Oshawa is an amazing city. The downtown core is growing, Durham College is helping expand the northern part of the city. We're seeing new concert venues and restaurants open. There is a lot to look forward to as a resident of Oshawa & Durham Region.
But if you aren't familiar with Oshawa and you're looking to move here, there's some areas that you should know about before you move into them.

Good accurate info, I moved to Durham Region in 1992 and rented in Whitby on the Oshawa border to save for a home and watch the areas to buy. I know lots of good people in both areas however I picked Whitby just because of the various bad pockets in Oshawa and the homes were not much cheaper. Whitby has a few areas I avoided like White Oaks but for the most part the whole town was equal. If I had to do it again I would stick with Whitby or go east of Oshawa. The difference between the two towns as described in the newspaper Whitby was a commuter town to the GTA while Oshawa revolved more around GM. If Oshawa got rid of the Meth clinic and homeless people downtown it could be a vibrant area but I have not seen a lot of progress in 30 years.
I am so pleased you have addressed the windfields area. We got out of there last year and thank god. We seen police drug busts and my teenage daughter was followed home by men in a car on 2 occasions. Our son has also been bullied at northern dancer school and still desperately trying to find him a nicer school :( I honestly feel windfields is going to get a lot worse over 10 years :(
That area can be deceiving. It has so many large, newer & expensive homes but it does have it's own issues that many people are not aware of. I'm sorry you and your family had a bad experience though, hopefully you found a more suitable area and you can find a school that's a better fit for your son 🙂
tons of stories and that new townhouse tower community is the perfect layout to become a crime haven ghetto in the future as its basically a walled off area....everything looks nice when new...

Every part of Oshawa is bad
I grew up in the south end, (south of the tracks) I lived on Oxford st. I loved growing up in that area. I still go back to see how much it’s changed but I still feel safe going down there. Would I move back? No, I love living in the country. But so many great memories
I agree with all the areas that you have mentioned. However, I've lived in 2 apartment buildings on Nonquon Rd and was leery about moving here in the beginning I believe that the area has been improved over the last 10 years, Thanks for the information.

What is your opinion on the O’NEILL neighbourhood? Specifically north of Adelaide, south of Hill Croft St between Simcoe and Ritson. I’m not from Oshawa but am open to learning more about the neighbourhood.
That's a really great question. Although that's a relatively small area and the homes are generally older and around the same age, it's actually pretty different from street to street. For example, Masson St. and even Aberdeen St, Connaught St. and parts of Mary St N. have more unique and often larger vintage homes. They are often very well cared for and it can be a very sought after area for people who love the older, vintage neighbourhood charm.
Simcoe St and Ritson Road tend to be very busy so that's something to keep in mind the closer you get to them. Mary St. N can also see a fair amount of traffic but not on the same level as Simcoe or Ritson. Once you start looking at streets closer to Ritson like Jarvis, Division, French, Haig, etc. the homes get smaller and it doesn't have that same appeal that Masson St. has, but the price point also reflects that. Personally, I love many pockets in O'Neill. I would say that if you're looking at Jarvis, Division, Leslie etc. I would prefer to be north of Rosedale Ave, but I wouldn't say the area below is a bad area or to avoid it, that will really depend on your budget and what you're looking for, but even if you take a look at Google Maps street view or better yet, if you can drive through the neighbourhood, you can start to see the difference.

The area that you're questioning is fantastic
Good video, but definitely some nuance that’s being missed.
I would argue that the streets immediately to the west of Ritson are actually quite nice and being upgraded. Clarke, Huron, Drew, James. A lot of people sleeping on them based on realtor advice like this, meanwhile the neighbourhood is quite nice. What will really change this neighbourhood is the future development just to the south of the arena. Given its scale - when it happens - it will be transformational to the area.
As for Olive rowhouses, those are part of a section of Oshawa that’s being rezoned for higher use, close to the future GO station, and so could be considered an attractive investment, especially considering Gibb/Olive widening will mean the rowhouses are on a dead end street.
Bottom line? Consider what’s being said here, but also do your own research and don’t immediately write areas off with bad reps.
Question why sorry. You are doing an amazing job for the general citizens if you don't know before you buy it's alot better than realizing you might have made one of biggest mistakes in your life. I definitely like your channel and what a coincidence I live in the Swah and always have. Because I have been here most of the time I can clearly see the difference because I have seen it all and anything is possible. It's almost like the saying Everything that heppens in Vegas stays in Vegas. Ty for putting this type of content up for people to see what really goes on. Not only did you do an amazing job making the video it covers a lot of stuff and did it in a way that not so sharp me can see and understand. So ya ty for that. Also from south Oshawa . I lived in geared to income housing with my mom. South Oshawa was where I grew up. I went to Glen St public school. I went to lake Vista junior high ( which isn't lake Vista anymore). Then went to G.L Robert's C.V.I. Awesome highschool. Ecological reserve behind the school.
Anywhere in any city has its issues. Keep to yourself or just be very selective of who try to strike up conversations with you. You'll be fine.

We were interested in the Habitat for Humanity townhomes on Normandy St. However, I'm unsure of this area. How is this street and the surrounding areas? Is it good to raise small kids here?

@thelisaabbottteam sounds like you out here scaring people to stay out the lower income areas pushing them to the newer places in the northend where the most crime in Oshawa actually is you should do the research instead of going of what everyone says the area is like I can definitely tell you dont like lower income areas which is such a bad way to live life because your missing out on alot of good hard working people

Simcoe Street North is a big road that runs through many different areas. 11 Simcoe Street North appears to be right downtown Oshawa, which is a little rough around the edges but it is starting to turn around. I also saw your other comments that mentioned the Trent University campus, which if I'm thinking of the right one is on the border of Oshawa & Whitby and is a good area, but not too far from downtown Oshawa. You mentioned that Oxford st is not safe street. We are planning to move there and can we get more info as why it is not safe in this place? And is the school in glen street public school safe?
It's only not safe for people who live in a bubble I have lived in that neighborhood for the better part of 40 yrs yes its not a great neighborhood but the people are fine not the richest people mostly on Assistance if crime is what tour worried about most of the crime comes from the big areas in the north end like windfields or north of the Walmart on Taunton and Harmony south Oshawa gets a bad reputation because back 20 30 years ago it was horrible not so much now
South Oshawa often gets a bad reputation, and sometimes it’s unwarranted. Personally, though, if my budget allowed, I would avoid most of the Oxford, Cedar, Glen St, and Wentworth areas. I have wonderful clients who live there, I've sold plenty of homes in the neighborhood, and I've had family there. In fact, all three of us on our team have lived there at some point. But, it’s not for everyone.
It’s a bit of a rougher neighborhood, so your experience will really depend on your expectations and standards, as everyone has a different opinion on the area. Feel free to reach out if you’d like me to point you toward other areas that might be a good fit for you as well.

And is the Glen Public school good school for kids and is it catholic school?

Glen Street is not a catholic school but there is a catholic school further down on Oxford, but I would check online into Oshawa's school boundaries so you can see which areas feed into the different schools. There's no nice way of saying an area or school isn't good because there are great people who live there and may disagree or take offence, but in my personal opinion, if I had a family member moving to Oshawa who had a young child that prioritized being in a good school and a good area, I would recommend they explore other options if their situation allowed it.

It's a very small street, not many houses there and they back onto train tracks. The street itself is likely fine, some of what's around it might not be for you, depending on your preferences & what you're looking for.

and about the train tracks, does that make it a loud area?
Personally I used to live in the Rideau complex and it is not a nice area I was mugged multiple times there there is alot of illegal activity like illegal firearms stuff like that. The area is just sketchy I found a baggy of blue crystals if you know what I mean up near the dumpsters when I went to go take out the trash. Also the park is filled with needles so please beware

There are many Oshawa streets that are named in tribute to Canada's contributions in both "world wars". I detest the British Army Chief of staff Alexander Haig for his cold inhumanity. He got a shabby short street named in his honour. So appropriate.

What us the Waverley Road area like
There are a couple Waverly's in Durham Region. All of them are good areas. Waverly Street North in Oshawa has a good variety of homes and you can find some really beautiful/unique properties in that area. There are some sidesplit & backsplit homes sprinkled throughout that neighbourhood. Overall it's very peaceful & quiet. Waverly Street South is more older bungalows, semi-detached 2 storey & semi-detached raised bungalows. It's a nice area as well but smaller homes compared to Waverly North. There is also Waverely Road in Bowmanville which also has a great variety of home types. Condo-townhomes, freehold townhomes, larger detached homes, smaller detached homes, detached & semi-detached side/backsplit properties.
I'm very familiar with and have spent a lot of time in all 3 areas, they are all good neighbourhoods. It just comes down to budget, needs, & personal preferences. I hope that helped you, if you have any other questions you can reach out at anytime.
Its getting worse ANYWHERE, ANY CITY u go to. I grew up in oshawa (90's)and then ajax in my high school/early 20's (early 2000's), ajax WAS better back then, but now, i would NEVER move back to ajax as it is sooo overpopulated, and crime is now also through the roof! I have been in Hamilton for 10 yrs now (insert laugh here) and in the beginning i really liked it, and now of course, the crime is super duper out of control!! Crime is always going to get worse in the bigger cities, and even in the "nice" areas, ur going to have crime. U think the dealers are gonna live in the "slums"? I don't think so lol.

Sorry about that, I misread your question at first. That was about Lloyd Street, Oshawa Blvd is great and runs through some very nice neighbourhoods!
@@thelisaabbottteam Thank you so much for the clarifying. How about Vanier, specifically Montrave Ave, , since you did not mention in this video nor in the good neighbourhood one. I am planning to buy a house in Oshawa . And it's kind of confusing to know which house to avoid because of the scattered bad and good pockets.
Vanier, in general, is pretty good, but it really depends on your personal preferences and what price range you're trying to stay within. Feel free to give me a call sometime this weekend, and I'm happy to walk you through some areas that might work for you and answer your questions.
My personal experience with an area she mentioned, which was Anderson ave, which was my old house i lived in for 7 years, was hell. There was a lot of crime in the area, Oh and a homeless person broke into my apartment, the neighbors were rude, it is not safe at all, you can't even go to the corner store because you might get jumped.
Central Oshawa / Rotary park area on the map you gave should really go further in all directions by a block or 2.
most of downtown is not even close to safe and more of an open air mental/drug/disease asylum.
even just a few blocks north of downtown central is a completely different story...
i agree with much of what you said but its truth that the criminals and homeless etc are all happy to (and often do) walk a few blocks past the "bad areas" and the closer you get to the hospital the better things get.
Lived in all kinds of areas in ďurham and shwa(the armpit of durham). Saguenay, Rideau place, 1010 glen and ritson central. I can say this, if u look like a victim, your going to be a victim.

OH PLEASE! I lived on Glenn St. And It was fine. And "Feeling" comfortable walking around is different than FACTS. Your feelings about the area is wrong. Walked around that area ALL the time when I lived there and still do when I visit and it's still a nice area.
I had a friend who lived in that area, I remmeber my parents not wanting me to go there cuz of it's bad rep.

You had pretty much all the neighborhoods bang on except the rideou area part , kind of seemed a bit bias since there was no reason given to avoid there.... I lived in that part a good portion of my life and because it is a complex housing area its automatically not worth living in ??? There isnt any undesireables in the area the community tends to help each other out , there is a a retirement home right on the corner of park and Saguenay in very close proximity to 4 schools 5 if you go to a catholic school its a stones throw away from the Oshawa centre , Fernhill park where the local soccer team used as its home field ... None of that was said just this area here bad is pretty much all you said about it without giving any details .. the local convenience store the Pantry is always friendly and its a 5 min walk from the trail and childrens arena . Out of alot of the areas in Oshawa that surrounding area isnt no where as bad and i dont think it warrants a simple just stay away from that area when you went into details on all the other ones , just seemed bias and like its actually worse then the others , sorry for the rant but for those who think its a really bad area it is not and has alot of pros , affordable living, being right next every shopping amenity, close proximity to multiple schools so there are options. Compared to even the high end north where it costs you an arm and a leg and unless you have a vehicle have fun getting anything you might want without a 30 min walk or a couple bus rides .
That area right around Rideau and Elgin has a lot more dense housing and anytime you have more people living in a smaller area, there can be various issues that come with that. You're are correct about the location and proximity to things like schools & shopping, and it's great to hear you had a good experience when you lived there. From a real estate perspective, the homes just outside of that little area offer the same location benefits but don't have the dense housing and would be a better buying opportunity. I appreciate you commenting and sharing your personal experience, it's good to have these conversations and hear from different perspectives so others who may not be familiar with the area can get a better understanding.

It feels bad that the very people LIVING in x or y town avoid their homeless. Homeless are people, just like you. Just like anybody else. It seems to me that we need to make a bigger effort at understanding why people reach homeless levels. People that have an adiction are ill and need help, people that fall in adiction are people that didnt know how to cope with trauma, they could have lost all of their family, friends, etc. Also, in Canada, I've seen that homeless tend to be the native americans, which endured genocide among many other calamities.
I would instead look and point out the hyper-individualistic traits of white settlers or "north americans", such as real state, capitalism, pathriarchy, etc, avoiding taking responsability for homeless and minority groups, etc.
