Amazes me that the government talks a lot about sustainability, yet turns a huge blind eye to tonnes of brand new building material being ripped out and put into landfill each year! Also urgently need to make inspectors independent of builders and accountable when approving these schmozzles.
They're hypocrites

Errr…. This is a state issue…… he is in Victoria…. Hasn’t been a conservative government for a decade….
Having worked in gov bureaucracy I suspect there are mutiple issues that have been left to fester for years. This type of housing (even if built to an aceeptable standard) in a part of Cranbourne (which isnt served well by PT or community facilities) is inappropriate & pathetic...
The Attack on Titan wall and picture is the most compliant thing in this whole video ever

The VBA are simply non compliant as a regulator

What a schmozzle.....
It's box gutter. I only just realised this after 100 videos 😅
The fact they didn’t slap some paint to cover the graffiti before putting up the fence says it all. Shamozzle!
They should have an independent supervisor inspect the site every 3 weeks or so to catch any non compliance before they go too far. That would save on insurance claims and law suits in the future, fines should be attached. That way the builder has a direct financial reason to do the job properly, rather than rely on insurance which only results in higher premiums for us all. If they can’t do it properly then they shouldn’t be in business.
The VBA is all over it mate 😂
It is common with an independent supervisor in Scandinavia. He/she will often do an update on a weekly basis and especially for each section during the construction.
Ive seen 20 windows that was put in place with expanding foam (isnt uncommon and is does work) but the builders managed to smear it on the frames of the windows. The windows were powder coated so they all had to be taken out and sent to a painter, since you couldnt just use a brush as that wouldnt leave as nice a finish as the coating. Oh and one of the apprentices went inside the house wearing his workboots just after all floors were done - he scuffed some of them juuuuust enough that the supervisor wanted it rectified and new flooring put in.
It can be strict - often very - but I get it especially for the visual things. If the customer pays for a high quality very pretty floor you cant handover something thats scuffed already.
I feel so disgusted about how these houses in Australis is being built and how insane it is that people just sort of go with it.
WOW,
This builder is going to have so many defects to rectify that he's going to have to buy a unit and move in because he's going to be here for a long time.
Thanks for sharing, man.
✌️ Peace.
"If housing is too expensive, just move further from the city."
The houses being built further from the city:
Why is there a giant concrete wall in the backyard? I have massive claustrophobia from just looking at in on TV. The least they can do is give these people a decent home to live in so they don't ever need to go outside and face that depressing sight. You're an angel for sticking up for these homeowners.

I’d be livid as an owner. Give me all the outside noise in the world but get that fkn thing out my sight
It is to keep the titans out.
its warehouses. You can see the A/C units on the roof at the beginning
For the government to install CCTV monitoring pointed at your house
I watched a house being constructed locally here in Cranbourne, It was just a small house in a small yard, yet it took them well over a year to build it, cause at each stage the builders had to go back and fix issues that should not have been their to begin with. Flooding/drainage, leaking roofs, guttering, black mould (multiple times) and many other issues like not even following the blue prints correctly. All these problems were all found and had to be dealt with before the occupants even got to move in.
This example did not give me great confidence in the quality of new homes being built today.
These estates remind me of a Vivarium. Feel heartbroken for the first homeowners to find out how bad the state of affairs is in Victoria the hard way. Absolutely criminal what these devs and builders are putting up. Should be a class action lawsuit ASAP.
That 2 second background on the prison wall after mentioning AOT. Well done.
You do great work. I worry about these houses and the estates like this popping up all over the place without trees around. These places will just turn into furnaces
They're air con cities. Terrible places in my opinion. No thought gone into it at all just slap em down.
And all the black roofs...

You're a great teacher mate. I've already learnt a lot just watching a few of your videos!
It’s impossible to hide defects from a fully trained Navy Seal
Yes! I thought he had a set ofhandcuffs near shoulder, until I realised that was part of his camera rigging😂
@jenrich111 I thought the same the first video of his I watched
Most inspectors would find the same defects. Trouble is, not enough inspections done. Need to bring back proper electrical inspections too.
@@jenrich111 at this point he may as well carry handcuffs cause these builds are done by criminals!
@@geoffgeoff143 Now tradies take photos of their work and inspections are done in the office when they send them the photos.
I feel for the young lady who’s home you went through. She seems like a lovely human and the builder has just let another client down. Hopefully she gets them to come back and do more than add more silicon.
I work in heritage and often in Cranbourne West over a decade ago. Fair chance I was looking for heritage sites on that block when it was all paddocks. Now I just drive further out to the next estates in Clyde or Tarneit yet live in an inner suburb where old houses are being erased for duplexes and mcmansions that are just as badly built. It's really sad with no end under greedy developers, and local, state and federal governments.
bro I've never thought of watching videos involving the construction game, until I stumbled upon your channel man. Amazing content, I'm obsessed with the videos and I've actually written down notes on what you have been saying for my future house I will have one day.
This is what happens when waterproofers can be anyone doing it. Waterproofing should be recognised as a trade and all waterproofers should be accredited and have proper training like I did. It was 3 months of training I did before I did my first waterproofing job on my own. It is the single most important step in wet areas and external preparations on buildings and homes that will be exposed to water, moisture,or the elements.
I think that anything outside of basic labouring like digging a hole or moving wood should be a year supervised especially something as vitally important as waterproofing.
Some of the young fellas I worked with/trained at a boat hire would absolutely not be competent at such an important job after 3 months.
Some would have been fine after a few weeks of training but they were very rare.
@@retsaMinnavoiG yeah well I wasn’t a young fella mate I was 40 years old when learnt how to waterproof properly. 70 days of waterproofing before I could even look at doing a wet area by myself.
@@retsaMinnavoiG and yes some of the young fellas are completely incompetent, they are more focused on smoking a fat bowl when they get home than anything else. Yep 12 months for the young fellas before they can look at a wet area.
A lot of what’s not stated is this , a lot of builders risk manage specific trades like tiling , and they are responsible to warrant work to builder not always but a lot , then not knowing basics occurs ? I been in jobs were the tiler doesn’t even prime walls for tile glues and waterproofing which cost money so I won’t do attitude and possibly do not no ! Reason is if you do a trade in tafe , each job like tiling is on proficiency and competence before you pass , honestly the industry skills are told to upskill not down skill in paid money licence without testing knowledge , it’s this easy , go do labour ing and take pictures of others work in all trades then network to find a Matt John’s RPL provider pay cash tick the boxes then passed a tradie ? Wtf ! Here’s another example ! I want boat licence , go pass test on computer then need to do 100 hr , find a sign me off person and pay and have a license ! The education system is so manipulated to provide shortages in trades , I love seeing people having a go and trying to do the best job with what’s been provide , pride in one’s works lost to old school tradies unfortunately .
there need to pay attention to year 7 science class on how water works & what is gravity

Don't give an inch and keep exposing this issue so hopefully things will change! Power on you mighty robot

I’m studying building surveying at the moment you’re an inspiration mate, keep up the good work.
Great channel mate, when I worked at this level of construction 25 years ago there was accountability which obviously isn’t enforced nowadays.
Sadly the tradies have so poorly trained they have no sense of pride ( or shame ) in the quality of their work
Shameful
Apart from the defects and horrendous build quality, my other concern is how these estates are growing Urban Heat Islands. There is zero room for passive cooling, dark-colored roofs, plastic grass, no vegetation for evapo-transpiration, and lack of street trees.
I used to work as part of the doco team for a developer for a similar project style. None of this comes as a shock, the whole industry has forgotten how to work as a team.
To mow the backyard, they’ll have to wheel the mower through the lounge room… nice!
Or use a whipper snipper.
That's a good point
Would be nice if they were in lots of two. With a path down either side and a gate to access each yard. But that would have involved more money.
@@jaggirl that's true.
In 2020 I signed a contract to move into one of these places that backed directly on to ‘the wall’. After numerous COVID-related construction delays, the developer offered me my deposit back + interest about two years ago. Took it and bought a house (not a townhouse) in Berwick (built in the 1980s and solid as a rock). Glad I got out when I did.
Years ago a project manager was heard saying, "It's not the Taj Mahal mate, just get it done", when asked about a finishing detail. I think maybe he was on this job.

At least these ones aren't giant sardine cans with a small patch of anemic grass.
Instead they're matchboxes with a tiny patch of anemic grass.
Even when developers wisen up and quit building pointless detached homes, they instead subdivide to cram as many attached houses as they possibly can. Disgusting path Australia housing is on.
Love your work mate! Don’t forget your safety while on the roof 😉
at 00:24 the one vement wall panel looks like its got art on it like a spacesuit and a demond face. Wild
Biggest frustration for me in the past was buying existing.
Asking an arm and a leg for "fixer uppers" and the "ready to move in" places were absolute dogshit.
I ended up bidding on a joint with two "new" bathrooms, skirting board on the walls outside was blowing out because of water transfer, place still went for more than 100k i was willing to pay.
The bigger issue seems to be desperation, a home is a commodity before anything else these days and people are terrified that they will be left behind.
You should look at the plans and see what thickness of foam was specified. Can't Believe they would achieve a 6 star energy rating with 50mm foam cladding.
That artwork on the wall at the beginning was brilliant 👏 ❤

"So this is your home, thanks" LOL after telling them to trash almost all the rooms
13:00 I know you were talking about the flashing but if a new home owner was to watch that bit the may be under the impression that there needs to be an expansion cut in the lintel....which would make for an interesting conversation with the builder😅

Same thing in the USA. Mortgage lenders (banks), Financial real estate investors (banks), huge developers (backed by banks). Unaccountable contractors. Payola. Professionally trained tradespeople and living wages---absent. Diamond loans on lemon homes. Banks for the win.
As always, Australia is ever eager to follow Big Brother, the good old US of A.
Well now we know why building is so expensive and slow in Aus…they have to do everything on the job twice! Once for show and once for compliance. The insurance costs must be exorbitant!
I did not expect the Attack on Titan reference. What a legend. Even went out of his way to add the special effects. I'm spoiled by this channel.
I love this guy.
🎉HAPPY NEW YEAR SIR , Thank you for ALL your EXCELLENT Videos 🎉
Nothing would be more soul crushing, than being in a conversation with the Site Inspector and he calls you 'mate'.
Amazing and informative videos! I built and took handover approx two years ago and I believe I have now identified a few non-compliant issues just like the ones you point out. How long (in Victoria) do I have to make a claim under warranty or would it be the builder’s insurance?
Another great video packed with facts and references to manufacturer installation notes, codes, physical water tests, and some legal advice at the end of the video. That micro flexible camera is great very clear pictures. Can you take photos with that, make and model? Who is certifying these properties as compliant? Some advice though, I know you are trying to be helpful to the other property owners by highlighting defects but you should refrain from providing advice or inspections on properties where you have not been appointed as your Professional Indemnity Insurance will not cover you as you have not been appointed or received payment for your services in return for the advice. If they perhaps paid you a nominal fee you would be covered.
These estates really are tragic.
People have saved up for ages to get their own homes and some morally bankrupt builder rips them off.
Now you are stuck with a mortgage for 30 years and a fasr deteriorating house.
This really should be a criminal matter.
At the very least for the building surveyor...
I might add at least in this case the developer is fixing up the issues.
The people involved have names, addresses and families right? Surely its just a matter of time.
Truth
It is not just builders and developers it goes much much deeper, politicians, local councils, banks, insurance companies, are all in on this scam.

At least it gives the kids a nice wall to spray paint on
@falchoon thank you. Tract housing is a type of housing development in which multiple similar houses are built on a tract of land that is subdivided into smaller lots. Tract housing developments are found in suburb developments that were modeled on the "Levittown" concept and sometimes encompass large areas of dozens of square miles.
This dystopian nightmare could be yours from the low, low price of $550k!

Governments of Australia are not serious about quality, excellence and safety in construction. If they were, not only would they act on breaches, but they would make the standards that must be adhered to, freely available for everyone to access digitally.
@site inspections that was really well edited the titan on the brick wall made me do a double take well done haha
My unit in the City of Casey is a list of non-compliant design and construction. After I got flooded out, they said the units should never have been built. The builders got away scott free we'll be paying for it forever. Rising Damp on concrete slabs, dangerous changes of height it's a disgrace.
Sorry to hear about this mate. The whole buyer beware attitude to purchasing property needs to be removed. Builders/developers/engineers need to be held to account for their shonky works.
I think part of the problem is a failure of design. All those corners make it very difficult to get all those details well done.

Love the channel bro! Just stumbled across it as looking to buy in the near future.
Is there any chance you could put examples of how things should look when compliant, alongside the extracts/technical drawings? Might help reinforce what it should look like for people who can’t translate the drawings?
When I was waterproofing in Brisbane the company I worked for always used flashing on any outside areas like balconies, that should be common sense and should be code. Unbelievable.
That 1st Home owner.
She had a rig
We don't have the waterproofing requirements for bathrooms like this in the US. Usually there isn't a problem to omit waterproofing the whole floor, but showers are frequently done badly. (Shower pans such as these would not be allowed though). To have these requirements even for powder rooms (no bath or shower) seems overkill, especially since so many builders are unable to get it right. New standards are needed to make it feasible, because clearly the code is not working. Your demonstration of balcony issues is great. This sort of exterior balcony over living space is not for unskilled builders. Knowing the nature of building trades, the designers should not give them such a challenge😆. And the design should not have roofs dumping dirty water right above the entry.
i've been wondering the same and your last point is very pertinent. the consistency of the issues he uncovers leaves me quietly appreciative of the UK's tendency towards using pre-made shower trays and having pitched roofs on homes.
I think the complexity of some of these exteriors is needless and maybe beyond the grasp of the work force. As for the showers: We do have tile showers in California but they are designed more like a tub with a curb. Curbless showers have come into vogue but they have specific requirements in different jurisdictions to assure they can hold and drain the flow of water. They are not so flat and small as theses showers. (In a modest house like this, a curbed prefab pan IS best.) Where there is a curbless shower we do waterproof the whole room. A good point that is made in the Ausie standards is that the mortar and tile in the shower should have a waterproof break from the same in the rest of the bathroom. I pick up some good ideas here but I am leery of the general approach in these houses. @@peter-gn8ey
that's because you bozos mostly have shower over baths in houses. wot m8
All inspector's should be fully independent of the builders.
Somehow, I think the word will spread around the estate.
Hopefully, the builder will rectify all the townhouses and not just for the ones who contacted him.
Z flashing behind axon over the skirt tile, what would the order of trades be to get that accomplished? Then you would also need to sheet the bottom of the wall for the tiler to tile to. Some stuff is good in theory, but put it into practice
Pan is created first and waterproofed. Axon goes over the pan sides and z flashing installed. Tiler can tile the pan on balcony with z flashing in-situ.
