The previous owner of my mobile homes would just put another layer of subfloor on top and old layer of subfloor whenever something would get squishy. In some places I have 3 layers of subfloor with with Linoleum in between. Each time I remove a layer of subfloor to get down to the joists the smell of rotted subfloor and trapped moisture/ mold is a treasure. Totally agree never ever ever put a sub floor on top of another sub floor.

Polybutalene plumbing is trouble. Fittings prone to leaks. Thereby floor damage. Will continue to be an issue until all is replaced. Use pex with brass fittings. Use red red and blue pex. Crimp on rings. Wrap with pipe insulation. I avoided placing it in flooring . If leaks occur as is obviously sub floor damage occurs. By placing below belly paper when and if leaks occur it goes to ground. Place insulating seam on bottom so water drains downward not into subfloor. Rip out old water damaged insulation because R factor is lost when water soaked and compressed it. Make sure sub floor drys out , mold and mildew is killed before closing up. I'd encourage a hot water heater pan under the tank. With a drain line routed thru sub floor , under home and to outside thru skirting to drain to outside not under home. I used 5/8 treated plywood for sub floor. Screwed down with decking screws. Replaced damaged insulation with new insulation on roll cut it to fit. No cramming or packing so as R factor not compromised. Used insulation hanger wires to hold in place. Sealed gaps around plumbing with great stuff to prevent entry of pests and eliminate air leaks. Already had moisture barrier, dehumidifier, foundation vents sealed up, also wrapped exposed ductwork with rolled silver insulation with spacers to reduce sweating and better at preventing heat or ac loss. Expensive? Yes. But not so much for a DYI! Rentals tend to cut corners, compromise to save a dollar, not concerned with the long run, cheap not quality material or workmanship. Yall be safe, be prosperous. Best wishes on navigating today's cost of material.

I think it's always best to tear out entire damaged floor system and install completely new floor system. In the end, customers will enjoy it. It costs, but it's the right thing to do. I e been doing floor system repairs and complete replacements for over 40 years. It's how I roll and what I do. When I say "Drew is Pro", I know. Only Pros get the jobs done right!

When I ordered my Commodore 14 X 76 home back in 1992, I upgraded everything to 16 inch on center - "Floor Joists - Outer Walls and interior walls", all 16" on center. My outriggers are 3 feet from the frame on both sides; 30 years later; no problems. I removed the old metal sheathing and installed OSB panels on the outside and installed vinyl siding, then removed all of the thinner drywall, re-insulated everything, installed new Pella windows, new doors, and re-drywalled everything with 1/2 inch Sheetrock, I even bumped-out the wall 1 foot where every new window was located. 30 years old and no problems with sagging. If you don't specify certain things like 2 X 4 interior walls and everything at 16" on-center, you will defiantly get everything at 2 foot on-center, and 2 X 3 interior walls.

Awesome viedos, big time fan here Shout out, you two guys crushed it, that dude needs a raise lol. Definitely a genius on the mobile home roof repair. I've been managing 55 and older parks for the last 19 years, unfortunately people die when there old, and nobody steps up and pays the lot fee or probate ties it up. I inherit in 120 days a abandabent clear title, my job requirements include all rentavations. And thats when eyes open. I'm amazed how people live not knowing, possibly they do. My story setting is in the Akron Canton, Ohio area And im 61 years old, so its not a easy go at it 7 days a week like the early days. Only 1 of a thousand humans would do what we do. If you call for help a electrician for plunbing, furnace repair, roofing, as soon as you say Lot number, nah we don't do mobile homes, or TRAILERS. I had to learn everything. And surprised everytime. I'm guessing if I would do viedos like your team does the first segment would focus on - I'm here, because its really bad, you know Why? This is what not to do! If you don't know what to do, don't try it, it's a waste of energy, time, possibly or probably get injured, end up with new tools you'll never use again, oh yeah , embessment.... PEOPLE!! FIND a Mobile Home Pro, like this company. That knows how much shit happens as soon as you open the door cuz the more you dig the more mold and nasty ass wood rot that makes and keep you sick that will lead to death. If my transmission on my pick up went out yesterday i dare you to dream it, good morning Katie we should take apart the transmission and do it are self ? Peace.

It would be really nice if you could give a range of repair estimates for these projects for those who are thinking of doing repairs like you show. For example, we can't tell if this is a $2000 job or a $5000 job. For many of us on a budget we don't want to start a repair and then find our budget is only half or less of what it really takes. Thanks and good work and explanations.

Well number one you got a figure the flooring is $80 per sheet 4 x 8 so every 10 x 10 area it’s gonna take three sheets so right off the bat you’re looking at material $240 that’s just sheeting not including two by fours or any other material you might have to buy. To do everything this house would need which is jacking up the walls building walls underneath the exterior walls repairing the floors removing the material under the walls Probably somewhere around $20,000

My sub-floors are 3/4" OSB, with a slight lamination on the top side of the panels, everything was glued to to the floor joists and heavily secured with 2" glue coated staples. None of that cheap Flateboard "sawdust" crapp. I had a miserable time separating a couple sheets of it from the floor joists when I pushed some of the walls out. My kitchen is about 17 foot wide, my living room is at 16 foot wide, and my office comes in at around 16.5 feet wide. I re-did everything, electrical, drywall, windows, insulation, doors, new cherry cabinets, sinks, faucets, luxury vinyl tile in the kitchen and bathrooms, 6-panel interior doors, new aluminum roof-over with a 7 inch overhang and 6 inches of open~cell insulation board under
the aluminum. I have about $17,000 in the materials for the remodel, and the roof cast me $6,850..
I glued and screwed everything, and I would guess that I used about 50 tubes of construction adhesive and maybe 2000 screws of various sizes. I glued all of the outer OSB sheathing to the wall studs with coated screws, then used 2 coats of primer over the OSB, then taped every seam, wrapped the home with Tyvek, then installed something called "Fullback Hurricane Rated - insulated Vinyl Siding".
I still have some work to do; and it's a slow painful process doing all of this work by myself - - - In my spare time..

    • @Jim56747
      @Jim56747 Рік тому +1

@Frank Coley it sounds like you have the same problem I have with my mobile home roof. When they did the roof last they put a short drip edge on it and the starter shingles don't overhang the drip edge at all so water runs under the shingles and back behind the drip edge and down into the walls and in between the windows. We got the place as new home owners not knowing anything about roofing or anything and the entire sub floor was shot. We tore it all out and replaced it ourselves and I was racking my brain on why the entire sub floor was shot. I knew there was a couple water pipe leaks at some point that contributed to it but came to find out that the roof being done wrong was also a big part of it. Also if you don't have gutters I would install them asap bc on most mobile homes the rain water just runs right down the siding to the ground rather than dripping off the roof and that's no good. Siding is not water tight and the water running down the siding constantly will cause moisture in the walls, make it impossible to have your windows open while it's raining and you will have to pressure wash your siding every year from the dirt and grime that comes with the rain water flowing down your siding.

Alright, I've been in house construction, remodel and new builds for a while. Never really worked on mobile homes. Until now, my new house. I'm remodeling, I've gotten over halfway done with the tare out.. they put new stuff on top of molded sheetrock..it's insane. I've found 4 types of flooring on top of eachother. My 2 things I'm stumped on are...the edges are sagging and there's a bow in the center of the master bedroom. They put a metal roof on the old roof. I gotta get the sag out the edges. We moved it to my land, and leveled it once already..gotta level it again. Is that the best way to get the outer walls from sagging. Extra support? I learn as I go. I'm almost gutting the place. I'm fixing everything rotted and wrong with it. My other question is should I add extra beams and support under the house as my furniture is heavy heavy antique items..

I grew up in a mobile home park in the early 90s, and our neighbor across the street had a 1977 Titan with a tall asphalt shingled roof-over. I have no idea when that roof was installed, but by 1990, all the floors were crowned worse than what's seen in this video. In the mid 90s, they had a carpenter replace the flooring in several spots - I believe he sistered some of the joists or shimmed the subfloor, either way, it flattened it out somewhat... but it only got worse as the home aged. By 2004, they gave up on the home (which was badly deteriorated anyway) and had a brand-new Schult double-wide built to replace it. Within two years, their brand-new washing machine let loose and flooded the utility room, destroying the floor which I believe was still made of compressed sawdust... I swear to god I will NEVER own a mobile home...

ive seen the particleboard swell to over 1.5 inches thick under wall plates. it was all dry & been thay way for a while. i was not gonna dig all that crap out to put new ply sheets under the wall. the trailer was used as a duck camp & had gotten submerged into the ARK. river during a flood. a few years before... the whole structure needed a dozer & start over. but the owner agreed to my 1/2 ass way of salvaging the rest of the structure, as the flood waters , believe it or not, stopped even with the floor. the trailer had a nice built on room that was worth 4 times the shitty 1978 trailer it was attached to... me and my guys removed all of the old P.B. chips that we could, blocked all over the random placed floor joist with 3.5" deck screws. hung some insulation as best we could & put down 3/4" ply w/deck screws. caulking everywhere that was needed. i showed the owner the obvious other damage, a few concrete piers were washed way outta place.. i told owner ; MOLD WILL GROW, GONNA BE VERY DRAFTY IN WINTER, YOUR GONNA HAVE TO MONITOR YOUR PLUMBING LIKE A HAWK. .. he said he never really went into that side of the structure except for coffee pot & microwave... he kept doors closed... he didnt wanna just build a nice rear wall to the well built add-on. he just wanted to be able to walk thru... as bad as i hate to 1/2 ass a job... he was super happy , he had a floor that my 220lbs. self, jumped from end to end. he was a local guy so we took 4k of his insurance money, even hauled off the tainted debris. he kept the rest of the money in pocket. i hope nobody gets sick from the mold. the next little flood in that prone area is gonna take the trailer section... he probably build a rear wall with the next ins. money...

I am a widow now and believe me, my husband an I argued over this floor before he passed. I have a lot of experience on stick house construction. But, not so much trailer remodeling. Your videos have been a life line for me.. I have learned so much from you..
I have bought 1 in ply wood to go on the floor. I am going to apply the ply wood the opposite of how the floor joists run.
My son and I will be doing the work in the next 2 weeks. I know I should tear out the floor to the joists. But, I am not sure if I am going to stay or move. I wish I could move this trailer.
But, it is so peaceful, where this trailer sets. It over looks the ky river. No traffic or people.
Good luck with this trailer. I would tear that roof off. And put a rubber one on.
And if I was those people I would run not walk to a phone and hire you. You are the 👌 best!!!!

They want to hire me but they can’t afford it right now unfortunately. Your husband should’ve fix the floor before he died or had somebody else do it. Maybe you should hire somebody to help you not just your son three is better than to thank you for the amazing comment I appreciate you Marsha. He did call me back and said that they were going to work on a loan and he would be calling me back

You didn’t have to watch. Was I standing over your shoulder asking you to watch? go away if you can’t be positive. dig a hole. Bury yourself in it. The video is just showing that the floor is sagging and the roof they put on top of it is way too heavy I was explaining that you cannot build a roof on top of a mobile home. I hate negativity I’m a happy positive person. If you think I was whining that’s your opinion just go away
