    In this video I explain how I came across my first car wash deal and the in depth details on what my first self serve car wash deal was like. Also I give a little bit about my background from my last few jobs, moving from Australia to Florida then from Florida to Los Angles and my previous jobs before I got into the car wash business.
    Then after all that I explain what it took to get my first closed down car wash open and the steps I had to take in order to get the car wash open. I explain what equipement I needed to buy and give some estimates of how much they cost me and my total amount of capital invested in the business.
    Im sure you have plenty of questions so please leave all the questions in the comments section and I am more than happy answer all of them.
    After working for my Uncle for 2 years at he's car washes I really wanted my own and I came across this car wash. It was completely shutdown for many years so I approached the owner of the land and made a deal with him.
    It took me 6 weeks to bring it back to life and open it and now the customers are starting to pour in. Not to mention I opened it during winter so I am yet. to see its full potential but here's a small taste of how its going so far!

    I've been running into more self serves being leased as used car dealerships. I'm working on a couple to lease now. One is an automatic attached to a gas station. This video is awesome man!!

      @@EddieWrightBBQ find a friend that is an agent. I'm a realtor so it's east for me to pull title and find the llc that owns it. Then you can use your states secretary office to look up the owners and either find their attorney or the actual owners address

    Hey Chris, I been in this business for over 40 years and I love your energy and personally as how you operate is what I do everyday and that's why I am very successful. I just bought a car wash in my town that has been closed for 15 plus years as I own a large facility on the north end of town and a few outside of my town. This wash I just bought I am just going to do self-service with a truck bay in which will be a total of 5 bays. Had to completely gut it as It was bad. When this wash was in operational nothing ever work unless you just like high pressure, LOL "I use to send the muddy s down there" LOL. This wash I am going to a 12 position meter box switch with 11 amenities and doing 4 ceiling booms. I love your uncle ways and how you followed, you see around here they call me the car wash king, HA!. You both have very good car wash ethics and that's why your very good at what you do. Great job and I love to follow your stories. Dave

      @@LinkcardEBTCash Hello Sorry I didn't get back to you sooner as I was away for a few days. I started out in the late 70's with a full tunnel and in 1984 on that property we built a 3 bay car wash. My dad built the tunnel in 71 and when we built the self serve car wash I was going to order all the equipment and as I was talking to a dealer for a 3 pumping station, coin boxes, booms and misc accessories it was about $11,00.00 so at that price my dad said no and told me to build my own. When I say building my own that would consist of designing my own pump stands, installing motors and cat pumps as we were using the cat pump# 430 back then. My trade has always been a electrician and also I did welding out of high school in which made that easy, and a lot cheaper, but today time is money. Now lets speed up to 2004 as I sold the tunnel and 3 bays in the 90's, "but service other washes in the mean time" I build a brand new wash, 3 bays and one automatic in-which I still have today. In 2007 I bought our two local car washes 5 miles away from the one I built, as one I owned and other was a lease wash. I had 7 years left when a major gas station (my lessor) wanted the property my wash was on for parking as I sold them my remaining 7 years left as they torn in down Aug of this year. Between my two local washes was a closed down wash for 10 plus years and I told my wife what a piece of s#@h as I would never buy that wash as it was so run down in which I didn't like the the mechanical room because it was only 8 ft wide. Well a few months went buy and contacted the owner and guess what I bought a 4 SS bay and one auto piece of crap, HA! HA! I needed a challenge and I have a few good employees that love the car wash business and this would be a great opportunity for them to see it from the ground up. I just completely gutting the entire wash including the 500 plus pigeons and the 2" of pigeon poop in every bay and that is no lie, HA!. So now equipment question!! I am actually going to also build my own pump stand here also as being the equipment room only being 8 ft wide by 26 ft long my room is very limited. Today car wash manufactures always seem to build there pump stands 30" out from the wall. This will be the second one I have build and it will be 16" by 26" and 80" tall and will consist of 5 pumps, ea having there own soap and wax solenoids attach, its a very nice rack of pumps with a small foot print. As everything I do in this business I always think 5 steps ahead for easy maintenance and replacement of pumps, motors, and misc have to be all consider. At this wash I will be using Cat pumps# 310 with 5 hp motors, Dosatrons for all my low pressure applications (No more tanks, hydro-minders, and flow jet pumps. I am installing 12 position switch meter boxes with coin, bill, credit card with quick tap pay devises and will have 11 amenity in each bay. Ea bay will have 4 mosmatic Z booms one being a airboom. Lighting is very very important to me as I will have multiply LED fixtures with photo eyes so when a car comes in it will fully lighten up the bay as I have done that to other washes with great success with saving money in the long run. I use Kleen rite for all my misc parts, vending supplies, hoses as I make my own, and pumps. I am a dealer for Arcadian chemical so that is where all my chemical from. As far as your plug and play pump stands there are a ton of company's that do that, Kleen rite, dultmier, carwash superstore, D&S carwash and so on. I have always used Cat pumps and they just run run and run. I know I drag your question out a bit, HA! but wanted to give you a run down on my side. This is why I like watching Chris and his uncle because they are go getters and love to take a old run down wash and bring it back to life in-which I am so much of a believer of that.     I've been looking at an old carwash in my childhood neighborhood. It's kind of attached to a gas station and the carwash lot is directly behind the gas station with two vacuums in the front. The carwash lot also extends around the right side of the store with two extra vacuums on that side. I remember talking with the owner several years ago while I was getting some change and he just happened to be there that day. He told me that he had the carwash built from the ground up but the carwash is in pretty poor condition. Even back then when I talked to him the automatic side was out of order. After stumbling across your video a few days ago I drove by there and it's in even worst condition. All the equipment is in desperate need of replacement and the automatic side has been completely gutted out and is just an empty bay. The neighborhood is currently going through a transition where they are trying to refurbish the area to how it was back in the 90's so it's alot of housing development going on directly across from where the carwash is located. With all the repairs needed to bring this carwash back to it's glory days I was just wondering in your opinion would it be worth it as someone who trying to get in the business?     Brand new to the business and I am excited!! What would a 4 bay self serve lease look like monthly? in your experience will landlords sign 5 years? This wash just needs some TLC and maybe a new coin/cc system. Im super psyched.

    Thank you for the content. I'm looking into buying a car wash too. Once you have stabilized the property how much would you estimate that you spend a month on repairs and replacing items that break/ wear out? It seems like this is fairly labor intensive. I'm guessing someone needs to go by daily to check on things and empty trash etc. The ones I'm looking at are in smaller towns and we get cold weather here Ohio, thanks

    That is the car wash I go to! You are doing a great job with it man! I wouldn’t say they were closed for four years but let’s just say it wasn’t nearly as good as how you have it now days… I know I would use it once in a while but I stopped because whoever had it last wasn’t taking care of it you know the typical problems a car wash as whenever it sits for a while but I think they were still collecting money because it would work… but maybe they were closed for that long and I just didn’t notice but you are doing a great job!!! If I ever see any problems or anything that could be fixed I will let you know

Much appreciated if you’re there and somethings broken I would love to know so I can fix it straight away. And that’s just what I heard from jiffy lube next door and few other customers saying I heard anywhere from 3-5 years. Doesn’t really matter how long anyway. Lol

    Love the content! Is there a specific question you ask them to see if they want to rent out the car wash to you?
    If I’m understanding it correctly you essentially pay them a royalty for a few years after you acquire the car wash as opposed to getting a loan and buying the whole thing outright?

      I usually ask if they’d be willing to lease it as long as they own the land and no longer want to run the business. Usually a 20 year lease is good

    Chris-do you recall the type of paint your contractor used to paint the self service bays? I am planning to paint the bays at my car wash next weekend. I was planning to use Lowes Valspar Duromax 365 flat paint. Thoughts?

      Hey Erik. That sounds great. I can’t remember exactly what I used but I got it from Home Depot. I think I just asked for the best durable one and trusted the experts.

      Yes absolutely. Any money coming in put back in the business and upgrade over time. Profits should increase over time as you upgrade and customers seeing the improvements

      Thank you!! It’s definitely negotiable as everything is. Can look at comparables in the area, the size of the land, if it’s on a main road or back street. These can all come into play. Main st you’d pay more. Back street would be cheaper.

    Hi Chris I am in Australia and there appear to be very few if any closed car washes, do you think leasing one that is new for $100k per year is wise, guess I need to do my numbers but hard to know how busy a new site not yet built would be. Thanks Cam

      Hey Cam. I noticed the same thing when I was in australia last. Very few closed or even run down ones. Seems to be different mindset there. The amount you pay for leasing is all relevant to how much it could make. If rents 100k buy it’s making 400-500k than it’s not bad. If it’s only making 200k than that’s half the income simply in rent not including other expenses.

      A worker I know does all the maintenance. I put new equipment in a year ago so nothing major has gone down yet. Should be good for a few years.

    i have a question im 22 yrs old and i have 25 k in the bank account saved what do i do with it ? can i start a car wash w/ that amount or i need to save more .... The real question is if you was in my shoes what will you do with 25k ?

      First of all congratulations! You’re way ahead of the game already. You can definitely get started with that in the car wash business. I would find one closed down and just straight leasing it. Hopefully it still has working motors and other working equipment so minimal spending is required. Then any profits you make in the first 6 months reinvest back into the business. Just need to get out there and find them closed down car wash deals

      It’s only worth but if you’re going to run it at the best it can be to get the most revenue out of it as possible. If someone thinks they can buy one and forget about it then probably not worth it

      You’ll have to get creative for financing. Find where you can come up with enough to get started

      Through a lease. $0 purchase price. Just start paying rent every month.

    After you sign for a 20 year lease are you able to purchase the whole property early? Or just renew the lease after the 20 years?

      You can purchase the property anytime if the landlord is willing to sell. If you have options like 4x5 year options then if they decide to sell the land you have the first right of refusal which means you have first dips to buy it

    So what website did you say u get your equipments? I found one attached to a gas station and was completely emptied only the building was there 😄. So i plan on talking to the manager of the gas station

      Varies from location. State, busy main road or quiet back street, how many bays. $1k per month up to 10k plus.

      About 6 weeks. But that was only working on the weekends. So about 12 days working in total.

      You mean purchasing the land? That’s always the ultimate goal to acquire the land with the car wash. But if you’re buying a car wash and not the land you still have a landlord to pay rent to so it’s the same thing as leasing. Leasing without the purchase price is what I do.

    Sounds like more than 50k to start and all that work on something you are renting ? Then you make it sound so easy but at the same time list over 100 steps to get it up and running. Have you turned a profit yet ?

    i have a question... 1: how much money do you make a month of off this car wash and my second question is can you send someone to collect the money from the carwash or do you have to do it yourself, i wonder because if you have a lot of car washes you cant tend to all of them and that's why i ask

    Would 500,000 be a good purchase price on a car wash that can bring in revenue of $100,000 and up fully functional but may need 15,000 in updates?

      A lot lol. City plans and permits are expensive. Also construction of the Clarifiers and underground work would be expensive. Hard to say because I’ve never done it but from what I’ve researched would be a rough guess off 500k just for the car wash business.
