In this video, we are going to take a look at some of the worst upgrades to spend money on when building your Custom Home. We do want to encourage you to spend money in areas that you will really enjoy, and that will also help when reselling your home. So be careful when spending money in areas that you won’t necessarily get a good return on, or on items that you may not really appreciate after you’ve moved into your home.

I’ve always thought a pot filler was a great upgrade, this video changed my mind, a greasy pipe sticking out of an expensive tile backsplash seems kind of gross and impractical.
I love mine and always use it.

I'm a custom bathroom and tile installer by trade for the last 16 years. I totally agree that finish materials can be selected at low price points and look amazing. This goes for floors, shower walls, etc. I've installed single bathrooms where the tile materials were as high as $55k plus the installation. Not everybody has that kind of budget for their space...
For many bathrooms and floors, I feel like a budget of between $5-$7 a square foot for materials can accomplish almost any look or style desired.
All that being said, these solid surface investments need to last. Make sure all proper prep and install methods are followed. It is very sad to see a hardwood floor that gaps, or a tile shower that leaks.
My special needs child spills water, juice in the kitchen floor. Please, what do you recommend for flooring for the whole house? I personally don’t enjoy grout. Thank you

Pot fillers may leak from worn washers. Hard water also takes a toll on the fixtures, in addition to a homes water pressure being too high. Personally, I think if you get a high quality pot filler and intend on using it , I don't see a problem provided the install was done correctly. They have valves on the exterior making it also a non issue inside the wall. I almost feel like a more industrial/commercial valve here really would work. If you are really worried about leaking, but love the convenience of the pot filler , then simply run a secondary shot off valve nearby, like under the cabinet in the back.
I almost think tile can be one of the worst upgrades if not chosen correctly, and or overspent. Similar to the flooring example.
I love a nice garden and incredible landscaping, but know that it's not going to yield a great return on investment. However, if it's your house, and you want a beautiful luxurious garden, then just like Art, whose to tell you not to do it. Also fun DIY type of area anyhow.
Yep and for cultures like mine where there are many meals that use a giant stockpot and the meal needs a lot of water that remains in the pot and isn't drained off the way people do with pasta, a pot filler is an excellent solution because you only need to transfer the empty pot never the pot loaded down with water. As we age in place that is going to be important to protect aging backs, muscles, and joints. When done cooking my food is always either shared out to plates or to storage containers so it's again empty before it is taken off the stove.
Pot fillers are an amazing solution if your culture has a lot of food that needs a lot of water that stays in the pot the whole time and is never drained off.

I really enjoy your videos and insight! I wish you were building in Central Texas. We are designing our custom home now and just made the call about removing the pot filler last week for similar reasons to what you mentioned. We couldn't justify the extra $1,500 just so that we wouldn't have to pick up a pot and turn 180 degrees to the sink. It felt like a waste.

The flooring is definitely an iffy choice. I was with someone looking at homes and we would see faux wood everywhere and that is an instant replace because it doesnt last or look nice. Cheap flooring is just a way to put off costs, not save money
Love your videos. If I was in the Houston area I would hire you! Think I'll put in an "instant hot" tap by the sink and use that to fill pots instead then pivot to the stove (and use for hot chocolate, tea, French Press). I'll get more use out of it and it won't be greasy. Thanks for the confirmation on that and the handles/knobs and lighting too.

This is why I did not want a pot filler. I just pictured a plumber over my cooktop, ruining my backsplash.

Another thing that kitchens don’t need is pendant lights. Recessed lights are way better
I’m going to build on 5 acres in Marble Falls TX. I think your videos are so well thought out and very helpful. I’ve actually taken notes! I’m not into pot fillers or ice makers so that’s off the list. My opinion on lighting and hardware is that they can be the icing on the cake. A spectacular lighting fixture over the dining table makes a statement. When I’m on Houzz I am always drawn to unique light fixtures. I agree that you can find good looking cabinet hardware for less, but they make a statement too imo.

@@AspireFineHomesHouston The property is in Summitt Springs subdivision. All estate lots. Very hilly! Dark sky community. Ag exempt. Off hwy 71. Views for miles as the back of the property borders a large cattle ranch. It's absolutely perfect for a house that brings the outside in!
Good vids!! I swear I just saw a video that someone was saying not to skimp on flooring. That it can cost you big time later if you do. Can you shed any more light on this logic?
Don’t necessarily skimp, but don’t over spend. You should be able to find good high quality for $4-5/sf for material. I would stay away from anything less than $3/sf.
I put $2.49 stranded carbonized bamboo….Tougher than steel..seriously. For me 4-5$ is a luxury.
What do you recommend for low maintenance backsplash for the bathroom and kitchen?
Any time of ceramic or porcelian material would be good. Just stay away from natural stone which takes regular maintenance.

Why not have a pan with a drain installed under any appliance that uses water?!
A good backup plan, but the pot filler can still leak directly onto your expensive range - and do damage.
