    We have gone absolutely nuts. If you own land you should be able to put on it whatever you want. We are shackled at every turn. Time to turn this around.

      ​@@idamcneill8005 They nit-pic everything in and on your dwelling. The woman couldn't have a stove but could have a burner. If you want to put a tiny house on your property for granny then why can't you just do that? It is your property and it is a dwelling. What if you wanted to make sweaters or soap to sell? Would that be considered industrial? If you grew veggies and sold at the farmers market are you now agricultural? They'll get you one way or another if they don't want you there. Take a look at the farmers who they've burned out or planted GMOs next to their organics. They are corralling us and mandating away our freedoms.

      @@idamcneill8005 The ONLY stipulations should be if it harms your neighbor, it's illegal. Your astetic tastes should not dictate the freedom of others. Period. People are obligated to keep their property visually appealing for YOU

      Our area in Alberta Canada allows “secondary suites”. That means attached, as in basement suites, bonus suites over the garage or detached suites as in park models, tiny homes, cabins etc. however they must conform to codes I.e, power, water, sewer etc.

      Well to play devil's advocate on this subject.Take a look at places like Brazil where anybody can build anything anywhere.I don't think we would want that here...

      @@GNARLOUSE It is not anywhere , it is on property that you pay taxes to live on. The large reason why they don't want you to have anything small on the property is that (where I live anyway) 45% of the yearly land tax you pay is based on the market value of your home. They want you to live in the largest, most expensive thing so they can collect enough money from you.

      HOA's aren't always a bad thing. The neighbor that backed up to my fence decide to have chickens and grow corn stalks and it just didn't work for the type of subdivision we lived in, not too mention that one neighbor painted her house pink. Both of these issues were taken care of right away and I was grateful to have the HOA.

    I wanted to do a tiny house on a piece of property that I fell in love with. It was a double lot. I learned that the local ordnances only allowed 'tiny' structures on wheels (aka an RV) and you could only live in them for 6 months of the year. My plan was to put a 'pad' down that was double length with one half on one lot and the other half on the second lot. As long as I moved it from one lot to the other every 6 months I was legal.
    Unfortunately, the land was in an HOA and that was a deal breaker for me.

    Sometimes covered porches and breezeways can count towards the square footage. Often they just have to be heated to count. This allows for breezeways connecting different tiny homes/ converted sheds to qualify.

    Also the way a place looks makes a big deal. it's usually the neighbors or the community that have a problem don't know why but because you can get a garage extension on any property that you own, you can make your tiny house look like a garage on the outside and be a full tiny house on the inside and still get whatever permits you need and use an electric stove if you have to. But there are ways it doesn't have to look like a full-blown house. Lot's who don't own land are doing this in California.

      I have a 10 x 12 shed on a property that has the well-shaded concrete block safe room from the house that burned down. Neither has any windows but the safe room has a large opening that leads to a second exit. I put a window AC in it for summer sleeping. There's an RV heater in the shed for winter living. The property has a nice driveway and a set of steps from the street to a gated walkway. There's no path to either building so nobody can verify that anyone actually lives in either. It's perfect.

    When it comes to your friend, if any person living on the land is disabled (even if they still work) they can claim that the second residence is needed for assisting the disabled family member. I've seen this work with diabetics, people knee or back issues, even those with eye or hearing issues (they don't have to be blind or deaf), or mental health issues such as anxiety, depression, ADHD, etc. It is a way to get a more permanent variance.

      Its because there's usually an allowance for a special care building, for a homestead. Which is anyone caring for the homeowner.

    Another loophole is to make it slightly larger - just add a 10 x 10 bedroom to the back. In a lot of places 400 sq.ft. (on foundation) can't be permitted but 500 sq.ft. can. And here there's a requirement that there be an at least 90 sq.ft. bedroom.

      @@andreawisner7358 Los Angeles Building Code. First, a building permit would be required. If one did not obtain a permit first, the city could force the new addition or renovation removed at the homeowners expense.

      @@andreawisner7358 ok. Still there are rules about square footage. They will restrict any addition if said addition makes the total square footage of the house exceed the allowed buildable area of the lot. In my area, they only allow the house to occupy 40% of the lot area plus a two car garage as long as the required set backs are maintained. Given the size restrictions, many folks have started building ADUs when they think about additions. The city has cracked down on the building of larger homes.

    People HATE when you get something cheaper than them. I own a lot and theyre making it impossible to build anything for cheap. All the laws revolve around protecting the rich and making sure the poor keep working. I dont have kids, so a tiny home is all I need. But according to the State, i need to build a full size house before building an "adu". Hilarious. So wealthy homeowners can build their own rental, but i can't build what i want.

      As a realtor, I've seen neighbors have a structure torn down because it didn't comply with the style codes of the area, was an 'eyesore, and it was taking down the neighborhood values, or made it hard to sell their homes.
      So no. You can't just put any old thing on your property, even though you think you own it.

    🦋😊🦋I know in areas of California, people were getting incentives to put tiny homes in there back yards and rent them out to help out with the housing shortage. 🦋😊🦋

      The CA incentives are for Accessory Dwelling Units [ADUs], which are smaller homes not necessarily tiny homes. As of late, there is a CA $40K grant available for design/site prep costs. When I first started researching incentives for ADUs two years ago, there were some programs to subsidize ADU construction for low cost housing.

      California finally figured out they were missing out on tax collection from illegal units. By giving a grace period and grandfathering the units in, they won and home owners won.

    The place in Colorado is Walsenburg. There are some restrictions there but they are more tiny friendly than some.

      I think hurfano County colorado which is where walsenburg is has a 450 sq ft minimum for houses
      I have a place there.

    my driver just started backing in the tiny home onto my driveway hoa property, and suddenly hoa manager is plastered to the front windshield or truck !!!! he was screaming no no no, noway, we said just keep backing up !!!!!

    So long as it is on wheels or set up on a temp site or other pad it is considered an RV or manufactured housing, and is “personal property” as per the Texas Tax Code and Texas Manufactured Housing Division (has a certificate of ownership or a Title) and as such is not an “improvement” on the land and shall not be taxed as an improvement on the land. Now multiply that by 30-50 units and you see a great income producing property.

    We live in a county in north bay SF. There's been a lot in the news how they are "streamlining the process" to build much needed housing.
    It still cost my brother nearly half a million dollars and took nearly a year.

    Most city code enforcement and zoning allow a person to sign a waiver to build one tiny home in their city. They don't publicize it though because everyone would do it.

    Denver allows for ADUs (Accessory Dwelling Units) in some neighborhoods, and is considering expanding citywide. The rules are fairly restrictive, and costs are not cheap. Typically, it is a 2 car garage replacement structure, or it can be a 2nd story on a garage with some very limited height restrictions. A friend replaced his alley access 2 car garage with a new garage with a 400sqft ADU on the upper level. I think his out of pocket for the project was about $170,000 including building permits and tap fees.

      Blight could also be called something like "brown" lots. They can be too small for commercial or residential, right off a highway, could have been industrial. Basically any number of reasons it's remained undeveloped. If you're in a city, I'd start with zoning and let them point you in the right direction. Hope that helps!

    An accessorial building that has a lesser size and lesser purpose than the main building is legal, without permits in most places as long as it's 200 square ft. or less. If I had a property with a house that looks sound on the exterior, I'd build window boxes with low power lights and put blinds or curtains inside for the neighbors to see. They'd come on before full dark and turn off at 9:30 every night. I just don't like wasted space so I might grow plants instead that are sensitive to over watering. The idea came to me when I saw an uninhabited, sturdy house across the street with vines growing inside.

      Possibly, but not necessarily. Best to check with your local zoning and ask what kinds of structures can you place on your property that would not raise your taxes. Best of luck!

    That thing in your video looks like a mobile home, also calling it an "Art Studio" works. Saint John's County zoning in Florida (South of Jacksonville) doesn't have a minimum square footage requirement for a residential dwelling (tiny house on foundation-THOF). So, one can have a very small THOF (~ 120 S.F.) as long as building codes are met.

    Here in St. Petersburg FL you can have your RV parked on your property but no one can be living in. I have tried everything and want to turn the garage into a separate dwelling, well I can't do that either because it is too close to the ground (of course it is a garage) and if I raise the floor I have to raise the bins on doors and that's like building the garage again. I need the extra space for my mom, she is 88 and can't live longer on her own. Any suggestions will be appreciated.

    The wrong way: Try to get permits before starting, spend years in planning meetings and being passed from agency to agency.

      @@CaMT888 I love having a P.O. Box. It cuts down on junk mail and even the junk mail you do get can go in the trash immediately at the Post Office and no matter how much you move or travel, you don't miss anything.
