Mr. Chance, do you ever do anything with garages? I had a garage delivered to my land because the landlord where I rent has gone up twice with a threat of going up again in March. I'm a senior, having to work part-time, and another increas will take all of my social security. I used savings to grab the garage (portable building) while I could. Electricity ready but still needs insulation/walls, etc but it's someplace I can lay my head until I can do better. Lots of seniors are feeling this economy. Thanks.
I could build that model for around 175k to 220k. I’ve been in construction for a long time as a laborer in the union and we build big buildings and once you do it for so long m, you know everything that goes into building a house. Literally concrete for the then lumber for the frame, sheet rock, insulation, electric and plumbing. It’s honestly not that hard to build a house and you would be surprised on how much you would save if you just had a couple friends to help you pour the concrete and put up the framing but 350k on up Is crazy
That all depends on where you live. A house like this would cost me around $120 to $150 per square foot to build. Have to remember that most of us don't have friends that can do concrete work, framing, roofing, heating and cooling, sheet rock, electric, plumbing, cabinets, shelving, flooring, etc.
Back in the late 90’s I worked for a co up in Pennsylvania that set modular homes. Other than the fact that they were prefab boxes, they used the same high end materials as a good stick built home. And the prices were a third of what they are now. These homes don’t seem to be of all that good of quality. Mobile home level finishes. Everything is plastic. No real wood. Yet somehow the price is the same as a 3000sqft stick built.
I really love the layout of this place and the exterior of it. My most favorite part is the wrap around porch. I love the built-ins throughout and floating shelves in the living area. I would probably finish the upstairs with a couple more bedrooms and a bathroom.❤❤❤
This is a gorgeous abode! The finishings are wonderful. The pantry is so big, it's an entire room! And that second storey is just so versatile! At an estimated $520,000 to $800,000, including land utilities, finishing the garret, basically the whole nine yards, the prospective buyer will need an income of at least $130,000 annually to comfortably afford it.
@@ModularMen It's a brand of aftermarket decking. They were featured while Chance was at a particular model home show park. Chance pointed the decks out while reviewing at least two of the homes. These decks are oversized and made for outdoor entertaining.

I’m wondering if you have a video where you talk about site prep that the sales center would not do, and the things they do. I’m sure it varies from dealer to dealer, but I’d like to hear more about things to look out for because you present everything so perfectly, I don’t feel like it’s going to be an easy process and I wish you’d give some tips or pointers on things people need to know. The only issue I see that probably couldn't be changed, (little high on the price,too)was the master walk in closet seemed small. The layout for the rest of the house was very nice.

I love it except the main closet is too small and I’m not sure if a King bed would fit. If it does, it would be off center with the windows. Otherwise, it would be perfect. Husband and I are empty nesters but he needs an office and I need a craft room/office and a guest room. This would be great with the Master on the first floor as we’re older. Gives me ideas though!

I've been trying to convey the same thing, I see it all the time that $300K is to much for a modular or manufactured home. Here in Montana that is a steal. Averavge home price in Montana is currently over $700K and to try and get anything new that isn't alreday part of a development in an HOA, you are a few years out.

This home would be awesome if it were just a bit wider and had more cabinets in the kitchen. Looking at the outside, it looks barely the width of a double wide home. Just 8-10 feet more and you could do a lot with this home. Id also add a dividing bar between the living room and the kitchen. Its still a cute home though. Thank you for sharing! Also, I was really excited too when I saw the door in the pantry. Hoping it'd an extra storage😂. I would have loved for it to be a broom closet. Maybe something to give the manufacturers to thing about. That would be really neat!
The upstairs one of can be a fourth bedroom and there’s a bathroom be perfect for the restroom beside of the staircase and that one little room open that big like for pool tables, setting room and wet bar too. On the other end of the upstairs, I could turn that into exercise room.

Chance I follow these Homes and I literally could give the tour with all the options one can do and what is included in the basic Heartland series. You can for example get a microwave over the range instead of a hood and in the hood there are two different hood options included in the basic price the beams on the ceiling are optional and you can get 3-4 option the window and sink in the laundry room are a option, the sliding glass door in the dining area is one of the options but can get it two other ways or get as it comes with just a window. You can get a fireplace too. The appliance shelf in the pantry is a option you can get the water heater in the laundry room and have a sink put in the niche where the water heater is now in the pantry the master bathroom has Much more configurations than this one and I wrote in comments to someone else what they are and the window placement can change and spaced where you want them or remove a window if you don't want it. The porch in some models is a section built by the factory and in other homes they build they are a add on site built porch to spec and out of what ever material you want and you can opt to have a attached garage on any of their homes, you can get 8 foot ceilings of opt for 9 ft as in this home, you can get cape style finished or unfinished i and about any home. This place literally is the Best for customizing your home. I recommend showing all their homes.
These prices are out of control. Modular’s and prefabs were created as a cheaper alternative to built on site homes. Now they’re the same price if not more! It’s sad.
You're right housing is SO Expensive nowadays. We're proud to offer great value and service to our customers. Typically we're 15% more inexpensive than stick builders in our market. I noticed many manufacturers are deleting microwave ovens. Pantry offers option for microwave,air flyer, etc.Master bed room and closet a little small, forcing building bedrooms on 2nd floor bigger.
I don't like any glass for my front door unless it's a small window at the top because number one I don't like people being able to see straight into my house when they come up to the door number two someone could just break a hole in the glass and put their hand through and open your front door using the handle by unlocking it
It's called a open floor plan regular house have that too not just modular homes the kitchen will be open to the living and dining room. I used to not like it but being a parent I like to be able to see the kids from the kitchen while I am cooking and they can be watching TV or playing and I can keep an eye on them so now I kinda like it but maybe put a half wall dividing some of the space just a little bit
Yeah, it is very well built and gorgeous, but for the money, all of the bedrooms are a little tight. So I would have to put a real master suite and office up there.

Thats a lot of money…..did you see the home Chance showed last week, it was the St. Jude home that was being raffled off, I think he said the price was a bit over 400 thousand and that home was beautiful. I don’t anything about modular homes, if they’re well built like an onsite built, but this price seemed too high. The master bedroom and closet should have been huge for the price.

Plus, everything is miniature, so a single wide means the footprint of a room is 10-15 feet And a double wide means when you walk in the front, the living room is 10 feet. The kitchen is 10 feet, with the sliding back door on the back wall 20 feet across. I am being very generous. Typically, they are even smaller. So once you get into triple-wide trailers, now you are just barely approaching the smallest of traditional on-site homes from 50+ years ago The kitchen, living room, and dining room are 30 feet, which is still very small compared to a typical old-school house in the typical suburbs neighborhood worth $400k. For that much money, not only would the main bedroom be double the size, but the entire home would be triple the size minimum Plus, there is a two-car attached garage, a basement, an attic, a huge yard, a pool, and a tool shed, hahaha. Chance is crazy, claiming these are standard, reasonable prices. Hahaha, these are for idiots I apologize for being so harsh, but saying prices like this is offensive to people's intelligence. It just isn't right.
If you live in climates where there is a cold winter, floor vents are needed because heat rises and if they are on the ceiling, it can’t heat the house comfortably.
The floor vents are required because it's physically impossible to run them through the ceiling on the first floor. On the 2nd floor they'd be through the ceiling for the same reason. If this home was single story we'd run them through the ceiling.
Only seems small because the bed was off set by the window placement but you can actually delete a window and even change how The windows are placed and on what side you want. More options with the master bathroom where you can get a bigger 6'x8' shower with built in bench and rainfall showerhead mounted in the ceiling and a linen closet and another option with stand alone tub and 4'x6' shower this home has so many options you can do.
The bedrooms are too small especially the master. The master closet was too small and there was no tun in the master, the price is way too high. I think you can get a site built for that amount.

Why are the industry builders putting in such few and tiny windows? In the model, specifically in the back of the home. I don’t want all the big windows facing the road, other homes or foot traffic. There’s no privacy. Why not put more/bigger windows in the rear where you’ll have more privacy in the backyard… with a pool, garden or patio barbecue area? Come on man, I need the natural light & to see the outdoors!
House is way too small for that price! And it doesn't even include lot price or delivery. My traditional house was around the upper price range and we live in Virginia where the cost of living aint exactly cheap!

I don’t anything about modular homes, if they’re well built like an onsite built, but this price seemed too high. The master bedroom and closet should have been huge for the price.
@@dmunoz1943 Yes, mobile homes are built poorly with cheap materials that will only last 10-20 years. Plus, everything is miniature, so a single wide means the footprint of a room is 10-15 feet
And a double wide means when you walk in the front, the living room is 10 feet. The kitchen is 10 feet, with the sliding back door on the back wall 20 feet across. I am being very generous.
Typically, they are even smaller. So once you get into triple-wide trailers, now you are just barely approaching the smallest of traditional on-site homes from 50+ years ago
The kitchen, living room, and dining room are 30 feet, which is still very small compared to a typical old-school house in the typical suburbs neighborhood worth $400k. For that much money, not only would the main bedroom be double the size, but the entire home would be triple the size minimum
Plus, there is a two-car attached garage, a basement, an attic, a huge yard, a pool, and a tool shed, hahaha. Chance is crazy, claiming these are standard, reasonable prices. Hahaha, these are for idiots

WHY do they ruin these big, beautiful homes with hideous floor vents????
If you live in climates where there is a cold winter, floor vents are needed because heat rises and if they are on the ceiling, it can’t heat the house comfortably.
I live in the opposite. I have vents in the ceiling all over my house. I think I’d prefer not seeing them all over. 😊
The floor vents are required because it's physically impossible to run them through the ceiling on the first floor. On the 2nd floor they'd be through the ceiling for the same reason.
If this home was single story we'd run them through the ceiling.

Only seems small because the bed was off set by the window placement but you can actually delete a window and even change how The windows are placed and on what side you want. More options with the master bathroom where you can get a bigger 6'x8' shower with built in bench and rainfall showerhead mounted in the ceiling and a linen closet and another option with stand alone tub and 4'x6' shower this home has so many options you can do.

The bedrooms are too small especially the master. The master closet was too small and there was no tun in the master, the price is way too high. I think you can get a site built for that amount.

Why are the industry builders putting in such few and tiny windows? In the model, specifically in the back of the home. I don’t want all the big windows facing the road, other homes or foot traffic. There’s no privacy. Why not put more/bigger windows in the rear where you’ll have more privacy in the backyard… with a pool, garden or patio barbecue area? Come on man, I need the natural light & to see the outdoors!

I don't like that the first thing upon entering is you look straight into the kitchen..
House is way too small for that price! And it doesn't even include lot price or delivery. My traditional house was around the upper price range and we live in Virginia where the cost of living aint exactly cheap!
