    Have you ever wondered how to find self serve car washes to buy? Check out this video because I'm going to share with you my approach on how I find car washes to buy. They say the best deals are always off market from buyer to buyer and in my experience that is very true.
    This is one of the most common questions I get asked. How did you find your car wash? Im excited to share with you my process. I believe the coin op car wash business is one of the best business's to free up your time and do the things you enjoy in life the most. Car wash business's are a great investment when run the right way and can provide fantastic returns on your investment with minimal hours worked in a week. A great source of passive income.
    After working for my Uncle for 2 years at he's car washes I really wanted my own and I came across this car wash. It was completely shutdown for many years so I approached the owner of the land and made a deal with him.
    It took me 6 weeks to bring it back to life and open it and now the customers are starting to pour in. Not to mention I opened it during winter so I am yet. to see its full potential but here's a small taste of how its going so far!

    Its easy to find the owner, Tax records office will have the owners name and everything on file. A lot is public record and a simple county records inquiry. Bought two of my locations that way.

    I used to sell houses not to far from there. Grew up in Norco. Now I'm in Georgia. I found my car wash shut down and abandoned for 5 years. Your videos have been amazing help. I'm getting mine for 60K

    I have attempted to look into car washes for sale, however at the start of when I was looking, was when a lot of SS/IBA washes around me all sold. There was one I was really looking into that was never listed online, however one day on the auditor's website, it shown a warranty deed to the parent company of the car dealership next door to it. Despite that happening back in April, they have not done one thing with the place yet to this day besides removing the lighted sign covers.

    Man ever time i watch your videos make me want buy one there even one over where i live but sad thing is one its been abandon for years over 10 to 18 years but looks pretty stripped no vacuums i belive ever thing out the bays are gone im sure the equipment room is pretty bad to being the age and im.sure it take alot getting it going again and sure be alot the buy it and getting going again think has 4 bays but im not rich enough to get it going and buying it only in my dreams but be prefect cause its only one close and no others one around for miles

    Chris, great content and I appreciate you taking the time to educate us on the ins and outs of starting a car wash business. I am curious and maybe you can use this for a future video, but did you go shopping for a defunct car wash first, or did you have your finances set aside before you started looking. Did you get a business license before you purchased your first car wash or did you do all of this afterwards? Did you ever consider buying new versus already established?       Thanks William. Appreciate it. Will definitely do a future video. I had finances in place but wasn’t a huge amount but enough to get started and reinvest profits. I got the business license after I got the car wash as it was an already existing it wasn’t an issue with the city. Havnt considered buying new as that’s a whole another ball game but I figured already established car washes were an easier starting point into the business.

      I would but it’s hard to talk about something I havn’t gone through myself. I inquired at a few banks one time and they said they don’t loan on shut down businesses. I’m sure it’s different if you’re purchasing the land as they could loan for the land if you meet the requirements but like I said I’ve never done a loan for a car wash.

    I found a car wash listed for sale online and it is a run down car wash, but still operational. I used a real estate agent to get some info, but I have yet to sign anything with that agent. I was thinking of doing what you suggested and leave a note under the door and see if the seller would contact me directly. Since, I have no obligation to the agent, I don't see anything wrong with trying to do it without a buyer's agent. However, my guess is the seller will default to their seller agent. What do you think? Should I leave the note and try it?

    How can you determine what is a good selling price? I have some near me but they range from $300k - $1mil+ and I am not even sure I could get a business loan for that much. Im located outside of Houston so that may be the issue but I would like to get into this business.

    Have you ever thought about buying a car wash attached to a gas station? There’s a gas station near me that’s up and running. The car wash however, is just used as storage. I want to ask if they plan on using it. If not I want to strike up a deal.

    Should I build a new car wash from ground up? I live in an area where there are no car washes but is it wise as far as investing goes to build a brand new one from ground up?

      I’ve never done it. I would say it would be a large investment because of city permits and construction for the clarifiers underground but if you have lots of capital I’m sure you’ll get a good return

    So theres a bunch of closed self serve in my area but thats bc they went out bc of so many just drive through car washes where u dont get out of ur car, I’m in North east Ohio, how do u compete against drive through car washes versus self serve?

      In my opinion it’s just different type of customers. I’m sure there’s plenty of people who use both anyway. I think they may have went out of business because they weren’t run properly with everything a self serve can offer. I have 3 full serve tunnel car washes all within 1 mile of mine and nine is consistently growing every month because I give a great product. Also it’s in the high desert where big trucks and RV’s come in with mud so they like to scrub themselves. And I charge $2 for 4 mins so people have the option to quick wash whereas the tunnel is I think $6. Ive never worried about tunnels near mine.

    Can you give insight on money? Such as, how much did your fist cost? What price were you given and was able to Hagel down to? What steps you took to own a business or did you just decide to buy?

    Thanks for the advice. So you mentioned getting a car wash with little to no money. That is where I am. So when I contact the owner and they are interested, where do I go from there?

      You want the owner of the car wash to own the land as well. They don’t want the car wash so they give it to you for free to run for them so you now become the business owner and pay them rent. Yes you’ll have to spend some on fixing it up but that could be overtime putting the profits back in the business

If the car washes are so profitable (which they seem to be) why would the owner not just run it and keep the money themselves?

      Yes I pay them rent. I asked my landlord the same thing when I got them and he said he didn’t want to and just wasn’t motivated to build and run carwashes he wanted a long term tenant to pay rent each month and do nothing.

      Yes I can do a video on that for sure but basically it’s just negotiating on the terms with the seller and then the seller will usually draft up a contract either for sale or the business or a lease agreement or in some instances both “buy the business, rent the land” then once signed then basically you get the keys and take over. Then time to set up all things with the city (water in your name etc) get insurance and all that jazz

      @@CarWashChronicles how do you know how much to offer though. I’ve been trying to find info about how to value a car wash. Plenty of videos and reading about how to value a laundromat but not a car wash.

      I made my offer based on the location and what I knew the car washes were capable of making. Example, 6 bay car wash on very busy main rd with potential to make 40k per month would be much higher rent vs 4 bay on quiet rd only making 10k month.

    Have you or your uncle ever bought or leased a carwash that had one real close ? like accross the street.. I have a chance to get one, its in good shape but been shut down for 2 years, due to previous owner bad decisions, bank repossed it but never opened it again. in the mean time someone open one across the street.. It's smaller and not well managed.. I think i could do better than them.. What are your thoughts ?

      I would say not a problem at all. We’ve never done one with another right across the street but the fact you said it’s kinda rundown and mismanaged then you could build up a great car wash and the customers would come to you. If it was a big brand new beautiful car wash I probably wouldn’t try to compete with that one unless the rent was super cheap

      Every deal is different. In this instance they are selling the land and going to built apartments there. My car washes there was no purchase price as they were shut down. Landlord was just looking for a tenant who knew how to run a car wash so signed a lease and then I just had remodel costs which was about $50k

    Hey man. Looking at purchasing a gas station that has a 2 bay detail biz on the location. The biz pays the gas owner 1250 a month to rent From him month to month. Assume u would end the lease and turn the 2 bays to a self wash. ?

      I think would depend on the location. If it’s super busy road might be worth it. Just have to weigh up how much you think only 2 bays would make. If it can make $8k a month probably work it but if it’s quieter road and the state you’re in has more bad weather than good and might only make 4K per month plus all the day to day operations of running it than it might not be worth it and the rent might be better but if it’s great location and potentially can make 8k month then I’d go with the self serve bays

    I have a run down car wash in mind. Is in a SUPER busy corner, right next to a truckers station and eatery. It's been stripped of all equipment but I KNOW it will do well. When I buy it, who do I contact for equipment and install? Thank you in advance! BTW... Saw your Marine Corps Shirt too, are you a Marine? If so, Semper Fi, as I am also.

      Thats great. Good looking out. The company that sells all the equipment is Kleen rite. For the install you will have to either find your own guy who knows car washes perhaps through other car wash owners, put an ad online otherwise theres plenty of companies who install equipment. They will most likely be more expensive than if you find your own guy

    I hope you or anyone answers. There is a car wash for sale by owner for 795k and he says the cashflow is 70,483 net. That doesn't seem worth it at all and this car wash is super clean and all. What is the right multiple to pay for a car wash vs it's cashflow?

      Is he factoring in rent? He might own the land outright and not paying himself rent which would affect the net quite a lot. And and does that price include the land or just the business?

    Love your videos***** question i just started a self serve carwash any suggestions in how to fix this two issues
    :1st issue selection out in bay works on its own without coins any idea ehy it does that.
    2nd issue: ome of my bays when i put quarters & select high pressure rinse ,it dnt send signal to turn on pump inside but for foam brush it works jjst no high pressure selcetions..

      Congrats on the purchase. It sounds like a wiring issue to me perhaps. Obviously it’s hard for me to know without looking at it but the wiring on the rotary switch could perhaps be loose or come off so give that a good look

      Find one closed down. Contact owner and lease from him. No money down. Just need money to get it open.

      That car wash is always busy and makes great money I’m sure so it wouldn’t be cheap. I would pay 500k but would have to be seller financed for me.

    I'm looking at a carwash that has one across the street, 3 bay, versus the one i want has 6 bay,5 vacuum, it has been shut down for 2 years due to bad business from previous owner. But it is for sale or lease now. Have you ever seen a opportunity like that?

      Yes. That’s how I got my 3. They were closed down for many years. Got a lease from the owner of the land (landlord) and started paying rent. Renovated it and built it up ready for open. Those are the best dead because there’s no purchase price. Free car wash. Go for it man.

      You’re welcome. A deal is buy or lease. Either one just gotta make a good deal in order to take control of the car wash. Anywhere from $50k and up

      I would ask for seller financing/straight lease the business so just need remodel costs/family. Whatever it takes.

    If you're still looking to buy a car wash location, I have a client in Pennsylvania who has one that he's open to selling. I've made an attempt to wholesale it together with my former investor partner but he cut himself out.

      I would say around $2500-$3000 per month. I’m going by Califirnia. Quiet roads a little less and busy roads a little more

    Why not type your note, print, xerox multiple copies, and staple your business card to the note? Way more professional and no writing on location.
