I've done several of these. You can do so much with them. I am going to sell or rent out my 5th wheel after I finish my mini-cottage for me to live in. Very small! But for me - at 74 - I don' t want a lot of space. And easier to just walk out the door - get in truck and take a trip! Love the finishes he used. Great job!

I think you could extend the porch out 4 or 5 feet by moving the railing to the eadge of the new area. Then you'd have more room to swing or sit in the sun area. Also more area for other people to sit on the.porch.

Beautiful setting, beautiful tiny space! Using a shed is so practical. There is no reason it couldn't be a permanent tiny home option. It's 60 sq ft larger than my home. The floor plan, design, and finishes are all good choices. Thanks for the tour! 💗
I like everything he’s showed. I think the porch should be a little bit bigger so you can swing better in your swing. Also, the stove is in a weird spot to me. It’s too close to the sink while they’re so much more open space available where it could go.
I would've definitely extended the front porch out about 6 more feet. The purpose of tiny living is to enjoy and take advantage of the outside. Personally I love the tiny homes with wrap around porches.
Since it's a corner where you can't do much with, I think that the burners works okay, but it is a bit awkward. Shorter people would have trouble cooking on it without something to stand on. I wish I would have gotten a 6 or 8 foot porch on my cabin instead of a 4 foot one. The swing is WAY too big for that porch.
States need to start changing laws around building codes. Making them okay as an ADU only helps people who already have homes. There are SO many seniors living in cars, it's shameful. Many people could be housed if they simply made these LEGAL.
Why would they ever allow people to be able to afford to fully own a home without destroying their financial future? Isn't it always things that would make our lives easier and more affordable that they tend to demonize and ban?
I don't think he thought the layout out too well. The living room area should've occupied the larger space & the kitchenette should've been in the nook next to the bathroom, instead of turning the whole place into a kitchen. That's just my opinion

Love it! It's beautiful! That upper hand grab in loft is a great idea. The safety rail in smaller loft. The classy bathroom, cosy living zone & gorgeous kitchen. It has it all. ( One thing I'd change is hot plate placement. It's too far set back for me. ) 😁👍♥️

I would make it so the sliding barn door for the bathroom does not have a big gap open to the kitchen when "closed" as I would find the odors coming from toilet use spreading into the kitchen quite the turn off.
Last yr, my son's friend bought this and we wired it for him in a weekend! Elec hot water tank went under the stair landing. Elec Panel was above that with elec service meter on the N end of the building. Circuits went up through upper and lower stair well walls. Toilet, shower, was under stairs, 30" door on rt end. Kitchen cabinets from stair to bathroom door. Wood stove in S. back corner of liv room. Mini/split AC N end, next to elec service. Upstairs big bedroom and sleeper/sofa down stairs for company. His Tuff Shed roof sagged and walls spread after heavy rains! We pulled the walls back in with come-alongs, Bolted steel cables thru the wall headers, next to each roof rafter with turn buckles in the center for adjusting. Then added an L shaped brace above the ceiling and short vertical 2x4's bracing the center ridge. Building wouldn't have passed a framing inspection as-is but the guys who built the kit weren't framers and there was no inspections out in the country... Glad we caught it in the elec rough in stage!

I have a feeling he put that up just for show and it's probably not up 24/7. I agree with you and it really doesn't look that comfortable for anyone that is of average size. I would just hang it from a tree somewhere on the property. other than that it looks pretty nice, oh one other thing I didn't really like the placement of the 2 burner stove, that kind of looked funky to me. I'm sure he has some sort of technical issue for that though.
I think the layout and everything about it looks good the only concerns I see are the stove is too close to the wall and it's not really manageable and workable and the TV seems too close to the couch....
I would love to have a tiny home. I think it would be affordable living for me with only a SSI income. The problem is the price to get one made and finding a location here in Ohio. I love and dream of these amazing homes especially when it’s all one floor because being disabled that is needed. Such amazing work. ❤❤😊

The biggest problem with this is being able to find a place that will let you park these! If it's not a legal issue or a neighborhood property HOA restriction, then you are in luck. But these things are causing people to not be able to have these tiny homes.
If they ACTUALLY try to make them affordable and not just expensive little homes. Some of the prices of these container home and trailer homes are ridiculous.

It is super easy to frame out/build popouts that significantly increase the area of these tiny houses. For example, putting in a 4' x 2' popout in the bathroom to place the sink in will make the bathroom be and feel so much roomier.
I like it! You stand up, and you are on one side, and when you turn around, you are on the other! You turn the vacuum on, and you're finished! Who would have thought you could have a house that can fit into your little bedroom?
Nick is both skilled and talented but I found his designs not affordable places to stay, most likely many who watch. I was so excited to see his focus on ideas like this shed conversion to provide affordable housing for those whose shelter is a tent... or, less. He can do both and I find the balance of gorgeously located, amazing rentals (the A frame is still my favorite) and comfortable lovely tiny homes wonderful!
He did this entire shed build on $30k, that's including the purchasing of the shed bare bones at $8k, plus the delivery and install, all of the material, foundation electrical and plumbing... $30k is on the *lowest* end of what a new car cost these days, basically for a base model. So, I'm not sure how you would consider that to not be affordable housing... You literally will not find anything cheaper. Even most tiny houses these days have a starting price of $100k+, same with camper vans and other rigs. Also, you can't possibly compare this to someone who lives in a tent or "less than". A tent doesn't have anywhere near the amount of structural integrity or protection from the elements, nor does it have all of the amenities and modern conveniences like indoor plumbing with running water, electricity, and a full working kitchen. So, I'm not understanding the point you're trying to make here...

Very nice. The only problem I see with shed house conversions like this is they don't have a vapor barrier between the studs and the exterior plywood sheathing. If it were me I take all that sighting off, add a layer of foam insulation wall board, and then wrap it with Tyvek wrap before putting the original plywood wall boards back on. If only there were a shed maker to cater to the conversion market! They could make units wrapped like that, maybe with wall studs that are 2 ft taller to allow for roomier lofts.
It’s so nice to actually see a tiny home. I built an 8 x 16 and I absolutely love it but people will say 800 ft.² my first house when I had kids was 800 ft.² and I had a formal dining room that’s not a tiny house.
Question - do you have moisture concerns under the shed? What I see potentially is a lot of moisture that over time could potentially cause mold. Thoughts? I live in the northeast in PA and this is one of the options I have been considering. I would need to drill water, install septic, and power. How hard was that to connect to that little home and did you have to plan it out with contractors in design phase? Another - in the northeast it gets cold 5 months a year. Would you recommend winterizing it? Have you considered like a mini split to try to control the temp when not rented? I see the AC unit in there but the northeast I might want optionality of heat/ac to ensure it doesn’t freeze. Last - security. My concern is doing this more than an hour from my house. Would try Ring or the like to monitor but now you have WiFi access issues. So I guess wondering what the plan is against vandals? Or is there WiFi? For a lot of these remote areas, you cannot get public WiFi but you may be able to do a satellite solution from musk’s company, but you need a lot of open sky for that. Might make sense to do that if you have multiple sheds on the property to then piggyback the wifi somehow, but you also don’t want them on top of one another. Thanks- love this!
Super cute love the layout and colors. I would have put the sink in front of the window, the cooktop where the sink was removed the window by the fridge and put a larger fridge and put a super large window for the views over the sofa and used a sofa bed. ❤ Forgot to add you could add a large white curtain to the living room closest to the fridge that could be pulled out.

i'm a PA attorney who used to represent land owners in zoning disputes. the issue with "tiny homes" is rather complicated. 1. to get a "conventional" mortgage (Federal HUD approved), the living structure must meet all building codes and have at least 762 sq.ft. of living space. 2. zoning codes for "R-1" (Residential only) follow the HUD requirements so in a R-1 municipal zoning district, a new "living" structure must pass all building codes and be at least 762 sq.ft. in living area. 3. "special" zoning districts do allow "small" living structures but these must be designated "Recreational Vehicles" camps and in these areas, "Park Model" RV's can be placed, however, by law, a "Park Model" tiny home must not be larger than 400 sq.ft. in living space to be allowed in the "RV District." 4. you can't get "home owners" or "residential" insurance on a "tiny home" less than a HUD or building code approved living structure. 5. tiny homes generally WILL NOT comply with national building codes including the electrical, plumbing, HVAC, and "structural" codes. 6. you can't "rent" a living structure for "human occupancy" unless the structure passes all "health and building codes." 7. you can't get an "occupancy permit" allowing "human occupancy" of a structure unless the structure passes all health, safety, and building codes. 8. finally, allowing anyone to "live in", "temporarily stay in" or even "visit" a tiny home subjects the owner of the structure to civil liability if the "visitor" is injured while in the home. and this liability becomes more acute if the "visitor" is considered a "renter" or a "business invitee" (someone paying money to stay in the property). SO ... unless a municipality has "carved out" a special "legal" "tiny home" community or "zoning district", there are MULTIPLE problems and obstacles to having a tiny home as a "rental" on one's property. FINALLY - a property owner can certainly put up a tiny home on their property FOR THEIR OWN PERSONAL USE - and in this case, the tiny home is just considered an "accessory structure" or "accessory building." THESE buildings are "she sheds" or "man caves" for the property owner, or even elaborate "pool houses." again, none of these "accessory buildings" can be rented out to a "non-family" member. parents could probably build a tiny home for their teenage son to live in so long as it was on the parent's property and their homeowner's insurance consented to the kid staying in the "shed."
It’s cute but there’s a lot I would change if I owned it. But it was certainly well done. No doubt about it. I’ve looked at sheds myself. Unfortunately my sons backyard can turn into a swamp at certain times of the year. Its a shame because I would love to have one as a little home for myself. They are just so cool!

Do you find it safe to leave a permanent gap open underneath? Wouldn’t it be safer to build a door of sorts? I would be concerned about animals hiding and nesting (and dying) under the structure.
I live in a Midwest so I had to have an air conditioner go to Home Depot. They have an air conditioner heater all in one and I put it on the top and it works perfectly.

It is amazing how this can be done with a shed, especially in an expensive state like Washington. The shed was bought with a porch and windows made me question what the shed intended purpose was to begin with. 30,000 to build with amazing scenery is a deal I couldn't say no to. I wonder how much this would sell for.
Amazing build. To improve the look, I would introduce a black, grey and white exterior color scheme, making it classier. Paint over the natural wood out front!
Maybe someone asked this already, but what about building permits for a conversion like this? I presume that there are different requirements and restrictions for each state and, more specifically, each county as well. But, generally, are permits easier to get for a shed conversion home?
I placed 2 large chairs on a step out balcony it ended up feeling too tigh tand because of how close the railing is it feels like you are sitting in a cage

The problem here in PA is that it is impossible to set this on land in PA except as ADU. Building codes are horrible in PA.

I like shed conversions a lot. The one thing about the kitchen I don’t like is the awkward placement of the cooktop. Seems very impractical.

Nick is both skilled and talented but I found his designs not affordable places to stay, most likely many who watch. I was so excited to see his focus on ideas like this shed conversion to provide affordable housing for those whose shelter is a tent... or, less. He can do both and I find the balance of gorgeously located, amazing rentals (the A frame is still my favorite) and comfortable lovely tiny homes wonderful!

He did this entire shed build on $30k, that's including the purchasing of the shed bare bones at $8k, plus the delivery and install, all of the material, foundation electrical and plumbing... $30k is on the *lowest* end of what a new car cost these days, basically for a base model. So, I'm not sure how you would consider that to not be affordable housing... You literally will not find anything cheaper. Even most tiny houses these days have a starting price of $100k+, same with camper vans and other rigs. Also, you can't possibly compare this to someone who lives in a tent or "less than". A tent doesn't have anywhere near the amount of structural integrity or protection from the elements, nor does it have all of the amenities and modern conveniences like indoor plumbing with running water, electricity, and a full working kitchen. So, I'm not understanding the point you're trying to make here...

We rent VRBOs all the time, so this is a great income property and there is money to be made in using these as rentals..👍🏻

In some places these are "portable buildings" so you don't need inspections.

Very nice. The only problem I see with shed house conversions like this is they don't have a vapor barrier between the studs and the exterior plywood sheathing. If it were me I take all that sighting off, add a layer of foam insulation wall board, and then wrap it with Tyvek wrap before putting the original plywood wall boards back on.
If only there were a shed maker to cater to the conversion market! They could make units wrapped like that, maybe with wall studs that are 2 ft taller to allow for roomier lofts.

It’s so nice to actually see a tiny home. I built an 8 x 16 and I absolutely love it but people will say 800 ft.² my first house when I had kids was 800 ft.² and I had a formal dining room that’s not a tiny house.

Question - do you have moisture concerns under the shed? What I see potentially is a lot of moisture that over time could potentially cause mold. Thoughts?
I live in the northeast in PA and this is one of the options I have been considering. I would need to drill water, install septic, and power. How hard was that to connect to that little home and did you have to plan it out with contractors in design phase?
Another - in the northeast it gets cold 5 months a year. Would you recommend winterizing it? Have you considered like a mini split to try to control the temp when not rented? I see the AC unit in there but the northeast I might want optionality of heat/ac to ensure it doesn’t freeze.
Last - security. My concern is doing this more than an hour from my house. Would try Ring or the like to monitor but now you have WiFi access issues. So I guess wondering what the plan is against vandals? Or is there WiFi?
For a lot of these remote areas, you cannot get public WiFi but you may be able to do a satellite solution from musk’s company, but you need a lot of open sky for that. Might make sense to do that if you have multiple sheds on the property to then piggyback the wifi somehow, but you also don’t want them on top of one another.

Super cute love the layout and colors. I would have put the sink in front of the window, the cooktop where the sink was removed the window by the fridge and put a larger fridge and put a super large window for the views over the sofa and used a sofa bed. ❤ Forgot to add you could add a large white curtain to the living room closest to the fridge that could be pulled out.

i'm a PA attorney who used to represent land owners in zoning disputes. the issue with "tiny homes" is rather complicated. 1. to get a "conventional" mortgage (Federal HUD approved), the living structure must meet all building codes and have at least 762 sq.ft. of living space. 2. zoning codes for "R-1" (Residential only) follow the HUD requirements so in a R-1 municipal zoning district, a new "living" structure must pass all building codes and be at least 762 sq.ft. in living area. 3. "special" zoning districts do allow "small" living structures but these must be designated "Recreational Vehicles" camps and in these areas, "Park Model" RV's can be placed, however, by law, a "Park Model" tiny home must not be larger than 400 sq.ft. in living space to be allowed in the "RV District." 4. you can't get "home owners" or "residential" insurance on a "tiny home" less than a HUD or building code approved living structure. 5. tiny homes generally WILL NOT comply with national building codes including the electrical, plumbing, HVAC, and "structural" codes. 6. you can't "rent" a living structure for "human occupancy" unless the structure passes all "health and building codes." 7. you can't get an "occupancy permit" allowing "human occupancy" of a structure unless the structure passes all health, safety, and building codes. 8. finally, allowing anyone to "live in", "temporarily stay in" or even "visit" a tiny home subjects the owner of the structure to civil liability if the "visitor" is injured while in the home. and this liability becomes more acute if the "visitor" is considered a "renter" or a "business invitee" (someone paying money to stay in the property). SO ... unless a municipality has "carved out" a special "legal" "tiny home" community or "zoning district", there are MULTIPLE problems and obstacles to having a tiny home as a "rental" on one's property. FINALLY - a property owner can certainly put up a tiny home on their property FOR THEIR OWN PERSONAL USE - and in this case, the tiny home is just considered an "accessory structure" or "accessory building." THESE buildings are "she sheds" or "man caves" for the property owner, or even elaborate "pool houses." again, none of these "accessory buildings" can be rented out to a "non-family" member. parents could probably build a tiny home for their teenage son to live in so long as it was on the parent's property and their homeowner's insurance consented to the kid staying in the "shed."
I personally do not like lofts, however I love the layout of the rest, the set up, scenery. Everything else is gorgeous…💚

It’s cute but there’s a lot I would change if I owned it. But it was certainly well done. No doubt about it. I’ve looked at sheds myself. Unfortunately my sons backyard can turn into a swamp at certain times of the year. Its a shame because I would love to have one as a little home for myself. They are just so cool!
Are you able to dump a load of dirt and stone into the swamp? Can you fill the area with dirt/ stone,so the water will be diverted away?
I like the shed conversion to a tiny home. I love the interior. I probably would have placed the cooktop closer to the microwave and placed the sink under the window.

We bought a 12x40 with lofts. Total wiring, insulation, plumbing and shiplap. Had it for 2 years and sold it for 25,000
She'd conversion, Awesome! I live in a 8x4x5. I have 75 Amp hours, a propane heater? And 2 gas cooking burners. No refrigeration, no bath or wash facility. 6 months now. I'm like an astronaut, just don't have zero gravity.

I would’ve made a larger living room and smaller kitchen utilizing the alcove area.
Would’ve made a mini swing or put one in the yard.

They had something similar to this design at a place that sells sheds by our local mall. I was looking at it and thinking that it would make a great tiny home.
I thought about doing this in a half acre property and renting it, I'm glad it is doable, I would buy slightly bigger, and fit maybe 2 or 3.

Do you find it safe to leave a permanent gap open underneath? Wouldn’t it be safer to build a door of sorts? I would be concerned about animals hiding and nesting (and dying) under the structure.

I live in a Midwest so I had to have an air conditioner go to Home Depot. They have an air conditioner heater all in one and I put it on the top and it works perfectly.

It is amazing how this can be done with a shed, especially in an expensive state like Washington. The shed was bought with a porch and windows made me question what the shed intended purpose was to begin with. 30,000 to build with amazing scenery is a deal I couldn't say no to. I wonder how much this would sell for.

Maybe someone asked this already, but what about building permits for a conversion like this? I presume that there are different requirements and restrictions for each state and, more specifically, each county as well. But, generally, are permits easier to get for a shed conversion home?
I did this with a shed and didn't have to get a permit. Only if people will be living in them,do you have to get a permit
