Before calling a plumber to fix that annoying leaky outdoor faucet watch this video and with less than 1 hour and a few bucks in parts, you will be able to fix the issue yourself. I will provide examples of a few different types of faucets to ensure you are able to successfully fix your outdoor spigot even if it is a bit different design compared to mine.

Had a plumber tell me one time after he replace the faucet in my bath tub, the best way to make the faucet last longer is to act like a little old lady with arthritis in my hands and only turn it till it stops dripping. Great advice.

Don't ever buy a delta. There are too many internal parts that if you over tourqe that handle it will drip. Stick with moen
@@endlessdesert3122 Moen Schmoen. Delta faucets have stops that prevent over torque. Moen might too, but I'll take a Delta over a Moanin' any day.
Actually, stop turning BEFORE it stops dripping. It's water, not electricity. It will not stop flowing instantaneously. It also isn't air/gas, which needs a tighter seal to stop the flow. Turn it off, watch the drip. If it needs a little more tweaking to stop the last drips, give it a LITTLE more.
Sounds like the plumber simply didn't want the small job.
50-year plumber here, and I completely agree!! Spend a little more money and replace the thimg with one equipped with a vacuum breaker, which will allow the water to fully drain from the sillcock when turned off AND will satisfy the plumbing code

@alan4sure I tried to fix the bathtub faucet leak and it was difficult to get off. I damaged the part that went into the wall. I called plumber and he told me because I did that, he had to replace the copper inside the wall on top of the tub parts. He was there 2 hrs and it cost me $1100 for something that should have been at most $75 for new faucet parts. Now I'm afraid to do anything related to plumbing.

Your video saved me a lot of stress and money! I was ripped off by a plumber who "fixed" my leaking hose bib for $150 less than a year ago. He warned me that his repair might not hold, and a permanent fix would be several thousand dollars. When I took it apart, the washer looked like yours... I think he used the wrong size for this unnecessarily expensive repair. Your recommendation for $10 of washers and careful instructions were perfect. I charge 350$ to replace an exterior faucet
I was charged like $575 for a plumber to replace a hose bib nearly 10 years ago.

Great video. Although I found my insert to be threaded, I found the flattened washer and replaced it with one found in the "contractor pack" I paid 10 bucks for at the hardware store. I decided to try it because a plumber told me the week before that, "We don't repair, we replace." He quoted me $658!! Good savings of $648! Thanks!
Some faucets are antique style and cannot be 'replaced' easily or at all.
Like those on the old claw foot tubs for example.
Older sinks sometimes do not have the 6" spacing for lavatory sinks' new style faucets.
So, get out the seat grinder, washer and SCREW kit, valve packing, and plumber's grease.

Thanks for this clear video. I detached my hose from my exterior faucet today and noticed that the it was really dripping quite a bit. With colder temps on the way I couldn't leave it like that. I had repaid an interior faucet on a utility sink just a few days ago, but watched your video as I have a similar setup with a frost-free faucet. The only issue I had is that the bib washers I had on hand were 1/4-in M size, and I needed 1/4-in S size. I went to my local hardware store and picked up what was the last package and completed the repair. Thanks again!

Being an old school farm boy, I use 1/8" fuel line (or whatever size fits) as the sealing washer...
Just cut off to length...

Great advice for everyone. My disaster was when I moved to Misssouri from Michigan. One of my faucets was NOT outdoor frostproof. One year when I did not drain it, it froze and burst a pipe inside the basement. That spring when I pressure washed the house, I flooded the basement! Cost me my basement bedroom, carpet, drywall and a bathroom. The insurance company paid to demolish, air dry and clean some of the basement- no repairs! A month later after receiving a small check, we pulled the carpet in the next room and we discovered mold under the carpet. The insurance people suggested we should dry it and re-lay it! No way we did that! So we pulled all carpet, washed and dried the concrete. We then laid tile throughout the basement.
So in summary, drain non frost-free lines before they freeze. If possible replace them with frost-free, ASAP. Don’t expect the insurance company to cover pipes freezing. After all , it’s an act of nature.
Oh man, that is rough. I appreciate you sharing the story to help other homeowners avoid a similar nightmare.
So are hurricanes. I’m covered. Are freezing pipes the homeowners fault for not winterizing? What if they don’t know….UA-cam.

Since I did my addition in 2001, I have had a leak in the outdoor faucet the whiz kid plumber installed. I kept putting off getting it fixed, because I thought a plumber would need to come out and replace the entire unit. I guess that might still happen, but a 20 cent washer sounds like a much better deal. Thanks for the video.

Why not change the whole spiget while your there buy a nine and twelve inch you get new seals and washers ,now you can turn the water off only once ,when your finished return the other spiget .
Don't forget to take the other spiget back .....

Terrific video! Followed your instructions and stopped my leaking spigot. BTW - Before fixing this using your video, I called a plumber to review the situation, and he provided a ridiculous and expensive “solution” that I quickly rejected. Lesson learned - Check how-to videos first before calling a contractor. Doing so would have saved me some time and money.

One of the first things I did after moving into our new (to us) home above the Mason Dixon line was to replace the two outdoor faucets with frost-proof or freeze-proof faucets.
Make sure to faucet is fully open when reinserting.

This is the real deal from 1997. Still holding strong.
The building code prohibit all pipe installation that would be inside an exterior wall because of freezing in cold area (like Canada and northern US). That is also why you need that long frost free faucet because it needs to reach the pipe inside the house, on the "warm" side. The rubber is also inside to stop water before it goes throu the wall. Hope this comment help you understand the purpose.

Remember when Texas got hit with those sub-freezing temps a couple years back--all those frozen pipes made it a real BLEEP show. It's always better to be loaded for bear.

I live in an Atlanta suburb and still have freeze proof outdoor faucets. Also have indoor hose bibs (shutoff valves) to each outdoor faucet and I shut those off when a freeze is forecasted.

worth a reminder that before tightening the bonnet, to make sure the faucet is slightly open. Otherwise the force of a wrench could crush the new washer, or maybe even crack the valve threads.
That was awesome! Thank you I took it apart by myself and then saw the crushed washer and was like "wtf is this rubber part... where am I going to get one that looks exactly like this.. ha ha this explained I was just looking at a very old crushed regular washer.

Great video, as per usual. Just one small comment. WD-40, IMHO, is far overused/misused. It ISN’T a lubricant per se but is often sold as one. The WD stands for Water Displacement, And simply displaces water which does help somewhat. There is a WD-40 brand penetrating oil which could have been used for your purposes.

I'd also suggest using caution lubricating potable water sources with anything other than food grade lubricants.
All WD. 40, also works as penettreting oil too. ( we have locksmiths in family using it for lubricating faucets and locks for over 75 Years.

Thank you very much. This is extremely helpful. I have fixed both of my outdoor faucet using the exact same procedures.
An even easier fix is to install a ball valve type shut off, it screws onto the facet outlet and provides another threaded hookup point and has a ball type shutoff valve in the middle. I put one of these on my spigot so that I could more easily turn the water on and off. Alternatively, i would replace the screw type valve with a 90 degree shut off valve rather than fix the original valve.

Sir, I don’t have a leak but my faucet handle makes a n awful screeching sound when I turn it. Any advice?
I have the same type of assembly. Unfortunately for me, the screw holding the washer in place is rusted and when trying to remove it, pieces of the screw broke off making it impossible to remove the washer. Also noticed some other wear on the assembly. Is this whole assembly still available? If so, can you provide a link?

The issue I have with one of my outside faucets is when I turn the water on it leaks from the frost free cap. I replaced the o-ring, but it still leaks. Have you worked on the frost type faucets?

This is a professionally presented video. Very informative. Well done.
I fought and fought for years with a spigot like the one in the video. Replacing washers over and over again. They never lasted. I finally replaced the entire stem with a new style and it has worked perfectly ever since. It appeared that the prior owner of the home had cranked down on the handle so much to stop it from leaking that it damaged the seat the washer was meant to seal against. Moral of the story, don't overtighten your spigot valves.
I learned from observing the condition of the flat washers when replacing them that over-tightening them actually causes the rubber to buckle or wrinkle and tear, causing leakage.
So tighten only enough to stop the water, and give it time to drain out before you continue cranking it tighter. It's natural to think you haven't tightened it enough because we're so afraid of it leaking.
Did exactly as this video suggested to a tee. Unfortunately I still have the leak so I capped off the spigot. What would be the next step? I used a new rubber washer on the end of the 12 inch anti freeze rod that is attached to the handle. Is there something on the inside of the pipe to exchange? My set up is that the 12 inch rod is screwed into something that is internal in the pipe, and then screw the handle screw onto the spigot. Any suggestions?

Replacing the washer will help but many times it is a short term fix. The metal -the seat- that the washer contacts to shut off the water flow is going to get rough over time. This will eat up the new washer fairly quickly depending on how much damage there is to the seat. There are seat smoothing tools available. I saw some many years ago that reshaped with a smooth rounded top like the factory seat. Now they just smooth and flatten the seat.

I have the twin of that 12" frostproof faucet. That same squared shaped end. Darn if I haven't replaced the rubber washer twice this year and its still leaking. Was it supposed to be a bevel shaped washer?

Many times there is a notch in the brass seat that the washer presses against and the leak will return .
I have had my friend replace it then a plumber and it's still happening.
@@curvyblue2843 most of the time, if the faucet has dripped for a long time a notch will wash in the brass seat, and the only thing you can do is replace the entire faucet
Really good job! It’s easy to say just replace the entire faucet BUT if the no freeze is hard soldered in then it’s not that easy cause you have to know how to cut copper and solder the new one in!

hi. thank you for this video. i was able to fix the leak and water is no longer dripping but when i turn on the faucet, the water flow is not strong and it is all over the place. does this mean i used the wrong washer?
I have a ball valve outside that was leaking. I just got a brass hose shut off and leave it installed when I remove the hose. To change it would require a solder job next to my siding.
I have a similar spigot which I just went ahead and replaced it with a quarter turn one…. Taking out the guesswork…if I need to turn the faucet handle some more to stop the leaking
Use silicone grease when you reassemble.
I have a outdoor spigot on my raised mobile home that leaks but does have another valve on it which I don't know why plus a drilled spot where we water supply line attaches for the swamp cooler. Any suggestions for me.?

Depends where it's coming into the house, they could bring it in almost anywhere.
Do you have to turn water off before doing this? When unscrewing that part does that essentially start the flow of water or not?

Great explanation. I did not know they had that long stem for freeze prevention design. I have the anti-siphon type in Illinois.
I got a response from my comment asking if the shutoff valve I suggested is 1/2 inch or 3/4 inch. Plumbing code requires that water be plumbed at 3/4 inch and that each individual outlet whether faucet, toilet, DW or whatever be plumbed off of the 3/4 inch line at 1/2 inch, as this helps to distribute water pressure and volume evenly throughout the house. So your outside outlet will be 1/2 inch. There may be some commercial settings where a 3/4 inch outside faucet may be used.

What do recommend for sealing the corner joints in rain gutters? We had someone work on them a couple of months ago and now they’re leaking again. Thanks
Generally a silicone based caulk. I seal from the top. If you can, squeeze it under the joints, as well.

On the silcock with the siphon break. I can't get the screw out of the knob. So I don't know if there is a nut to unscrew to get to the stem.
Any suggestions ?
