influencers etc all tell us to work every day of your life but what they fail to tell you is you can burn out, you can grow too fast. The most important thing is to stay focused. There’s a local company here in NI selling cakes and buns etc, within 3 years they have opened over 10 different premises and I cant help but think that’s a huge amount of risk for a new, young and unproven business to take on. I would have worked on 5 or 6 and made them as good/efficient as possible - spread the bets wisely rather than spread them all over the place
Yeah thats very true. You need to find a balance which is easier said than done.
I've spent the past 20 years as a landlord and flipping houses. I've made a fair few quid. But it's a tough market now to make money in.
Keep it going Matt but make sure you have a plan

I agree with you. I do to houses what you do to cars - overspend. I’ve just done a renovation for a rental. Absolutely everything done from top to bottom - £20k out of my pocket. A couple of minor issues at the end, but sorted those too. Do it once, do it right. You’ll get good tenants, who will be happy to pay top dollar for a nice home and it’ll all work out. You’ll provide nice people with a nice home for maybe a 10% return (up north). Everyone ‘s a winner and nothing wrong with that.

Very interesting to listen to your take on properties as someone on the other side of investing - the stock market. Doing this sort of thing has interested me for a while and it'd certainly be nice to do work that doesn't just involve a desk, day-in, day-out. BTW, no need for calling stock brokers anymore- it's all online and way easier than you might think to actually buy a stock (just avoid Halifax- they're a rip-off when foreign currency comes into it). The main time-consumer is the research. Good luck to you!

Great video Matt , I agree 100% always refurb to a decent enough standard whereby you would be happy to live in them. Others have mentioned flats check the title but bar that your doing all the right thing sadly given al the changes i think property is less and less attractive , you've started on commercial and i think thats the way to go.

There’s a lot of similarities. Grew up in Marbella (schooled at EIC and Aloha College Marbella) from the north I’m a professional property investor (portfolio of 24 currently in and around warrington and 1 in spain our place) and a complete car nut…. Living back in Spain now in El paraiso. Great investing journey. 👍

On the right road .. like you I have done the same .. stocks and shares ( I’ve done) it’s a big gamble bricks and mortar are not as long as your sensible you will be fine .. I also like to do every home to a standard as if I would live in it myself .. plus without sounding to be rude the clients you want to rent are decent too

My rule of thumb is "could i live here, if it ever becomes necessary?"
I would love to know your thoughts on the upcoming government legislation that will kick us in the cobblers. For instance, ASTs made illegal, tenants right to buy at a discount price and compulsory landlord registration etc.
It makes me feel like selling my portfolio, like many others.

I always fancied getting into property but never had the money for it... then one day it hit me - I was sitting on a load of cash at my own house. I used a 25% deposit when I bought my own house rather than the 10% minimum. The idea of that was to reduce monthly payments a bit. I also got the house for under its "value" so that left me with a nice chunk of equity.
After doing some research and head scratching I figured that I could afford to re-mortgage my house and use the new cash to buy a few flats. I now have 2. One is rented out and the other is slowly getting sorted to rent. Once both are rented I will have generated just about enough monthly income to cover my mortgage on top of paying back the 2 flats mortgages.
I'll just save that money up however and will then buy a third. Luckily, like you Matt, I have a mate that has always fancied it but never wanted to take the plunge but now he has seen that I can do it he wants to put our money together. I like that plan as it halves the risk and halves the required input figure!
Passive income is the best form of investment. The properties will slowly appreciate in value, their mortgage will slowly be paid off an I will then have made a tidy compound sum of money.
If you don't take the risk, you won't receive the reward...

Matt, thanks for mentioning about the difficulty about getting a mortgage when you take no or minimal wages from the company as you reinvest the profit to grow it, it is such a pain.
Hi way Round it is start a company, not too difficult on companies made simple, google samuel leeds, then they only interested in does it rent for more than the buytolet morgage, not so much on ur income, i did it!👍 good luck
Amazing history! I’m kinda struggling working a 9 to 5, it’s really not enjoyable. I want to start doing something like you with cars or houses, but I’m too scared to get started, dealing with people feels like it would be the hardest part

I enjoy watching your videos so far as they are more realistic than the shows you get on the BBC for example. On some shows they get auction fever and pay way over the top so by the time they have finished doing up the house it is worth as much as all the houses nearby hence no real profit. I've met the tenants in your latest property in Marple but it's hard not to as I live opposite. May I ask do you have a mortgage on your own property? I often read of young people saying that they have bought their house by the time they are 30 and anyone Dan do it but when you read the story carefully you discover they have lived with their parents rent free for the past 10 years. I chuckled when you said retirement. You are just halfway there lol
The real value add is his ability to DIY renovate and have family to help. If you paid someone to gut a house for you and renovate the numbers won't add up. Shows you skills and hardwork create value.

I'm a new subscriber and trawling through both channels. I'm assuming the idea is to build up a number of videos and other collateral for a property course, similar to your motor trade offering? Audience building along the way? May I recommend publishing a book in each area? Might be a good option as well as courses, YT and other social media. Can publish an ebook, paperback and audiobook. Also shows you as an authority figure in the area of knowledge. Learning from your mistakes, buying process in the UK, landlord pitfalls, case studies etc. Just a thought, great content! Thanks!

Beautiful journey you should enter Airbnb i think with quality of housing your going you can be successful yes more stress unfortunately but there are hosts that you can hire that look after your properties.
Much as i like your high peak autos UA-cam channel,this channel is a prime example of why we have an overpriced so called housing market.
Houses should not be an investment they should be homes to live in.
That makes you part of the problem.
The reality is there are too many problems with your argument and fundamentally if you start regulating ownership of property you move into the realm of "should people own anything?"
He's buying properties to rent them out, so that very much falls under the category of "Should be homes to live in"
Why is it okay for this chap to have a good mark up on cars, quite literally selling vehicles for 3 or 4 times the price he's paid for them after some routine maintenance and a clean up, but not okay for him to purchase housing to rent to people to live in - when we are actually experiencing a rental crisis and with the increased regulation of rental properties, in turn he's supporting local businesses who have to carry out all manner of inspections by LAW.
Investors should be encouraged to put their money into the property market, rather than ponzi-based-crypto-schemes - which quite literally add no value to society and are just a total smoke screen appealing to the get-rich-quick-ers and the naïve.
Small town property investors don't hyper-inflate the market, a total mismanagement of new-property-infrastructure and generations of nimby-ism have created the mess we're in today.
Not everyone wants too, or is in the position to buy. There's a whole army of young guys and gals out there who don't want to tie up everything they've ever earnt into a property - without the ability to rent, what would be the alternative?
...and with a new BMW 5 Series starting at £51'000, you don't think that even if regulation was put in place to stop anyone owning more than one property, huge conglomerates building these new estates wouldn't find a way to overcharge everyone with little competition (exactly like they've done with cars, fooling people into 5+ year payment deals on a product that will more than half in value). Private ownership and small-time-investors actually creates a more competitively priced market.

Personally i couldn't give two hoots if my house lost fifty percent of its so called ridiculous overpriced value its still my home,i didn't buy it as an investment i purchased it to live in,the price i paid for it in 1973 was £6250,now a so called estate agent says its worth £565.000 i told him your taking the piss it aint worth it, its bloody done nothing its not produced anything of value it just stands there,sheer madness,in reality in aint worth £100.000 let alone £565.000.
A house or flat for that matter should be a home and never an investment,now thats a novel idea.
The banks building societies are just as much to blame knowingly loaning money for a pile of overpriced bricks.
Just wait till the interest rates go up and those mortgage defaults and repossessions start rising,the mortgage lenders don't care if you lose the roof over your head they win either way.
Cant understand why would people get into great debt for almost a life time just to put a roof over there head,if instead of the average three bed house cost £20.000 or a flat for £15.000 imagine how much you would save and pocket instead of handing those tens of thousands in interest payments to a bank or building society,you could possibly pay of the mortgage in 15 years instead of being cap in hand to them for 30 + years or more.
The property ladder there is no such thing or housing market call it what you will,your all being conned,what a joke but the jokes on us.
The banks building societies and money lenders are all culpable,knowingly lending money for houses that are way overpriced,and expecting houses to keep on increasing in price,putting further financial pressure on the next buyer.Its called economic "lunacy on a grand" scale,unless your a landlord or overseas investor of course.
The so called housing market has been propped up by successive governments including Labour,now the result looks like catastrophe,the righting was on the cards because its just not sustainable.
For those who are just about managing mortgages i hope you get some help from this goverment,but i wouldn't hold my breath.
Theirs only one winner in the current never seemingly never ending crisis,thats the banks and the building societies and estate agents.
And all the landlords and buy to letters all extracting money from working people and unemployed,to pocket the money of what these people have earned to benefit there retirement and lifestyle,"its called exploitation of your fellow human being"
You can cut and slice it and make any excuse you want but hats the true reality,not the verbal gymnastics in your head to justify exploitation.
Everyone should have the opportunity to own there own home and as fare as the so called rental market is concerned
Great to see you building a good portfolio of property and you are not overspending - I see a lot of people buying with their ego not their head i.e a £300K property giving £1500 pm income as opposed to 3x £100k giving £750 each pm. I built a a 2 bed on a gap site in 2018 and the value has doubled and it gives the highest yield at 16% on cost! Keep on buying! Mark

Ok I buy with my ego then or capital growth as it’s known in the South. £425k rents for £1495 but looks at the numbers I might be mad… but capital growth is tax free rental income isn’t… always worth remembering

If you are a higher or additional rate taxpayer, you will pay 28%.

Very inspiring! I've also been looking at buying more recently (to rent). Can I ask please, do the ever increasing service charges and ground rents bother you? I always seem to hear horror stories about them increasing and even doubling every few years. Not to forget it eats into your ROI. Any advice/words of wisdom would be appreciated!

I have gone from selling used cars to going into the property market and becoming a estate agent trying to do both
