What an incredible tour! You are an excellent host, with great communication, relevant information, and visualization. I was able to imagine an amazing old Hollywood party on the property. The house may be phenomenal, but this tour is one step above.
This is the sickest house I’ve ever seen. The 32 foot bathroom alone is extraordinary to say the least and the two primary bedrooms are incredible. I’ll call you when I hit the lottery.

You're not alone. It's truly a "love it or hate it" feature. I LOVE it. But not sure how much I'd "love it" after a few drinks around 10pm as I stagger to my sleeping quarters. ;)

I hate vids. like this where the salesman has to be in every shot, I wanted to see the house not your Arse walk around. Plus you sounded like you should be selling a cool, hip night club. I be damn if I would pay that for a 3 Bedroom house and have to watch evey damn step I take to get 300 feet from the kitchen to the bedroom lot of money for rocks, concret, rusted steel and glass..

Cool looking house but living there not so much. Be very cold in winter and no children living there too much danger for them. And wow would you need lots of money to keep garden and house keepers to keep clean. Not even sure how you'd clean all the rocks...

Its a nice home but to confusing and overdone and with that price I dont want any neighbors looking down into my backyard and sides of house. The 6 million dollar house is way better its actually a perfect home. I can see why this home is on the market still and realtors/brokers need to talk about the downsides of a property but never do they just sugar coat everything to make the sale.

BTW, developers should always incorporate panic rooms and vaults in these high-priced properties...and that bathroom would be perfect for practical reasons with an attached area for occupants complete with comms/media space, hvac, security sys, storage, and sleep area.😉 I liked the grab bars in office bathroom for our elderly, infirmed, or just those who need assistance. Should be a common feature throughout.👍🏽...Nevermind!😂 I see you've thought of everything. My comment was premature. But, I hope there's a bathroom in the panic room.😅

NOT AT ALL!!!! (I think the nightclub and 3 bedrooms is the giveaway!) LOL Its an awesome home, but more for the wealthy individual who can afford to make this their 2nd home playpen. It's a great "party house" for events etc. Sure, you can live there, but a ton of space for only 3 bedrooms.
So the person who purchased last year for $25 million, now thinks, they can flip for $9 million profit - Delusional

I wonder if Blue Heron will figure out an exemption to the 600 sf max pool size. Sorry, but for a 10,000+ sf house with ultra-lux finishes, a kiddie pool in the backyard ain't gonna cut it 😂
Eh.. it’s a dumb law/rule in Vegas about pool size.
Yeah, there's no real "getting around" it unfortunately. In order to be permitted, they're going to inspect and measure. In fact, they're including the apron (side) of the pools infinity edge's to be included in that 600 sq ft. So that type of pool yields an ever SMALLER usable space. And yes, it's going to get pretty absurd seeing these massive homes with "bathtubs" in relation. Certainly will be interesting to see what the future holds in this regard.

Leave the rocks outside and out of the walkways. Very non ADA.
Gorgeous home, but it has a lot of "looks better" than functional.
Opening all that in vegas will leave your home an absolute dusty mess near daily, its a very windy city.
All the pools and water near the glass, cause its a very windy city, will leave your windows dirty and spotted daily. Youll probably need bi monthly or monthly window service. All the water falls, flat water spill overs, will just blow out of the pools and leave one with tons of wasted water.
Gorgeous home though, amazing artistic design ideas.
Not sure why they didnt go all the way with the walkway in the "breezeway".
You're right about the dust and windows.. However, for the individual who can afford this (likely as a second home), they're not worried about the cost of "maintenance"
As for the breezeway landing, you kinda have to be there in the space to really get it. Simply more dramatic this way! But trust me, its incredible in person!

I absolutely love this house. I've seen it toured quite a few times now. This has been the best tour of it so far. I can honestly say if I were in the market to spend more than $20mil on home, I'd want to purchase this one. I've seen other homes created by Blue Heron & they've all blown me away. So when I'm in the market, even if I can't have this home specifically, I'd love for them to design & create a home for me.
Its gorgeous but all of these indoor/outdoor open houses just dont seem very secure.
Theres just a low fence around the property.

Well, ANY home can be invaded depending on the level of sophistication. However, this is a very secure location with armed, guard gated entry as well as secondary gate. Again, anything is possible. But this LOCATION is close to as secure as it gets.

Where’s the garage ?.
It's not for sale. It sold in 7 days! In the very beginning of the video I mention that to your right is the actual garage thats currently used as a sales office for Blue Heron. Currently it accommodates 5 cars. Soon, the owner will be adding 3 more bedrooms as well as a 6 car garage to the motor court on the left side of the home that you see in the very beginning as we come to the portico.
Doesn't even feel like a house... It looks like a hotel in Las Vegas...

Extraordinarily beautiful house. I love and appreciate all of the Blue Heron signature features. I could only wish the house felt more warm and "homey"...and less sterile...and provided a better sense of privacy...especially in the primary bedroom and bath areas. This house feels like a public space and less like a private home. A beautiful house...but not a home. There's a difference. l'd love to see how BH can could utilize the unique biophilia design elements to create a more intimate, private and cozy home atmosphere. BH's design team is so extraordinary. They are the best IMO, and....can create just about anything! Also want to say...great presentation, Bryan.

Lucky for you, that's EXACTLY what Blue Heron did. The "Oculus" in the secondary bedroom is the name and centerpiece of their newest custom home at $6.3M. If you follow BH and my channel, I often point out where the inspiration comes from. Like the mirrored backsplash that shows the strip views... That appears in Lake Las Vegas in some bathrooms and kitchens so you can see the lake.
I've watched many agents toured this property and the reason why I watched it many times is because each agent who toured this property always leave parts of the mansion out that other agents will show so you'll get bits and pieces of from each agent video on how the entire property looks so to see everything from one agent video is very rare its like a gold mine you watch it and cherish it. The most popular property I would love to see is the mega mansion in LA that has the giant camera inside the living room with the huge candy wall no one has ever toured the whole entire property

Totally.. But this isn't a home for you or I. This is more of a 2nd home / party home for uber wealthy individuals. The clients I had that were interested in this were looking to purchase as a second home and vessel to throw parties for clients etc. So very niche.

Love this house too big though and no intimate closed spaces anywhere though. Why is there not a second toilet in that massive in out master bathroom? Insanity! Any house over 1.5 mil should automatically have two toilets in the master period! To me that is a big big deal. Chances are there will be a couple living and sleeping in the master, and many times having one toilet sucks! It is crazy that so many of these houses do not have a second toilet after all the money and expense they spend on these master bathrooms! I am with you on two dishwashers but more so with two master toilets!
Great point.. That has been often criticized. If you watch my "Witchcraft" video for the $23M home, it's the exact same and many people were upset about that. Not to mention the primary in that home was rather small. Just goes to show, no matter how amazing, there's always SOMETHING!

Well look. I'm not putting it up against a "proper" theater. However, I've seen this in action multiple times and I can tell you, it truly will blow you away. For 99.9% of people, they'll be more than just impressed. Not to mention, (weather permitting) to be able to enjoy this in an open space is "special".

The problem with this house is all of the Rock around the slabs of concrete on the floor along with all the moisture from the swimming pools this place has a scorpion problem like no other and has to be sprayed every two weeks just to keep them at Bay

Well, the house was SOLD years ago for $25M. So when I filmed it that was the attached value... Shortly after I released the video, the owner elected to list at the current price... (Hope that helps to clarify).
