    The reason many houses are "built" 1909 is not because of a building boom, but because we got a new house register in Sweden in 1910, with most of the houses put into the register 1909. So houses without a build year, got the year 1909, meaning the houses are 1909 or older.

    It is good that you have these videos about villas, but you forgot an important thing that separates Sweden from many other countries. The prices that are on the various villas are starting prices, which means that there may be bidding and the final price is usually higher than the starting price depending on how many people are interested. The smart thing you can do if you are not in a hurry is to look at the houses you are interested in, how long it has been for sale on Hemnet. Because the longer it has been out for sale, the fewer people are interested and then you can haggle on the price and show that no one is interested since it has been out for so long. What you should also do is write down the date you saw the house, as well as important information needed about the house. Because I, who often look at Hemnet, have seen that real estate agents can remove the house object for a while and then put it up again, so that it looks as if it has not been out for sale for a long time. Then you can point out and say that you saw the house earlier and state the date. Because it is illegal in Sweden to try to deceive people and is punishable. Then when it comes to prices that speak of the big difference, by saying what you have to pay in central Stockholm for a 1a (one room apartment), you get a villa in less popular parts of Sweden. Then if you think about the cost of electricity, the electricity price is higher in southern Sweden than in northern Sweden. Sweden is divided into four electricity zones Zone 1 is up in Norrbotten and Zone 4 in the bottom of southern Sweden. So the electricity price can be 2 to 3 times as expensive in zone 3 and zone 4, compared to zone 1 and zone 2.
    A few final tips for those of you who are considering moving to Sweden and buying a house, and have money saved. Right now the Swedish krona is weaker against the currencies; The euro, the dollar and the pound, when inflation is higher here but the krona is about to strengthen against these currencies, which makes houses more expensive for you, then when inflation is also on the way down, house prices also rise as more people in Sweden want buy a house and there will be more bidding. So there is a lot to think about.
    My interest lies in economics, so I follow the Swedish economy on a daily basis and a good place to see when the economy is getting better is to look at house prices, partly to see how much the starting price is and what the final price will be. Still, depending on where in Sweden but also in Stockholm, you don't get the price you ask for, but the final price is lower than the asking price.

    Way up in the north in Lappland, you can find completely liveable houses/farms for $20K or less. It was actually an interesting trend for a while where some American and British youtubers moved to Sweden and made content about their adventures with properties like that. I'm not sure any of them are still there :) It may have been a pandemic thing where people needed to touch grass or something. But it was interesting to follow!

    Hey, this was really interesting, although I am a swede! 🙂Bet you can sit there for hours and hours checking all the houses available... If you do more of these (which I think you should) please do check out some houses in the very north of Sweden, for comparison. Happy New Year! 🙂

      I agree. Take a look at houses in northern sweden too. In cities like Skellefteå, Luleå and Boden. The ecpectatioton are that the prices on houses there will rise because there´s where all the new job market will located. Like i know somebody who bought a house for 350000 SEK renovated it and sold it a year later for 1200000 SEK. It was an standard villa. But that´s how the market will look like after the location of Northvolt and Hybrit has taken place. It´s still cheap now. But it won´t last

    The last one in Svenljunga commune is actually very well located. It's 25 minutes by car to Borås which is a mid sized town (75k people) and about 1 hour by car to Göteborg. So you still can live near bigger population centers but enjoy the rural life.

    Yeah, get outside the "metropolitan" areas, and prices plummet. Our summer home is about 1.8 MSek, commuting distance to Uppsala. Built in 1780s.
    Leksand is a bit special though, at Siljan in the heart of Dalarna.

    Yes hemnet spotting is fun. As has been said, if you look at properties in smaller towns, it's much cheaper. The exception is for areas near the archipelagos where prices are sky high.
    What is also worth a lot of money is the plot, I sold our holiday home outside Norrköping a few years ago where the plot was over 4000 m², the price was SEK 3 million, but the house of 70 m² was perhaps worth SEK 800,000. Just an example of how the plot can be worth more than the house.
    Also in cities, houses in different areas can be different in price. Some areas are more popular than others, which is reflected in the price.
    Here in Norrköping, where I live, there are some areas that are popular, some examples being Lindö and Pryssgården.
    Lindö is located by Bråviken and really expensive. And Pryssgården, where we live, is an older and quiet residential area with lots of trees and small parks, the prices here are also relatively high.

    I think I liked the Leksand house best, A little more stuff and slightly more vivid colors than a Carl Larsson painting but still kind of reminding me of one.
    I'd say whoever buys that first house will quite likely commute to Gothenburg.
    A tip for learning Swedish geography is to learn the shapes of a few of the lakes. For example, if I look at something in Dalecarlia (like Leksand), I always look for the Siljan Ring, a ring of lakes (of which Siljan is the biggest) that mark the outline of the largest meteor crater in Europe. And of course, Mälaren, Hjälmaren, Vättern, Roxen, Sommen (not that big but very characteristic shape), the Dellen lakes (also a meteor crater), Vänern and a bunch of other lakes.

    Great video! I've been looking for something just like this. I'm not currently in the market, but I'd love to move to Sweden (Stockholm) someday. I loved the new builds the most, that's just my taste, but the charming house with the beautiful garden was also enticing. Very interesting all around! 😀

    Wow im surprised how affordable the properties are actually. I mean yes, some of them were quite rural, but even so it makes me realise how big Sweden is and how many more options there are. Much more affordable than the UK.
    I think my favourite is the last one not far from Gothenburg.
    If you can, I'd like to know more about the central areas of Stockholm and renting, and/or who the biggest employers are and where they are situated so i can target my applications and house hunt! Thanks.

      @@LivingSwedish Wow! That's fantastic! Less than one year's rent in The Netherlands for anything similar, then. You pay higher taxes but housing is way more affordable. Interesting. And I assume it likely has fiber internet, perfect to work from home without being disturbed (or without bothering others if you make noise cooking late, for example). Thanks!

    There is more to look out for, like schools shops and kindergartens.. otherwise one get an american liftstyle, driving cars to everything!
    However, at countryside one probably need two cars anyhow!

    I've noticed that most of the houses have a red coloured facade. Is there any specific reason for that?

      Yes.. its typical Swedish red color, our favorite color, by historical reasons!
      Its cald Faluröd (Falu red) its becuse of Falu copper mine, the waist of copper mining can be used as a pigment!
      And.. the Nobelitys house in Stockholm was red (of bricks) but anyway.. it was a sign of prosperety to paint ones house red! Its not anymore, it just stuck!

      @@owindustry also, bricks used to be very expensive, so Falu Red (which was in the begining used to paint castles) was a way to make wooden houses look like they were made of bricks. Falu red also ages very gracefully, it tends to slowly fade away rather than fall off in big flakes llike most paint does.

      Yes, Falu Rödfärg ("Falu red")
      From Wikipedia:
      Following hundreds of years of mining in Falun, large piles of residual product were deposited above ground in the vicinity of the mines.
      By the 16th Century, mineralization of the mine's tailings and slag added by smelters began to produce a red-coloured sludge rich in copper, limonite, silicic acid, and zinc. When the sludge was heated for a few hours and then mixed with linseed oil and rye flour, it was found to form an excellent anti-weathering paint. During the 17th century, falu red began to be daubed onto wooden buildings to mimic the red-brick façades built by the upper classes.
      In Sweden's built-up areas, wooden buildings were often painted with falu red until the early 19th century, until authorities began to oppose use of the paint.
      Falu red saw a resurgence in popularity in the Swedish countryside during the 19th century, when poorer farmers and crofters began to paint their houses. Falu red is still widely used in the countryside. The Finnish expression punainen tupa ja perunamaa, "a red cottage and a potato patch", referring to idyllic home and life, is a direct allusion to a country house painted in falu red.

    I sincerely recommend you not to apply for a loan guarantee or loan from SEB. It is so troublesome. I am a customer of SEB. My salary is deposited into SEB's account every month. I sent to them my latest pay slip and work contract. SEB even asked for a proof of employment and other documents. After applying for a loan promise from another bank smoothly, I went to SEB to discuss a loan. They asked me to apply for a loan promise from SEB again. What kind of logic is this? I didn't care about the bad service daily, but I didn't expect the loan application to be like this. I plan to transfer my bank account and stop doing business with it. I remind you who have just come to Sweden that if the immigration agency commissioned by the company recommends SEB, don't use it. Many people I know who used SEB when they first came to Sweden stopped using SEB after experiencing the house purchase. I hope everyone will not take detours.
