When buying any home especially a new build you should always have a 3rd party inspection you can have 3 of them if it’s built from the ground up
New build or not. Get an inspection
New build or not use a realtor.
I represent many and when KB did go over te time, I made sure my clients received as many concessions as possible $$$ this went towards, rate buy down, next extension concession we put towards closing costs, so much so that they brought just a few hundred to the table at the end. It also depends on the realtor relationship. But hey they cover us to cover you, so when you dont use a Realtor you arent covered and they didnt take what they eohld hsve paid us to give to you so.
🎉 Only initiate new construction with an agent because for 60 days if you signed in without one they dont allow you to use one later at their cost.

KB homes is pretty good to me . I didn’t really have any issues. I think the most important thing I did was pray and cover my house from any mishaps. Other neighbors had problems but I didn’t. Make sure to follow HOA guidelines, get a security camera. Ring is not enough.
Whew, that’s scary but I hear these horror stories with a lot of different builders. I was looking at KB homes but now I’m a little on the fence….
KB does NOT allow a home inspection before closing. Then you only have a ten day warranty after that to get an inspection. Good luck fighting with them to get anything fixed after that. I would definitely look for a different builder.
Did y’all find your fuse box? I’ve had 3 flickering lights in different rooms. I want to change a light switch to an automatic one and need to turn off the power. Appreciate any info and hope it gets better! 🙏🏻
The only fuse box I think we have is the line outside on the side of the house. I don’t think there’s one inside like in apartments. It sounds like it could be an electrical problem! Our switches weren’t connected to the right lights when we moved in & it was a mess

I have same experience my friend. Signed closing document and next day we drove to Cali to get the house. They said lender could not fund. Wait for 1 week for city inspection. No explanation from salewoman, inspection report from our inspector sent to them is like toilet paper they dont look into it. Salewoman Palm is horrible delay everything without letting us know. Call her never answer phone email never answer. Really bad sale and construction team. We are treated like beggar. They even dont look into defect list our inspector made. Finnaly we got the house and some defects fixed by ourselves. Nightmare kb
Did they provide any compensation for the build going over a year?
They did not. They did provide compensation for hotels & other expenses because we were supposed to close on one day and wasn’t able to.
@@_callmeari_ Gotcha, I just signed for the build, contract says they have up to a year but after that I could back out or continue process and they would compensate towards closing.... Fingers crossed it goes well.
KB does not allow a home inspection before closing. That says a lot about there lack of build quality. This is one of the worst builders out there.
