Joe you SAVED ME!!! I just passed on my first attempt thanks to you. I failed every single practice exam I took and was so convinced that I was going to fail my exam. I had a few days left and realized I needed to learn the concepts a bit better and your videos are literally the only reason I was able to pass. Luxury real estate at its finest. Also, this comment made me feel so much better about my exam coming up. I also have failed every practice exam but ever since i started watching prep agent religiously i feel so confident. I wish you luck in your career

I could not wait to finally leave my comment and testimony! I took an online course (I wouldn’t recommend) and with the help of prep agent I passed my exam today in Georgia on the first time!! It actually was easier than expected because I was prepared...vocab is a must and watching the videos/webinars to learn concepts! Can’t say thank you enough Joe :)

Thank you sooo much Joe! The Prep Agent videos and seminars are AWESOME!!! Everything you prepare us for was in the exam, including the vocabulary words. You are super helpful and You make the videos and webinars so memorable! I was listening to one of your webinars on my way to take the exam. I did everything you instructed including the 5 words every morning. I got plenty of rest the night before and dressed comfortably. I ate a nice salad with spinach, carrots, tomatoes, and sliced chicken plus a lentil, kale, and coconut soup. I snacked on melon and cantaloupe on my almost 2 hour drive from Toluca Lake to La Palma. The acronyms you teach are the best! The one thing I was not prepared for was how wordy the questions and answers were. Soooo many unnecessary words to confuse and force the examinee to read everything. What a waste of time. But I kept my cool. So please mention this to other members. It is important to have a clear understanding of the listing process, appraisal process, lending process, mortgages, practices and principles and legalese. There were no math problems that required me to use the calculator that had been provided. The first 3 questions were completely random having nothing to do with anything I had read or heard or abput real estate. ..it threw me off and I started to panic. I even checked to make sure I was taking the correct exam... but then after those questions I began to see the light. I looked at the time and paced myself. I had 3 hour and 150 questions, so 50 questions per hour. Completely doable.👌 A question that threw me off was: "How many feet are in a mile." I had no idea but remembered my GPS informing me when I was 1,000 feet from an exit. I calculated and thankfully had it right! There were a few questions about the transfer disclosure statement. I completed the exam with 2 minutes left. I scrolled back to look at some questions I had noted and ended up changing one of the answers and then system shut me out.. The attendant handed me a stapled paper with the results and instructed me to not open it up to read results until after I was outside the building. I PASSED!!!!! Yessss!!!!! Thanks again! 😊👌

There was a question on the side column stating an agent promised to advertise the clients house in a magazine as part of the listing. If the agent does not follow through what are the ramifications?

What does the term “voidable by” mean?
The way it was used in the example definitely tripped me up
If its an open listing wouldn't broke b have the procuring cause of the sale even tho its an oral agreement a hand shake deal isnt binding unless you have proof in a lot of states they dont recognive oral contracts without proof so couldn't broker b receive full commission based on procuring cause as well i have recieved a ver similar scenario on the exam about oral contracts it offered more than 4 answers and it was difficult to decide between a few of the options

Is an agency agreement the same thing as a listing agreement or does that come before the listing agreement. Is it possible that you can tell me the order of all the agreements including the sales contract, from start to finish please.

I took the test thr first time and had a 70% in February of this year. Than I started wayching Joe videos. My best tske away thst he alwsy repeatedly say is understand the definitions and break the concept. Understand contracts, zoning, taxes, types of ownerships, etc.. the question will not be the same but the concepts will be the same. Good luck to you both!!

What’s the difference in void vs voidable
Void means the parties cannot legally move through with the contract, voidable means that one party may void the contract or choose to move through with it should they actually want to (someone put under duress to sign a contract that they would’ve signed anyways in their own free will.)
i remember it this way:
Void: missing 1 or more essential elements of a valid contract
voidable: has an option to rescind

Hi All, I just want to inform you that I PASSED MY CALIFORNIA TEST yesterday!!!!!! Thank you Joe..I must confess that I had my doubts on a few things...but I used all your material and here I am, Freaking Happy (I'm don't usually share my emmotions)
For those who wonder even how the test screen looks like...very simple. A row numbering the questions (150) to the feft, the question in the center right and below are the multiple choise answers way below the screen you will find a few bottons to go back, pause and finish the tes, you DO NOT NEED TO BRING ANYTHING, NO CALCULATORS, NO PEN NADA!!
