Im in NC, bought my Modular Home from Apex Homes out of PA, had a local builder finish it. 20 years ago I speced a 2X6 Wall, 2X10 Floor, plywood floors and the best insulation package. Its a classic Cape Cod style with the 40 foot X 10 foot Frt Porch. Could NOT be happier with the decision. Im about 45 miles of Raleigh NC, where the land boom has NOT hit yet, and my home has doubled in value in the 20 yrs I have called it home. Balance on the mortgage is less the $50k and Im more than thrilled with my neck of the woods.

I'm researching putting a modular onto a half acre, single residency zoned property. I saw the home I like but cost is for the BASIC model. I'm curious what final install costs will be. Property has metered water, and electricity, but needs a septic. how do you find a good contractor? there's so much to know, I'm worried that I will spend too much from not understanding all the added costs. if the land is $50K and the home is $75K... how do you estimate full install costs? will the contractor tell you?
Great information, I am considering doing a nice modular home on a piece of property, I am currently in Ocala, looking to find some land a bit further out of town, can I get insurance, and which modular company do you recommend for quality construction and customer service??? Just curious if it’s even worth going through the process… we have a home in a gated golf community and I am sick of paying HOA fees and neighbors so close… Thanks for your insight…

A tip: Make sure you don't have a "hybrid" modular. If it has a HUD sticker, it is a trailer.

Modular homes are not a new thing, they've been building them for at least 45 years that I know of. They are every bit as good as a stick built home.

They're actually better than stick n brick now because of how shitty new construction is.

Modular’s will retail and appraiser equally to traditional on site construction. Manufacturers homes will not. Learn the difference.
Huh, half the pictures you are showing look more like manufactured homes not modular.
Don't get me wrong I love modular, built them for 5 of my 10 years in construction.
