I definitely think redoing the maintenance shed should be high on the list of things to get fixed. Once you do that, you can have bulk parts close by and have all your tools in one place and organized some what
I would consider an inclosed car trailer. That way it’s can be moved around the property when working on projects. It’s bad enough having to stop to run to the store but going back and forth across a large property gets tiring.
I'd also consider bringing it a trailered fuel tanker similar to what farmers often use. That would save on the need to head to the petrol station every time the machinery needs refueling bigger than a humble jerry can.

Start by making a workshop!!!! A place to store all extra bits and bobs so you can just go to a store and buy extras of everything is going to save you literal weeks in the long run, because it means that when you need just one of something a few weeks or months down the line you probably already have it. Having a clean place to store and use your tools is also going to be a major productivity boost.

Yep, that was my thought, a good place for the night/on-call crew to hang out in. Right by the gate for easy late check-in, and centralized in case any guest problems come up. Toss some nice bunk beds to nap on make the porch a small office and your done.
Matt you sould start a website with video tours of the "good" buildings with no commentary just a quick tour just so we can see all of them and help you prioritize of even get people to help with the buildings. And an updated site map. I know that there a mowers on UA-cam that do some crazy good work and I will tell you; you a Gold mine in collaboration content there. I was just thinking that with the scope of this project, it might be worth it if Matt were to get 60 or 90 day satellite images of the resort. it dosn't need to be a super detailed pass, but enough that you could look back over projects and have a slideshow develops over time and we can see the buildings change and trees getting cleared, etc.

You should get things set up for camping purposes! Like, running water and electricity and just put in some temporary places for camper hookups, tents, etc! Because I would totally take my family camping out there and lend a hand if it were an option.

Built around 1900, abandoned less than 20 years later, rented out as a home for 70 Jewish refugee children from 1939 to the early 1940s, then used as some kind of hostel until 1960, bought by a former employee of Coco Chanel, burned to a shell in 1986 and has been sitting empty ever since. I hope Matt decides to keep this gate house as it appears to have a solid structure. I imagine opening up the now enclosed porch again to be a porch and show the great slate walls. It is a cute building and could be used as the 'Ranch Museum and History Building" in the future to showcase the history of the property to visitors.
Long term a little merch site by the gates would be great. For now term it would make a great construction office to spread out pictures maps and plans. You could also take it a step further and have a scale model of the planned resort for people and Tubers to come see.
I don't. But this is the problem with renovation vs doing it right. So demolish it. If it's the first building on the property, it needs to serve that function. So make it an admin building with check in/check out, guest information, maybe sales/museum/gift shop and if there's any accomodation in the building, make that for security or caretaker services. Recyle the materials and call it good.
if they keep it long term, it is almost perfectly sized for a Bunker Branding store with breakroom/kitchen for staff. But I do think it's a strange building that takes away from what will be the Lodge site.

Sad panda that I can't come yet as I am out of state but I do want to help and can't wait for the day I can send in my video to apply. I think you should turn the gate house into a base camp center. Make it so youtubers can bring an RV and hook up to it for power, water, and bus stuff. The house will have tables to have construction plans on, radio recharge and drone recharge and deployment stations, and with the kitchen and bathroom a place to eat and handle business without dealing with RV versions. Maybe even bring in some mobile homes for others to sleep in that hook up to the gate house. That way you can manage multiple groups of people handling different tasks across the property at once.

Geologist here, that "ripply stone" Is actually "fossilized" sea floor. When you go out in the ocean and the sand under your feet has ripples in it, caused by the waves, sometimes that structure gets preserved and that's what you got there.
So basically woodworkers to help make the decor, tables, bed frames and so on would be something really awesome to see with the development of this resort. A touch of the viewers/youtubers so to speak 😁

@@CyberNut930 residential construction does not equal commercial construction. It’s also likely that construction cost more than the actual land. Even in Texas he will need to get occupancy permits. So black mold will be a big problem. Also hvac and plumbing will need to be modernized. It’s honestly millions of dollars(maybe tens of millions) in investment that can’t be done by UA-camrs and friends. My advice would be to demo basically everything. Build a new central club house(maybe on existing foundations). Then build a series of yurts, campsites and RV spots. That would bring expectations down a lot and reduce the need for staff. I work in hotel renovations and I know the rough cost to bring a actual resort to basic occupancy level.

And the clothing line needs attention a few times a year for pics, other than that they sell themselves and their employees bag em up and ship em out.
Be prepared to replace *all* of the above ground water pipes. That's freeze damage. As others have said, use PEX pipe whenever possible; it handles mild freezing a LOT better than PVC, plus it's cheaper.
At some point you’re going to need to get a service truck. Something with a reading bed or a knaphide or big box truck so you can keep the basic provisions for plumbing, carpentry, etc. That way when you inevitably buy any future fixer uppers, you’ll save loads of time in avoided hardware store trips.
Silly idea for Matt: before any of your buildings are available for people to stay in, could you set up for camper hook ups? That would be a fairly simple, quick and inexpensive way to have a place to stay while working on the ranch.
I think you are supposed to cross your chains under the trailer hitch so if it does fall off it creates a sling to prevent it from falling on the ground.
I feel like this is the kind of project that will need a project manager. At very least, hiring a caretaker to be out there every day to do handyman things. Seems like a ten year project at this rate.
it might be a good idea to deal with the maintence shed so that way you have a stock of parts ready to go for the rest of the project and place to store excess materials from repairs

I think you already know after mowing with that little zero-turn that you're going to need a big tractor with a 5 or 6 ft bush hog and a finish mower. It's a lot of area for that little zero-turn😂

Matt, call in the tractor youtubers. See if they are willing to come out to hekp and/or show off equipment. @TractorTimewithTim would be a great start. Get tractors in there with grapples hauling around debris, brush hogs, wood chippers, stump grinders, the works. Could have the property looking refreshed in a hurry before reconstruction begins and would be a huge boost to a great but small community of youtube.

You could label every video to the corresponding building as you’re renovating as kind of like a mini piece of history. So if anyone comes and visits they can watch the corresponding video to their chosen cabin or building if they so choose.

If multiple wanted to partake they can come out and pick their own little piece they want to work on? That way you have nice edges and the weeds out of your walks and what not. Hey matt just fyi when hooking trailer chains you want to twist them a little so theyre notnso close o the ground and cross them so right goes to left hook and left goes to right, that way if it does deball the chains will catch it

Geologist here, that "ripply stone" Is actually "fossilized" sea floor. When you go out in the ocean and the sand under your feet has ripples in it, caused by the waves, sometimes that structure gets preserved and that's what you got there.
So basically woodworkers to help make the decor, tables, bed frames and so on would be something really awesome to see with the development of this resort. A touch of the viewers/youtubers so to speak 😁

Hey Matt loved the video and excited to see what this place will turn into! Also don’t forget to cross your chains on the trailer. If the ball lock fails it will “catch” the tongue and if you’re lucky keep it from scraping the ground or causing further damage

@@CyberNut930 residential construction does not equal commercial construction. It’s also likely that construction cost more than the actual land. Even in Texas he will need to get occupancy permits. So black mold will be a big problem. Also hvac and plumbing will need to be modernized. It’s honestly millions of dollars(maybe tens of millions) in investment that can’t be done by UA-camrs and friends.
My advice would be to demo basically everything. Build a new central club house(maybe on existing foundations). Then build a series of yurts, campsites and RV spots. That would bring expectations down a lot and reduce the need for staff. I work in hotel renovations and I know the rough cost to bring a actual resort to basic occupancy level.
All I’m saying is, someone out there needs to be brave enough to do a 24 hour mowing challenge 😂

And the clothing line needs attention a few times a year for pics, other than that they sell themselves and their employees bag em up and ship em out.
Be prepared to replace *all* of the above ground water pipes. That's freeze damage. As others have said, use PEX pipe whenever possible; it handles mild freezing a LOT better than PVC, plus it's cheaper.
At some point you’re going to need to get a service truck. Something with a reading bed or a knaphide or big box truck so you can keep the basic provisions for plumbing, carpentry, etc. That way when you inevitably buy any future fixer uppers, you’ll save loads of time in avoided hardware store trips.

Silly idea for Matt: before any of your buildings are available for people to stay in, could you set up for camper hook ups? That would be a fairly simple, quick and inexpensive way to have a place to stay while working on the ranch.
I put this out there on the first Resort video. If he puts in a space or two big enough to park a tractor trailer, I'll be a regular there.
I think you are supposed to cross your chains under the trailer hitch so if it does fall off it creates a sling to prevent it from falling on the ground.
I feel like this is the kind of project that will need a project manager. At very least, hiring a caretaker to be out there every day to do handyman things. Seems like a ten year project at this rate.
it might be a good idea to deal with the maintence shed so that way you have a stock of parts ready to go for the rest of the project and place to store excess materials from repairs
Yes, get rid of all cardboard boxes and use plastic bins. Slap some cdx on the floor. Plastic fittings get brittle over time.

Probably worth having an architect or inspector or something come out and help assess. It'd make the process of deciding what to do with each building much faster and easier.

Matt, call in the tractor youtubers. See if they are willing to come out to hekp and/or show off equipment. @TractorTimewithTim would be a great start. Get tractors in there with grapples hauling around debris, brush hogs, wood chippers, stump grinders, the works. Could have the property looking refreshed in a hurry before reconstruction begins and would be a huge boost to a great but small community of youtube.
All the guys that helped Matt with the mansion and Bunker Branding are probably flooding Matt's phone.

When repairing plumbing, go with pex. Don’t have to worry about the joints leaking and can handle much lower temps.

You could label every video to the corresponding building as you’re renovating as kind of like a mini piece of history. So if anyone comes and visits they can watch the corresponding video to their chosen cabin or building if they so choose.

I'm so excited for this series. I was thinking maybe you could reach out to some of those yard restoration youtubers about maybe coming out and making a video on a piece of the property. If multiple wanted to partake they can come out and pick their own little piece they want to work on? That way you have nice edges and the weeds out of your walks and what not. Then you just have to maintain the landscaping.

Hey matt just fyi when hooking trailer chains you want to twist them a little so theyre notnso close o the ground and cross them so right goes to left hook and left goes to right, that way if it does deball the chains will catch it
