Very nice video sir, i would like to share my personal experience about the last Point you said sir, My father Purchased a vacant land in 2005 with correct boundary stones sir but our beside land owner he has changed the survey stone into our land and occupied our land to some extent, then I realised it is also important to check with the neighbour land owners and their attitude also

Hello MoneyPurse, can you add a point regarding the Residential zones to this list ? I think it is also important for the buyer to know the residential zone of the land. I thank you for making such informational videos.
Excellent information. Very useful.
There are a few other points
1) I purchased a resale flat in a community. The mutation was not done automatically. I had to get it done through ghmc
2) for agricultural land, there are many other things to be checked.. Like village map, pahani, prohibited land register
3) most importantly, we must check with neighbours for any water issues, upcoming corpus fund demands being discussed in management committee meetings etc. We will also come to know about any disputes etc
4) checking original sale deed is very important. Not enough to check photocopies
5) for agricultural lands, we must do survey before giving advance.. Not after. When we do survey, we must ensure the neighbouring land owners are also present
6) check if utility bills like electricity, water, phone bills have been paid up-to-date
If only investing in a land or buying a house was easy, convenient and transparent many people will buy. But even after checking all of these, the transaction might go wrong and it's not a small amount involved and it's one lifetime savings and fearing all these people avoid buying itself

You have forgotten many vital points. 1.Checking of boundaries as per saledeed 2.Verification of approved layout for open plots 3. In case of Apartments any specific clause by builder regarding rights over terrace of Apartment. Whether visitors parking area has been handed over to the society or the builder has sold to third party.4. Sanctioned master plan of the Apartment and subsequent amendments to the structure to be verified.
There are other many vital things have to be checked
For this a professional valuator and lawyer specially hired by Banks for housing loans should be consulted and request to verify the property and necessary fees has to be paid. Also ask lawyer to get EC for last 30 years to ascertain how many times property transferred and any lien or mortgage over the property.
