My AirB is Next door and I would never dream of having an out of state property. I look at our house everyday & see issues that house keeping doesnt pick up, or handyman didn’t clean up after themselves. I used to be in hospitality though and consider it VERY unprofessional to not check in on my responsibilities. Sorry guys love you though!
Lol - until you find out your handyman is dating the housekeeper & she sends him extra “spoofs” every month to help subsidize their rent because she just found out she’s pregnant and they are trying to figure out a plan to con you guys out of more money. Oh boy guys.you haven’t seen anything yet!
So many cleaner questions makes me realize how much this business hinges on me. A cleaner, and how I really need to be charging more to clean these places. I've gotten out of doing strs because owners don't want to pay up. I can make 3x the amount doing 2 residential cleans in the time it takes me to do 1 str. Also, I'm a cleaner not a property manager..if I'm expected to order, transport and keep track of supplies, communicate with a handyman etc I expect to be compensated for it.
Good AirBNB hosts know that a good cleaner is worth their weight in gold. When you're getting requests for quotes, you should be interviewing the host just as much as they're interviewing you. Someone that's expecting top service and offering bottom dollar isn't worth your time.

Great content! I found your channel through the Real Estate Rookie podcast. My husband and I are getting ready to buy our first STR property. We live in a market that is fairly expensive (Clearwater FL) which can definitely be a barrier to entry or to scaling. We are going to make it work for the first couple of properties but I really want to be able to eventually get into some other more affordable markets outside of Florida. This video is really helpful to see how simple it can be to manage long distance. It takes the complexity out of it. Thanks!
I believe Clearwater is minimum of 30 days for rentals or that is what I found when looking there. I know Largo is wide open for Air Bnbs. Just check local laws before purchasing. We have had many wrenches thrown into out plans especially in Florida.
For the first property, yes. We flew out and spent a few days there. For our second property, we had our cleaner and handyman set up pretty much everything for us. We still flew out for a final check though.

Ultimately, my goal is to be able to afford a property in California, where most of our friends live. My goal is acquire a vacation home in Lake Tahoe. That would be nice. I also own 2 vacation rentals in Tennessee. They are managed by 2 different PM companies. I rarely hear from them, they handle all of the complaints, repairs, cleanings and bookings. Of course the PM takes a cut of the profits, but so does any vacation rental platform . So what makes managing the properties yourself better than hiring out? Love your videos!

I find Tiki statues in closets in my Tiki House all the time because they end up scaring kids. I'm managing properties in FL from the Virgin Islands. It is tough. Last time I was there I fired cleaning crews, handymen, pool cleaners, and lawn people. If people would just do a good job these things would be so much easier.

What happens after check out if a guest damaged something like furniture or if a sink is leaking but you have another guest checking in later the same day? How do you remedy these situations in a timely manner?
The cleaning lady obviously would be the first to notice the damage and would immediately contact you, then you’d contact you handy man if they can on the fly come over, if not possible, you’re gonna have to bite the bullet and call a 3rd party emergency Plummer or whatever to see if they can come right over. If all else fails you’re going to have to compensate the guest and again, bite the bullet on the monetary loss, which is all the cost to do business.

Do you wait for the cleaning review after the guest has stayed to verify how well it was cleaned or do you message guest after they have checked in for quality assurance?
We’ve actually never had our cleaner cancel on a day they were supposed to turn a property. Our cleaners have teams, so even if they’re out/unavailable, someone on their team is. And we also have backup cleaners we could call in a pinch. And we have automated messages that ask the guest how their checkin experience was. 😀

Great info!! I have a question. I live in NY and I'm looking for a property in Nashville. I'll be following the rental arbitrage method and the county has told me that I'm going to need a local responsible party that lives within a 25 mile radius of the property. We live 2 hours away from our vacation rental and work full time. our property management is currently charging 36%. Kind of terrified of going it alone, but then 36% is a lot. Is anybody is in a similar situation to us and have successfully managed their property?
We’ve never had that issue. Every market we invest in, or have been interested in, has had their STR ordinance online. But yes, I’d definitely call if I couldn’t find something!

We have been living in a Mill on the creek built 1600s and we have some cool plans for tents,tree houses, splitting the house and managing small groups to keep it calm, but we are VERY nervous as we have to have a hearing with the board and we think they will try to shut us up since they want the house. Luckily, the airport cannot get theyre permit without topping our trees, so we have a master plan to convince the airport to use theyre lawyers to fight the town if they try bucking us lol. There is nothing in our ordinance yet for STR and our argument is preserving history, sharing with guests, and managing it wisely to keep from any "parties" or complaints. Im sick of being a mechanic!! Send us some of your good juju! Thanks for all the info and this quick reply! I’m not sure what your PM is charging, but we’ve seen rates between 15% and 40%. We felt confident in our ability to self manage and save that money.
