You do you. But a more efficient way of improving your space would be moving the new awning over to your sliding door in the back. Tear down the back wall and extend the length of your garage. Remove the window, remove the garage door, or just build a wall behind it with sound dampening goo and thick insulation. Put in carpet or wood with a healthy amount of floor insulation. Add your mini split now. You have a large cool space year round.

Moved cabinets out of utility room to dining room and the countertop desk from in there to make a coffee bar. Laid tile down in what was the utility room and the hallway. And then built a big custom Alex drawer and countertop desk to make my wife a home office. And a shelf, and corner mounted TV. All while working 7 days a week at my regular job. So I feel you.

I"ve been watching home improvement and network management videos the last year now. Been running fiber and cat7 throughout the house, Replacing lights and ceiling fans, fixing appliances, setting up my POE network for my mesh wifi and security cams, etc. It has been a satisfying process.
The gobbed on texture is acoustic dampening. You don’t want smooth ceilings in your bedroom. Patch the drywall, but put up acoustic panels don’t go with flat walls. You can put some baffles on the ceiling that can be multi purpose, hang lights, drop cords for power, hanging storage and of course baffle sound You could hang cloth on ceiling but if so I’d go for something easy to change out. Like a sponsor banner that you change regularly so it doesn’t collect to much dust. Could do carpet panels for walls too instead of acoustic Carpet panels would be modular, easy to hang Velcro from or drapery pins. Artist use Propanels for displays, they come in different colors and sizes. DIY ones are pretty easy with foam board insulation and your choice of pipe(metal or plastic) and carpet. Not super cheap but probably less than a month of office rent. A carpet wall could hide storage, allow access to storage, dampen sound, provide hanging space. Just have a way to secure the top to a fixed beam. Look at a Propanel system for ideas. But end vertical poles and a top beam would give you easy to move stable sound dampening good looking walls

If the runs are less than 50-100' chances are you can get reliable 10 Gbps unless you're unlucky. And you could at least get 2.5 Gbps if 10 Gbps is flaky. Good luck, and I'm currently making the opposite move (going from cramped home quarters to a larger office space!), so I hope it works out for me lol.

Did you consider a full renovation where you extend the house to fill the side yard area. You would effectively extend the garage/ studio to twice the length. Make the garage door a solid wall via a false wall to give you insulation for sound etc.

Paul I totally get that "its something that should have been done years ago". I'm remodeling a house that I lived in for 28 years to sell and there was so much work that I should have done years ago. Its amazing what we accept in our homes if we can adapt to it.

6:30 I've seen that done once. It involved a lot of steam/moist air and a plastic tent (upside down) to soak that material and then be able to scrape it off. Also, are you going to get a better garage door, for improved noise and heat insulation?

Cat6 does 10Gbps up to 55 meters (180 ft), so you should be safe if you're not doing longer runs than that. It's nice to see the improvements tight away on part 1!
I went down the office space route as well. Got to be honest I found that working from home actually is very beneficial. And what I needed was storage space for things that I don't use on a daily basis. So I got a local storage unit literally for 5 minutes down the road from me. It's much cheaper than I thought and it keeps my garage completely clear of storage stuff. Look into it. Totally helped me out😊
Looks great. Be sure to check with your insurance company about using the garage for business use. Sounds crazy, but some wont cover under the standard home policy if anything were to happen. If you already have business insurance, you should be good.

From a cost perspective, staying at home if you can would always be the best option. All the money not spent on the office can go to improving your home situation, and in the end, if you move, you might get value out of it. It's California who couldn't use a nice in-home studio.
I have just done a new run from the house to my shed. It was actually cheaper to run Fiber instead of CAT6A. Couple od plus sides is less power used and I was able to run mains power in the same conduit. 40m run btw, shorter Copper still makes sense.

I think what you need is to renovate your home fully as cheap as possible to make it sellable, and buy a new house with twice the space a bit further away, but still convenient enough for a family. You'll WFH for the rest of your life, so there's no need to be anywhere near highways or central areas, and you'll find cheaper land and houses further away as well. Just my two cents!

I really recommend getting your garage floors epoxy coated. It'll completely change the feel of your garage, and you'll want to be out there.
