      I suspect your descendants could purchase the land from the Chief again or you would have to move your home or whatever you have on it. In America your home is automatically given to your children or husband or whomever you will it too.

      Juluet Acquah-Stockfelt It’s a lease and when the lease time is over the Chief could lease it again to your relative or whomever maybe for the same price or more. If they decide not to lease it again he gets the land back and you have to move the house off the land.

    We don’t technically “Own” our land here in the U.S. either. Because If we don’t pay our taxes every year and you let it pile up you will find yourself out on the street. I think it will be bad business for Ghana if after your lease was up say no we won’t renew. Can you imagine how many people will demolish their property and pull out? I’m not worried.

      BISHOP ADUN WILFRED ENOGIERU. [SPAIN] It’s not the same everywhere. Technically in the US in your loan paperwork when buying land it says for 100yrs. No one actually comes and takes it at that time but it’s there in print. As far as this guy being a thief, I don’t know him like that. But the law in Ghana about the land is true.

    In case you did not know you always have to negotiate the price in Ghana and further Kobina said that the leasehold is for 55 years which is also negotiable because by law in Ghana a leasehold is a MINIMUM of 50 years for foreigners and a MINIMUM of 99 for Ghanaians so you can plead for a longer leasehold as well. Kobina seems knowledgable and sincere and buying from him might be hassle free, though there is probably an extra cost for documentation work and the plots are quite expensive, because even in Accra way back land used to be sold for less than 1000 dollars when it was still bush like this place, but it might be the location near the beach and the fact other people have already moved in , so there is a demand and then prices will increase

    the waterbill is postpaid, but if you like to you can pay an advance at the office, in case you are leaving Ghana for some time and the next bill will arrive after your departure. Just read the meter for yourself and pay for this consumption at the office then you will receive a receipt that you have paid upto last reading

    as for water connection, maybe you can get it faster through your plumber who can arrange it for you, it's their work and they know the ins and outs. Well for electricity, the process is straight forward in Accra just bring 700 cedis and you will have a connection the same day or if you want to pay less your name will appear on a to-do list and youn will have a connection when it's your turn

    who owns the mineral rights? the seller or the new buyer. As a Realtor in Texas, USA, most people do not sell mineral rights. I would love to tour and purchase. They are asking questions that he can not answer, regarding eminent domain.

    The chief expects you to develop the land!!! If you do nothing with it, yes they will take it back! You must honor your commitment!! And the plot is too, too expensive!!! Other commenters are correct...we should not have to pay anything however, $2000 is reasonable price for an ACRE, but $4k for a quarter of an acre!!!! Brother in the red, striped shirt is dead on! Work out the road issue! Should be for public usage….be careful with that...get a written agreement to make sure it is not private...start a neighborhood association with ironclad rules...

    In Kenya you get a 99 years lease and when you buy land, the land belongs to you and you are allowed to renew your lease. Africa lets welcome these Africans back to our continent and let them help us to rebuild it.

    Going to the chief is not enough. They need documentation.
    For the diasporans the agreement should be on paper.
    That gives them security

      My mum was born in Ghana. She lives here (UK) She bought some land about 10years ago and is building. The chief recently requested £9000 as apperently there was no confirmation. Unsure whether there was a crossover etc...
      My mum had NO choice but to pay. On top of the £50,000 she had already bought for land. Please get some sort of documentation for security! What the chief say goes, regardless of blood sweat and tears you have put into the plot, if they can do this to a Ghanaian, they can do what they want to any diasporian regardless where you are from! x

    wow 😍 European commerce + African traditions ... trying to meet 1/2 way. My guess is this confusion happen back in the 1500s' Chief in America was trying to tell the Europeans that people dont own the land; the land own you. Land is forever; people are mortal.

    Americans trying to understand british property law. it s a lease so you pay a lease fee per lease period. it s all about your lawyer negotiating the lease fee but the amount of lease must be integrated in the lease contract

    I strongly agree on obeying the law, and respecting the people and their culture, as for the risk of losing the land after investing coming into somebody else's land/the Chiefs, which is the governer's of the free lands, can take back at any dissatisfaction or displeasing to them according to their contract you have to agree to in order to develop/invest your money into the so-called free land that comes with strings attached to it from the Chief's/owners, this is a perfect plan on how to get someone or a group of people to build their land up, without the Chief's using their own money. This is why they use their own contractors and people to work and supervise your investment, It's very clever to involved contracts and documentation to allow the Chief's to do so legally if you agree to the terms and conditions of the contract/policy. The chief can walk in and say you have broken the rules or a rule, in the free land guideline policy we are taking back our free land along with your invested money, we built it with your invested money so technically it's always been our land. So you have vested your money and ideas, we build it up for you however in the end we, the Chief's are the ones who benefit from your innocents to reconnect with your ancestor's land. How many of y'all see in the background in this video on the table behind him a paper saying citations lol they are setting up already planning to take away your investment and ideas from you, African Americans you are the mean target wake up. Now they want you to hurry up and build so the Chief's are going to give you a time frame to start building and when it should be finished, this is because it is the Chief's land and he can control it at will, KEEP IN MIND NOTHING IS REALLY FREE OR GIVING TO YOU when you are digging in your pockets investing in something you really don't have full control over or the only say in then you are being played, go ahead get angry say I am being stupid and negative however the day will come and you will see, there is nothing wrong with making a fool out of someone if you do it legally lol. That is why I don't want no free land if I buy my land no one can tell me what I should or should not do or can or can not do except the law and guidelines of the continent/country, THE GRASS IS NOT ALWAYS GREENER ON THE OTHER SIDE, AND EVERYTHING THAT GLITTER AIN'T GOLD

      maybe we should get rid of the European system of "commerce". Chances are chiefs would give land away than deal with all of this. Its not like their is a shortage on Land in Africa. its 6 time zone big and underpopulated by 6 billion.

    Renew the contract in 99 years? We haven't heard this in Ghana before. What are you talking about? We don't have such laws in Ghana. If you wanna sell the land, sell it. If not, direct them to another area to buy some lands for permanent use

      A.B. most of the land in Accra/greater region and some other regions have 99 years on them (documentation and everything), however, no one will come to you asking for leasehold renewals or others. I do own few 99 years leasehold lands so i know what I am talking about and also a Construction Project Manager by Profession. My dead father owned 100 acres of leasehold land in Greater Accra and it is over 100 years and no one has come asking for leasehold renewals or vice versa.

      It means you will pay a tax on the land in 90years if a citizen and in 50 for non citizen to the chief. So the community will not completely loose out when all their land is sold out

    Don't buy land from somebody or someone you don't knw off maybe he or she could see the land to multiple people without you knwn...
    If you want to buy land in ghana 🇬🇭 always go see the king or the queen mother of the town first....
    When you buy a land it's given to you for number of yrs but when you develop it or build on it no king or queen could claim it back from you and you don't have to renew anything with nobody.
    Always remember to document every thing the king or queen will give u the site plain after you make the in denture with the land Sevier and the court stamos it and seal..thats it...

    He’s a Hamite I would be very very cautious doing any kind of business with him. There are all kinds of restrictions on Forest reserves. Why would you build on a contract? At the end do you pick up your house and move. Lol. I said he was shady when the video first started. Lol. He’s real shady. If he doesn’t want to renew the lease he would loose whatever he builds on it unless he takes it with him. At the end of the lease if the Chief gets more money he’s not going to renew it. No such thing as automatic renewal in his situation else why have a lease at all. Just sell the land outright. That guy thinks Americans are stupid. I hope they’re not.

      The people of ghana don't get land for free as u are been offered, we pay for the land and the lease apply to us the citizens.
      We normally don't care about the leased cos once u own it, it becomes yours forever.
      Let me ask, in 99 yrs where will u be? Still living and fighting for leased?
      Even the chief will be dead by that 99 yrs time.

      If the chief decides to sell 1 plot of land(70x100 feet) for $2000 to his own indigenous people, we can afford it.
      People think we are poor, we are not.
      We are capable of buying multiples of land for ourself.
      This is a good opportunity for u brothers ans sisters in diaspora.

      NAA OO I’ve been a Realtor in my state for years. That’s expensive for that amount of land and the location especially with prices in Africa being much lower than America. You could buy a good acre of land in a nice area in America for that amount. Plus nobody sells land in America to anyone for 99 years unless it’s to a company like Walmart or other businesses. People buy land to pass down to their children. My family has land that’s been in our family for two hundred years. The only thing paid on the land now are taxes each year which is not that much. Several comments made was inaccurate. I don’t think Americans will be buying that land under those conditions. Don’t think all Americans are wealthy and are so eager to buy they’ll buy anything without thinking. There’s lot of Americans who have bought land in Africa and has gotten a very good price. Don’t think Americans will allow themselves to be gotten over on because they want to be in Africa that badly. I plane to buy several acres of land in Ghana myself. You can get a half acres off the beach for about 1500 dollars outright. One lady was trying to sell an acre off the beach for 15,000 thousand US dollars. She’s dropped the price to 7,000 dollars because no one is going to pay her that much. She might get between 2500-3500. A Realtor would do a price comparison on the property to see how much people paid for the land within a radius of five to ten miles of the property based on the last time a property was sold. For example, a Realtor would find the last property like the one being sold to see how much it actually sold for. If the land sold ten years ago for 500 dollars an acre they’ll make an adjustment to the price based on how much that amount of land sold for at today’s rate. The price of land is based on location, location, location. That’s what you pay for.

      NAA OO You can only speak for yourself in regards to how poor or rich people are. None of us can use our perception to assume others financial situation. Lots of Black people in America are poor when it comes to money. Most of us have to work 40 hours or more per week and live from paycheck to paycheck. Just because a person lives in a million dollar home you just can’t assume that person is rich because you don’t know how they got the house. People do well in America because of the credit system. If we didn’t have it we would live just like people in third world countries. Very few people could afford to go out to buy a car, house, boat or anything and pay cash up front for it. If they couldn’t get it financed they wouldn’t be able to buy it. That’s why so many Americans are stressed out trying to pay off creditors. Most of us would be living on the street without credit. Most Americans can’t afford to pay one month deposit when they move into a house or apartment let alone six months to a year rent upfront. That’s unheard of in America. If you have good credit you might not have to pay a months deposit. So we are poor because 98% of us live on CREDIT.

      I also want African American to be given land for free but even African people have to buy land. Advantage is they selling land very cheap in Ghana, land owners are genuine they are not giving people fake title deeds compare to other African countries. Also that land is yours forever no tax nothing only the chief beer and small cash for ancestors cigarette because our ancestors loves smoking even when they've passed on😁😁
