Fabulous transformation! Each one of the 8 rooms will provide wonderful homes for your tenants. Your growth as business owners is something to behold. Looks like you were meant to be "doing" property. Plus, darn it, you look SO GOOD doing it! Amazing what a quality staging service can do to sell a property. Love both the green and grey color schemes.
because that's exactly what it's supposed to be for but parasites are are spreading all over UK, going downhill with this type of activity happening. There's a lack of supply as the houses are being divided as this and being overpriced with little value including from uneducated, incompetent and lazy landlords i.e. criminals

Oh my goodness, all the rooms are so beautiful, and that kitchen! 😍 When I saw that big window overlooking the garden, I was thinking," oh, I want room 8," then you said water damage, and my heart sank. I hope they are able to get that all fixed asap and avoid any mold issues. Thank you for sharing this with us. I can't imagine the work and money that went into raising the floors. And looking forward to hearing what you end up doing with the unused rooms.
I don't think this kind of living arrangement exists in America. A long time ago you could rent a room in a large house and they were called boarding houses but that seems very low rent compared to this luxurious arrangement, but for some reason, and it may be zoning, people just don't share bathrooms and kitchens with multiple people outside of their family, unless they are roommates. And I don't think I've ever known someone with more than one roommate, it's just the way apartments are kind of built and designed in America. I guess they know most people do not want to share facilities. I'm sure there are some rare exceptions but it would be extremely rare. I could see where it would make sense for a lot of people, though And that is an absolutely gorgeous building! I love the brick and it has so much character, very very impressive and beautifully done on the inside as well!
It does remind me of a boarding house! Like in those old movie musicals from the 1800's where it's near the train station and people are passing though. I can't imagine people paying very much for accommodations so small with shared spaces. It's like a college dorm. Sort of. But maybe we're spoiled as Americans. Maybe its more common in other places. They certainly made it beautiful. And if I was fresh out of college and looking for a job, I might like it, provided that it was very inexpensive. But more of a place you'd stay for a couple of months before you found a better place. Not better as in quality, because again, beautiful. But better as in more space and more privacy.
People still rent out rooms in their homes especially near a college or university in the U,.S. I have a three bedroom home in Tempe, AZ near Arizona State University and each bedroom is rented individually. Also, it's common for my single friends to rent out their secondary bedrooms too.
In the UK demand for housing often outweighs supply. The rentals in the uk have also increased substantially since all the mortgage rates have gone up. A lot of landlords have been forced to increase their rents to ensure they won’t be running at a loss. This type of housing is very popular in the uk because it’s more affordable and very convenient with only one payment for everything.
Maybe I've missed it, but have you done an episode yet for a review of the other properties, if they've all been consistently fully rented, revenue generation, etc? I think that would be really interesting, and probably helpful to people considering becoming investors.
Woah 😮 That looks amazing!!! Very good work!!! 👏😃 Oh, you said AC is not needed in Britain, but how about heating? Does this building use electric, natural gas (I think the British call it "town gas"), or district heating? When I lived in downtown San Jose in a similar building, it used window mounted AC, and electric heating 😃
Great having the sensor lights in the hallway and the bath, being that utilities are paid by the landlord. Saves on electricity. Love the color scheme.
Lia and Ach, I'm so happy 😊 for you both. What a wonderful job you did after releasing yourselves of your wonderful squatter. OMG 😲 that squatter series was epic. Congratulations 🎊 👏 💐 🥳 🎊 to you both.
What an awesome refurb. Great job to the two of you and your builders. The tenants will be thrilled at the quality and attention to detail. Good luck with quick leasing and for people that will appreciate and take care of their areas.
Wow, you've come a long way with this project Ach and Lia, great job! The rooms are lovely, very inviting. I'm sure you won't have any problems finding tenants. Thanks for taking us along, see you soon!
I wonder which room Michael would pick now? (The Squatter 😂🤣😂) They all look fabulous! love the kitchen/dining/TV area! Were you ever able to get approval or find a use for the additional space on the first floor?
It looks amazing! You’ve come so far since your first property! ❤️ I’m really surprised to see you doing so much carpeting. I would thing that would get ruined quicker. Are you using it because it will keep the place quieter with so many tenants?
Wow. I would be so so happy to live there. So beautiful. Clean and airy. Love that everyone has their own fridge. Do you charge significantly less than a standard apartment since it's a shared house? You've probably already talked about this on another video. But everyone has their own bathroom. That's so great. Very small rooms, but again, I guess, that makes it cheaper? I'm trying to imagine who rents these places out. Young people straight out of college, low on the salary scale? Working class single people? Do couples rent a room or is it just meant as a single occupancy?
Thanks for commenting! It’s of course cheaper than taking a whole apartment for yourself yes. Bills are usually included also. It’s perfect for single people who don’t require a whole house to themselves. Or people who may live somewhere for 6 months. Or people who come to an area for shorter term project work.
Fabulous! All of your hard work and planning has definitely paid off! Did you choose all of the decor and furniture yourself? The colors look amazing! What do the stagers actually do? Bed linens, pillows and pictures on the wall? Or all of the little accents like the candles, plants, throws on the beds? I know you’ve touched upon this before.
Yes Ach actually chose it this time as I was deep in wedding planning! The stager dressed the room and makes it look as inviting as possible for the photos!
Wow Lia & Ach, really looks beautiful. You did such a great job with the colors & everything. You had so much trouble with this property in the beginning. I’m sure it’s been along time coming for it to be completed. Hope your having a great time in Crete. Happy happy 2nd wedding! As always take care. Diane 💕
Looks so good guys! Easily the best you’ve done so far. Really like the mixture between old and modern too. Well done you should be super proud of what you have achieved and what you have learned each step of the way 👏
Looks fantastic. Would be interested to understand why you bought in Grimsby with a lot of competition and high supply of HMO on spare rooms. Are you planning on making another video to discuss the strategy and numbers for this property? Did you have any objections from money loaners in terms of what climate change is forecasting that Grimsby will be underwater by 2050? I see you have had to raise the ground floor which seems excessive and probably a high cost right?
We bought because the demand is high. Once rented out we will more then likely do another video breaking down the numbers. We purchased this property without a mortgage via private investors into the business. The cost to raise the floors wasn’t as substantial as you think however it did of course add to the cost. However we are becoming more accustomed to pivoting on projects to find solutions.
YaY, it's finished! I feel like you guys ( me. "you guys" is me 😅) have been waiting forEver for this one! I'm so happy for you! The rooms are so lovely. Praying for the renter gods to fill them quickly. Great job ❤
Absolutely fantastic work! Your dedication and accomplishments are truly impressive. Great team works! Pls, do continue to uphold this exceptional level of performance.
I’d like to see a better looking HMO. Your attention to detail is great. Whoever lives here is very lucky and shouldn’t have any problem filling it. Will you do ones this size or larger or revert back to four bed HMOs?
Great transformation! It should rent quickly. What did you end up doing in the back half of the ground floor? You were planning a laundry center in the old kitchen and had that back room... tenant storage?
Hi guys...your property looks amazing! What kind of flooring have you used for the ensuites, and also, would you recommend using shower panels or just tiling? Great piece of advice I've taken on board with just splitting the design of the bedrooms 50/50 👌
We prefer long term renters for sure but these types of properties can attract shorter term tenants also. We are looking to secure a company who will take the whole thing currently.
Beautiful reno! You two have really created a wonderful business for yourselves. Huge congrats! But I have to admit, I almost wept when I saw you chose to replace that beautiful, curved, wooden handrail on the original staircase rather than refurbish it. I know you have to make cost-effective choices, and you tend to prefer modern design, but it’s a shame to forego preserving original architecture and features when the opportunity is there, especially in the UK where history is so meaningful.
We would love to keep as many of the details as we can however when creating living like this often we have to ensure we comply with local HMO regulations. Raising the floor so high for planning meant we had to box it in!

Unusual housing type for us in the US - a HMO - have only seen this near universities, for students to live in.
It’s very common in the UK with the ever growing rents and lack of housing supply.

Love the green. Nice having a good size communal space- much easier to make friends and settled tenants will stay longer.
That's the plan!

Room 8 has your name on it 😊 we are getting it all fixed as we speak. Thanks for watching and taking the time to comment.
@@PropertyCouple if only I didn't live in TN, USA. 😁
Beautiful! Anyone who rents a room at this HMO will be lucky to live there. Well done! ❤
Absolutely! Thank you

Thanks for sharing, it looks stunning. A breakdown on the numbers for this property would be great!
Absolutely. We will put that on the list.
Room 8! Love love love this incredible transformation - my fave couple!
🥰
Maybe I've missed it, but have you done an episode yet for a review of the other properties, if they've all been consistently fully rented, revenue generation, etc? I think that would be really interesting, and probably helpful to people considering becoming investors.
Not yet but we could. Are you considering investing?
You and your team have knocked it out of the park yet again.
Thank you 🙏
Woah 😮 That looks amazing!!! Very good work!!! 👏😃

Heating is for sure. We use gas to heat the place through a boiler and radiators.
Great having the sensor lights in the hallway and the bath, being that utilities are paid by the landlord. Saves on electricity. Love the color scheme.

Looks terrific!
I really like the colors on the walls and carpet. Lots of natural light. Great job! 😀
Thanks so much! 😊
I wonder which room Michael would pick now? (The Squatter 😂🤣😂) They all look fabulous! love the kitchen/dining/TV area! Were you ever able to get approval or find a use for the additional space on the first floor?
Thank you! Unfortunately it’s currently empty…
Are you going to have locks on the refrigerators
Excellent question, and if not there certainly should be.
No locks. We don’t want it to feel like prison!
Just coming to watch didn't get a notification today so just now seeing you uploaded a video.
Hope you enjoyed it!
@@PropertyCouple I sure did! Thanks. 🙂
It turned out beautifully. I Oray it brings you much prosperity and joy.
You know what....You guys are really good at this!!!!! It looks really nice.
Wow, it looks great!😊
Thank you! 😊
Was this the "famous" squatter property? LOVE the green & gray colors (good choices). Came out nice!
Yes it was! Now look at it.
wow what a difference from start to end, good job y'all
That is beautiful
It looks amazing! You’ve come so far since your first property! ❤️ I’m really surprised to see you doing so much carpeting. I would thing that would get ruined quicker. Are you using it because it will keep the place quieter with so many tenants?
Quieter yes and helps with the warmth in winter. It’s also more comfortable for tenants.
Looks fantastic! Beautiful, serene, classy and airy! Bravo!! ❤️😊❤️
Thanks so much! 😊
Looks amazing 😻 well done

I watch a lot of airline attendants on youtube who sometimes rent crash pads - this would be perfect for them@@PropertyCouple
This has been my favorite so far. Just lovely.

I’d like to see a better looking HMO. Your attention to detail is great. Whoever lives here is very lucky and shouldn’t have any problem filling it. Will you do ones this size or larger or revert back to four bed HMOs?
Not sure yet Donnie. Ideally we have a balance across the board as each one comes with their own pros and cons.
Looks amazing
Is there a washer / dryer in the building? Also _ where do people keep bath towels and toiletries? No space in bathroom.
Yes there is. How much space do you need for a few toiletries?
It came out great!
Great work you two! What did you decide to do with that back space on the ground floor?
Currently it’s empty…
Great transformation! It should rent quickly. What did you end up doing in the back half of the ground floor? You were planning a laundry center in the old kitchen and had that back room... tenant storage?
We currently have it empty! Shame.
Great job guys...where are you sourcing furniture from? Xx👏
We work with someone who does it for us. They are called dressing rooms.
Hi guys...your property looks amazing!
What kind of flooring have you used for the ensuites, and also, would you recommend using shower panels or just tiling?
Great piece of advice I've taken on board with just splitting the design of the bedrooms 50/50 👌
Did you get the leak fixed?
Beautiful rooms! Love it!😊❤
Do you mind sharing the numbers on this? Build cost etc
We will do a video at some point on it.
Which town is this HMO located in?
Brilliant work. What are the financials on this ? Purchase price, renovation costs, HMO rental and which town/city is the property located. Thanks
we will do a video on this at some point.
Very nice. Who is your target renter? Is it a long term or short term rental?
We prefer long term renters for sure but these types of properties can attract shorter term tenants also. We are looking to secure a company who will take the whole thing currently.

We don’t just have one area. This is in North East Lincolnshire
❤️❤️❤️
1st woo hoo!
🎉
I have a germaphobe thing going on so towels on the toilet gross me out. I don't care if it new and never been used. 😄
Crinkle,
There are therapy programs for that, no one should have to suffer with so much fear of germs. Hope you think about it, and good luck.
Seriously? That’s your comment for all the hard work they’ve done to get the property done and looking beautiful
Fortunately for you the towels will be removed and washed :)
Wow I am impressed! 🔨🪛🔧
You and me both!
Looks beautiful🌺
