Building a house in Mexico is a challenge, but it teaches patients that renders large rewards.

Thank you so much for sharing your home and the process/cost of everything. Its such an inspiration to see this, I can only hope to do the same one day in Mexico. Its surprising to see how popular of a plan its becoming to do this in mexico, I follow other channels that list houses already built and how much the price increases every month. I currently live in Los Angeles and the goal was to go live in mexico, but fear in a couple of years it will be as expensive as it is in the USA.
Hello and thank you, a lot more people are investing more their future in Mexico. It makes a lot of sense, unless you have a lot investments here in the states, retirement isn’t as good here as it is in Mexico. The US will always be more expensive then Mexico specially California. Investigate what state and city works for you and your family and just do it. Because of my girls. I might do half and half, it doesn’t have to be 100% in Mexico or 100% in the states. God bless

Compare price and efficiency, pros and cons of a solar unit, compared to an electric water heater, and an On Demand propane unit.
I have bought a property in Barra de Navidad, Jalisco. I’m hoping to start building this fall.
I’ve got a friend here in Barra that loves his solar heater. Only 2 years old though… Another fellow I talked to doesn’t like them due to algae build up inside the unit. (Needs cleaning periodically)
On demand propane is great when heater is close to faucet/shower. I’ve heard if the heater is located far away from the faucet, then it takes a while for the water to travel through all the pipes…
I’m a Canadian and a carpenter by trade, but I’m educating myself on the various methods and phases of house construction here in Mexico, that’s how I found your channel. I will be hiring locals to build for me, and I will be onsite as “El Patrón” doing quality control. LOL!!

Hey brother, thanks for comment and suggestion. It will hard to make a comparison gas vs solar heater since im not there long enough to make a comparison. What I could say is feedback my Dad has given me. He says he has saved on the amount of times he has had to refile his propane tank. I believe he has a 300 scf cylinder and only fills it once a year, he basically only uses it for cooking since he doesnt have to heat his home. The down side of the solar heater is that it does take long to reach the showers or faucets when I compare to my house here in the US. Blessings on your new build! Lets keep in touch.

Have you very been in Mexico Estado de México?? At the north area as Cuautitlan Izcalli as invest to retired , it is so close from Mexico city and have everything to give the american retired people good quality life...
Thank you for sharing your home building process. Love that you do a breakdown the costs. I’m not sure if you have addressed this issue before, but I was wondering about the construction permits in Mexico. I noticed you listed the costs. My questions is, are multiple inspections and approvals required before you can move on to the next step in the building process? For example, is there an inspector that goes and checks the plumbing or electricity before you move on to the next thing? One again thanks for continuing to share your progress.
Hello Jose. It’s super simple compared to the US (as a reference) 1-you need architect rendering of the house you want to build. 2-take it to the city to get approved. This takes a few weeks. They perform soil sampling. 3- start your build according to you architect drawing. The cost for this was about 1,600$ dollars. The architect rendering was about $300 these were costs in 2019 so expect some inflation over these prices. There isn’t inspections after that. I don’t know why, I’m guessing they leave it up to you to follow the right process. You also don’t need to submit a new permit request if your adding anything afterwards. It’s crazy but that’s the process in Mexico. At least to build a home.

Actually it's diferente in places closer to the city or building a home within a city you do need more inspection and or permits, if you want to build in a small town it's not mucho to do. All you need is money and a plan or basically you build what you want how ever you want. I'm also building at this time and we decided to start building and once we had enough money saved we started buying materials. So far we haven't had any problems at all it's almost half way done

Yes eventually. I plan to make a large room on the second floor. Once I do that I can put solar panels on top.

Hello Joe, I’m from the area around Redlands Ca. So we are not to far from each other. As you know living in California is expensive, I can barely afford anything and I consider I have a good job. I think California is not very friendly for people retiring. Most people have to move to an other state to live well. If God permits I would like to downgrade to a smaller home, where I don’t have to pay to much on taxes, or utilities, and spend 1/2 the time in Mexico and the states, since all my kids are here in California. I don’t want to be that old man closed in a house because I can’t afford anything,

Would you need a temp visa to rent a room out?
Hello, its a bit complicated, if its a room from a local most likely it will not be needed. Most locals only ask for deposit or first months rent. If its a mortgage company that finds renters for their customers they will ask for you temp visa and a form of ID which will be your Passport.

My question to you, or your father, is; would you do it again? Did you oversee the project or did you higher an engineer or architect to supervise the building of it?

Hello Nadia. Would definitely do it again! 😊. My Dad oversaw the entire project, you could do it as well but with out experience I recommend a architect. And architect will most likely ask for 10% of the entire project but he will most likely find you the employee as well. It takes the headache out of the project if you have no one to oversee it.

Hello Paul. It’s hard to find a property with the size of my lot with a decent size home for less the 250k. For this reason I think yes it’s cheaper to build.

Hello. The town is San Nicolás de Ibarra in the county of chapala. The community is called Lomas del County. My lot size 21m x 66m.

😊. I’m not a builder. My Dad has experience in building homes and he helped me with mine. There’s is bus route that stops at the entrance of the town that can take you to chapala., chapala town is only about 10-15 min away. Ajijic is 20-25min away. A pool varies in price due to size of course. I asked one year ago for a pool about the same size you are asking but not square and someone told me it would cost 15-20k but I’m not entirely sure.

Most places in town have a Casther store. The paint was about 135$ for 5 gallons.

It really depends where in Chapala you are considering. Ajijic is expensive maybe a 1000sf 2 bedroom 1 bath, if your go to city of Chapala I’m sure you can find something bigger like 1500 sf. 2 bed , two bath. I just looking at local listing, they are so different that prices change dramatically even in the same town.
