    I wish I had seen your video 6 years back when I bought my apartment. I could have avoided lot of pressure.
    Also I recently came across a person who did the smart thing of investing in Mutual funds as strict as paying EMI for 8 years and bought house with 80% down payment for a 1 CR apartment. I did not meet him sooner in my life. Lesson learned in hard way.
    Thank you for educating people like me. I am trying to educate people in my friend circle. Your video will help many more. I will share it with them.

    ఏ calculate చేసినా సొంత ఇల్లు సొంత ఇల్లే...ఆ వాల్యూ యే వేరు అద్దె ఇంట్లో satisfaction అనేది ఉండదు.. ఓనరు చెప్పినట్లు Fallow అవ్వాలి. ఇల్లు వెకేట్ చేసి వేరే ఇంటికి మారాలంటే పిల్లలతో చాలా ఇబ్బంది... location మారిపోతుంది... shifting charges భారమవుతుంటాయి...సొంత ఇల్లు ఉండటం వల్ల ఇతరస్త్ర ఏలోన్సు అయినా
    Easy గా వస్తాయి

    Over all Video and Explanation is very good... but below are my view points..
    Just for example - An average apartment cost in Hyderabad was 20-25lacs 8-10 years ago, now it reached 80L-1cr for the same size flat and in the same area.
    So what will be the cost of a new house (consider the same apartment used in this example) after 15 years, it will be more than 6X-7X time minimum based on current real-estate market trend. So how can you buy a home at age 40 by spending 3Cr-3.5Cr, how much will be the monthly EMI. After age 40 there will be so many other responsibilities so i believe its very tough to pay higher EMIs.
    So i feel buying a home as soon as possible is also a better option considering the way the property/house costs are rising these days. but need to consider all other aspects explained in this video... :-)

    Here everyone misses one important point he has mentioned. "Loan takes away your freedom to do anything else other than day job to reach better future e.g., business". We will lose that freedom for our good "young" 15 years. Time (e.g., age) is the most valuable commodity in the world, don't live it for some one else's (banks, builders). Save your money as you earn, Buy your house when you can. Have freedom at your valuable years to do what you can and become in your life. The moment you take the loan, you are stuck - no matter how hard worker you are, how big your goals are, you got to do that same job.

Or do one thing if you buy house on Loan....2/3yrs tarwaata kodiga ekkuva rate ki ammesi....land konukunni kudirinappudu illu kattukondi.

    Sir, there are few more things I would consider based on my personal experience.
    1. Investment Risk factor - one of the important factor to me. I have invested in mutual funds around 5.5 lacs since 5years and is in 60k loss now. I have also invested in stocks without knowledge and lost 10lacs. If I had invested in a land or house or flat, it would have given good returns.
    2. If we do not put any commitments, then you will make unnecessary expenses without thinking much about savings.

      @@baludevarapu any mutual funds, stocks are in loss right now since after modi's term started there is no consistent growth in stocks and MF's and currently due to Corona world wide there is huge downfall. Anyone who has invested thinking for long term before Modi has come that is before 6,7 years its a huge loss only. This comment is not for regular stock investors who invests every day and sell them every day

    I purchased house (individual )at Bangalore 32 lakhs in 2013 with loan 26 lakhs ,site rate when purchasing was rs 2200 per sqyfeet
    Today site rate only rs 6000 per square feet
    Total site rate today is 36lakhs ,no body invest or savings regularly ,my opinion is purchasing house( individual )through loan is better with increasing EMI every year

    Thanks For the Detailed Explanation. i have question here on decision making. assume if we bought home our savings will be 1.41Cr and finally Home is ours. as you told flat will have depreciation at the same time Market value of the asset also grow since at the end of the period Net effect of approx 80 Lacs valued property will be in our hand . Total savings will be (1.41Cr+80 lacs). in the rental Eventhough with 8% return we will save 1.20 Cr and there is No property in our hand at the end. as you have told expecting 12% returns on Investment is High risk investment. There may be possibilities of Los of Investment Too. can you please consider these factors too in your calculation will give clarity on Decision Making. Thank you . correct me if i am wrong.

    How much is that guarantee that stock market will not crash? We don’t have any control, multiple external factors will play on stocks. Buying house is a secure way what ever like pandemic happens we can stay in home even losing job can reduce ur expenditure..if you initially save more and close the loan earlier..

    property value depreciates drastically over a long period if you buy a flat in apartment, you will not get the cost of flat at the end..we can see this real life, suppose if you buy a flat 60L it will be 10L to 15L after 10 to 15 years, Because it became old property and nobody will be ready to buy for higher prices..Instead of that, if you are in rented flat you can save a lot of money for future and also enjoy the same benefit of flat like a owner.

      No value in society is a past thing now. There are plenty properties sitting empty and desperate to fill with tenants. Due to vast growth in housing becausing of easy loans people are buying not 1 but 2 to 3 houses. Better to be smart than looser. This housing bubble will burst one day. As 70% are already on loans, or borrowing money for not needs but for comforts. This 70% will turn to 90% soon as people are still not learing from previous financial meltdowns. There were lot of financial recession and depression happen but still people are thinking of status. It's a pity.

    Numbers are good but very difficult to implement , i had a very simlar argument when buying a car ( booking a cab vs own car). when i compared number buying a car is very bad idea & booking cabs is quite good. But in pratice own car really helped me.

      @@MoneyPurse you can avoid the registration terms like Avirbhaavapu....anirdesapu....etc..for a house you have boundaries and you if you cant manage investments, you can build floors and start rental income. Apartment has a life say 50 yrs or 60 yrs...later to reconstruct...everyone incarnated as an engineer themselves..to swindle commission for reconstruction. It won't proceed. Reconstruction of apartment is tedious and every member has to approve...some may have and others may not. There is a definite risk. So I prefer individual house

    This is informative, one factor guys.. As mentioned in the video, first identify the need to invest in home and secondly whenever we invest in Housing sector ensure that we pump at least 50% in Liquidity(like for 50 lakhs home you need to have 25 Lakhs minimum), feed these values and the equation would entirely be different.. Investing in corpus to gain returns is not everyone's cup of tea, so those are subjected to our risk taking capabilities.. hope this helps

    He has many valid points but one of the best decisions I made is take an apartment before going abroad. Paid off home in 2 yrs and liability (home emi) turned into asset with cash cow (paying rent now). Managing is pretty much easy only thing is you compromise on just a little like 10% less rent to have the same stable tenant at home for longer period. Think about it. If you foresee a larger income before going abroad do it. The same 37lkhs 3bhk in 2914 costs north of 90lkhs now if you want to get a new home in Hyderabad. I'm not doing rocket science here too, almost every IT guy does the same, all we have to do is maintain discipline and just some forward planning.

    Hi Sai Garu, very nice and helpful video. One issue with the calculator is, in 3rd section Monthly Investment column, you have kept rent as constant, instead of increasing by 5% every year. This decreases Monthly investment amount and returns

    Sir for house i think you forgot depreciation sir... You considered only increment in value of property but if the house becomes old then the value of property gets depreciated sir. In that point i dont agree with you

    I think you have missed one main thing.i.e: while explaining rent calculation you have shown emi - rent as 22,722RS as constant.but this one also should vary.then you can tell buying new house is better than staying in rent..
