    We've had 90% of our guest stay for 1-5 months since Covid. We average around $1k profit per property per month with 15 properties. It's been fun :)

      I'm surprised your guests didn't "squat" because of the addendum that was created where if you are a homeowner or a tenant, that you did NOT have to pay your rent or your mortgage. My cousin was renting a house. The tenant actually paid during covid shutdown. After he told them he was selling the house, they refused to pay and he had to take them to court to evict them.

    Before you rent for 30 days or more, be sure you know your rental law. California is one of the worst states for stays a month or longer. The short term renter can become a long term renter. WIth Covid and Calif friendly tenant laws, it is very expensive and time consuming to evict someone. My business model is to charge more and shoot for the 4 to 21 day stays. I also charge more, for the summer months I average about 3 vacant days per month. Having too many one and two nights stays can ba hassle.

      @@pushove my understanding is if a guest decides to stay more than 30 days they can become month to month tenants. Which means to get them out you have to evict them. You can goggle it for more info, but when it comes to being a landlord in California it can really suck.

      Yes, but you have a rental contract & you can call the police to enforce any trespassing. They had proper notice with the rental contract. Just be sure and clarify your terms, if they go against it, start adding up the charges ( which you state ahead of time in your contract) I keep the garage & 1 room open in my rental so I can enter the property if I need to. That way I can change codes on the last day & get housekeeping in the house, that usually clears things up pretty quickly .
      If you don’t like any of it just do a 28 day stay.

    I have all these amenities in my short-term rental (3 days to 2 weeks- that's my limit) and make way more money doing short-term. Longer term rentals (in my area) are WAY more wear and tear on my furniture and unit and cause me way more headaches later on...people start to think they own things in your unit and spend way more time in the unit when they stay longer. Longer showers, more time sitting on the furniture (create divits b/c they sit in the same spot every day)...But, I think it depends on the location of your unit.

    Thanks ! We also like to offer Sundays extra after confirmed booking at a discount. That way the workload on Sunday’s is less and we earn more as these nights in slow season rarely get booked.

    I’m looking forward to seeing how this works. Last week I added a 35% feature for stays over 28 days where as before I was not allowing stays >28 days so hopefully we will get some nice guests for longer stays during this slow season 😊

    Long-term stays are key for our business model.
    Two of our three units are exclusively 31+ day rentals. And our other nightly unit, we try to get a couple months booked out during January-February-March in one chunk.

    Hey came across a new situation VRBO. Unlike Airbnb , they will not cover your for damages done in your home unless you have a security deposit or request traveler insurance prior to booking. I hope this helps someone , I just had a reservation checked out and left the house smelling like weed -_- oh well , I will say Airbnb is 100 time better to handle claims like home damages.

      It's really easy on VRBO to request either a security deposit or traveler to buy the insurance. It's just a toggle you set in your listing. VRBO guests are used to this and it hasn't impacted my hosting at all, and I feel more confident that I don't have to hassle with Airbnb for claims.

    I kept waiting for you to teach the price difference between Airbnb service fees--STR 14.6% -- 28+ 10.6% plus no TAXES which makes it a bargain to go monthly both for guest and host.

    Im west of Denver and in the home that I have there, there are 4 bdrms. This space just evolved into long term stays as I'm near NREL, Mines, DU, CU and other businesses that bring people in for a month to 6. Sometimes even over a year. It is a lot more reasonable for someone to pay higher monthly rate then risk securing an apt. for 6 mnth or a year. I advertise thru airbnb and a few other ways and am looking for more as I almost want to get off airbnb since the platform went public. Any suggestions?

      You will be pal. Look at host around you and make yours better. Ask yourself why would they want to book yours and not others around? When you answer that question you will make it.

    I just sold one of our smaller suites today for $1900 for 30 days. Yes we took a bit of a hit on nightly rate, but its guaranteed, no cleanings, and eases our burden for that particular suite of ours. Having multiple suites/rooms/spaces in the same area is fantastic as well. We have moved guests to other rooms (and even upgraded guests to larger rooms) to modify our calendar to fit longer stays. Most recently we sold one of our suites for $7,500 for about 80 days. It was fantastic. Do these suites require a bit more deep cleaning than shorter guests? Absolutely, but so far we have not seen anything to deter us from this in the future.

    Don't you run the risk of "squatters" if a guest wants to stay for 30+ days? You mentioned in a previous video that some states, guests that stay beyond 30+ days, they are now technically tenants and now they fall under "tenants rights" and you have to go thru legal recourse to remove them.
    Do I have that correct?

    We pay $400 a month for a stall in the condo building. The owner wants to charge $20/day for this to a guest. It was included in our price before but not everyone needs the parking. What are your thoughts about charging extra charge for onsite secured parkade parking stall?

      Kella Billingsley depends on your market/location and a lot of other factors. I have 4 Airbnbs and charge between $1500-2200 a month in Buffalo

    So I just started medical residency in Los Angeles and am over the rental scene and wanted to purchase a house (maybe a bad idea), and do Airbnb with two or three of the rooms and live in the home as well. Is it too risky to offer the longer term guest stays?

    Hello friend i am whatching your videos for a while. I have 1 concern. Is it possible to give additinal discounts for mounthly/2 weeks stay for 3-7 persons. I am okay with my discount's for 2 persons ( for 2weeks or 1 mounth) , but for 3 or more persons i would like to give additional discounts for longer stay. It's hard to make appropriate extra guest fee because it's not same is it 3 or 7 persons in my apartmant. But for 3-7 persons, i would like to cut down payout from 30% to even 40% on 2weeks/mounthly bases. Thanks for making these kind of videos, it's really helpful and i am also from Serbia, i heard you said your wife is to so... Best regards! :)

      I know that Sean uses "send messages to get 15% discount" in listing title or body copy to later sell in chat. I have heard about upselling these after a booking. But I can imagine you could duplicate your listing and block the calendar then update prices and share the new listings link with in chat... Hopefully it helps 🤞

    Ok, here's my situation... I have a small cabin in Montana... Up in the mountains. It has a full kitchen, bathroom with shower, and can sleep 4... Fireplace & electric heat . I am trying to promote a true get away from the corporate world , peace & quite.. So, ie no internet or wifi.. I am charging $74 per night & I do all the laundry in-between myself.. Its close to fishing & skiing, hiking , kayaking. And lakes.. I realize this is not a place you are familiar with, you seem to be in more highly populated areas. So how do I promote my place for longer term guests ? I would definitely provide laundry. Would appreciate your input ** Thanks, Paula

    Monthly’s the worst In a big city hipster neighborhood . Your renter will have a million hipster friends who live nearby and the Abnb is the hangout . Cleanups are no big deal don’t know how 3 less cleanings is better . Those 4 or 5 day people went around exploring the city they leave the house literally exactly like it came most of the time . A hipster will rule the roost and be a thorn in your side . Stick with traveling parents in to see the kids who live in the city or travelers to the city . Travel will most likely be dead in 2 more months from the con job cold to usher in communism . Also bs variance will be blamed on your travelers and it’s lockdown time which means free cancelations

      My bread and butter is 4-5 day guests ( couples) and I allow pets, with a hefty cleaning fee, no kids; booked solid. I don't accept guests for longer than 14 days; my space is a separate, secluded and immaculate guesthouse. A fellow host I know got into bed bug hell by switching to long term rentals, they see my approach clearly now.

      @@flightographist thanks for the good reply . I agree on all of it . I like the idea of mentioning only the renters on the property but in the trendy hood I’m in . The parents come in to see kids . Or friends come in to see friends . Both could be tough for creating a hangout . My favs are those just coming to explore the city . They head out all day then get home and go out to eat . I have a stocked kitchen but vacationers go out to eat . It’s the cheap people you don’t want they will stay home cooking all the meals . People coming over to eat . I can always tell somehow what kind of people I got in the introduction texrs and then on the first day . What’s your plan for repeats or is that not even a hope . I’m always like come again but I know in reality even thigh my place is nice most will choose another spot on a future trip just to have something different ya know . Also only noticed it’s the cheap people who inquire cause they are asking fir discount . But if I recall they were totally easy I do it

      @@jjooeegg1 I have a fair number of repeat clients, I am on a large river an hour drive from 3 large cities. I don't give discounts other than 15% for a week booking. The ones I watch are those that ask for early check-in or late check-out. If guests do the later it's $50 for the first half hour and a full day for over an hour- terms of service. I always explain why early check in isn't possible- i.e. cleaning.

      @@flightographist wow another good idea . By posting a fee for it ya can blame on rescheduling . I’m not even in a rush to have it cleaned and ready . I just hate that many Joe somehow think to just text you at 9am if they can stick around as flight leaves at 4 or some bs or can we leave are bags while we go to linch . The seasoned cheap ones also know that we have a rule now that can’t rent for a day because of con vid . So they act like no big deal abd when ya say no well they may give bad reviews . By writhing it ahead like you mentioned with a fee they won’t bother . Good idea . So many now are doing the text ya about early check in too for same reason . They know nothing can rent a day ahead . Someone told me ABNB stupidly told guests this like ask your host if you can chk in early many willl oblige because no one is there like in the past with quick turnaround . What I do is I act like oh I would have but I’m on other side if town and can’t put key in the box . But then someone asked a couple days early so then it’s tougher to bs . I just prefer not letting them set the tone . I’m long time landlord and the old saying the way it starts is the way it stays . Meaning asking now means they’ll have requests most likely the whole stay . Again I can always tell .
