Yup! Clearly I made a mistake. Meant to make fun of myself there but I had added a b-roll so didn't quite make sense... But way to pay attention there! Thanks for watching!
Bryan, how can Blue Heron get away with the big pools in Las Vegas? I live across the street to Prado site. Half of the homes are not even built but when done they have big pools. Thanks for the videos Troy
Exactly (see below). If the permits were filed I believe before March 23rd, then you're good. There are several HUGE Blue Heron homes still unfinished that are going to be sensation out in Macdonald Highlands that I'll be filming in short order... Same deal there. Permits were filed right before... But I'd say anything completed after June of 24 is likely under the new provisions... I'm super interested to see what can be done to create spaces like this without the water scaling on the mega mansions... Most homes will not be affected by 600sq ft. But THESE are another subject.
10:43 Can someone expain how the bathroom is an option? I might be missing something. I know it's expensive obviously, the whole property is. But U need a bathroom, it's kinda essential? And like I said either way it's gonna be expensive 😅
Without going back and watching that scene, I think what I meant was the bathroom was an UPGRADED option. Usually like $30K roughly for the upgraded "Vegas Modern Bathroom".
Very unlikely. If anything, the producer made a massive mistake. You couldn't build a base model for that price. This actually sold for $4.5M last October.
Nice tour and i really like the layout of this home EXCEPT the main entrance....the fact that you enter the house from a slider and it didn't had a foyer or hallway that create the sense of welcoming makes it wierd....you just enter from the slider and immediately you're in the family room or kitchen
Just becauae a house is $34M doesn't mean they didn't do value engineering (as some would say, "cut corners"). Using a printed material for cabinetry in the kitchen is a perfect example.
I’ve toured this home it’s beautiful for sure elegant even but it’s missing some key elements like a second kitchen/prep area and I get it with the pool regulation but personally I think they over exaggerate the pools Finally the single story that was for sale in the community it felt more like a office building and the kitchen even looked like it too just saying
Hahahaha.. I feel you on some of it. But solid criticism. I love the design.. Not sure I can wrap my head around walking right into the family room though... I'm still 50/50 on that concept. Surprised more people didn't object to THAT.
@thelebogroup. Blue Heron is obviously starting to get full of themselves now that they’re taking flight. I’ll be shopping for a home north of $3 Mill in the next couple of years and what I’m seeing here does not impress me. 1. Primary bathroom no his/hers 🚽 ?? Seriously. Let me guess. For an extra $30k. 2. Yes BH is skimping on the stone. Call it what you want and try to use whatever adjectives you like when trying to downplay the thickness of it, but thin is thin, and it looks cheap. Add that on top of the seams AND a $35k price tag and these guys have bumped their heads. Do they really think because they throw some river rock in there that makes it well worth it?? Wow! Lol. 3. I’m with you on the lighting in the secondary bedrooms. They’re truly getting greedy at this point. You can’t hide the fact. 4. Naked closets for a $5 Mill home? Smh. Let me guess. Because they don’t know the buyers taste? Stop it. Then give a healthy allowance and include it. Quit trying to pay off the next generations college tuitions. 5. No second dishwasher on a $5 Mill home? Lol. Greed bro. Just straight greed. You said they could facilitate that? Of course they can for an extra $15k, right?? I could name a few more but I’ll stop here. I appreciate you putting in the time for these videos. It truly helps prepare me for the things I’ll be asking for at no added cost when I start looking. I already know where I’ll be buying. It’s one of two places. And yes it will be far West looking over the city. I can’t wait until the roads and infrastructure is in! I’ve been waiting for years already! 🥳🎊🎉…
No, this home is $4.5 million. Fully furnished. The $25 million dollar Blue Heron, (named VM001) I filmed a while back was sold. It's now been re-listed for $34 million.
This seems insane for 4.5 million. I've seen so many videos on mansions, villas, properties with a privat island etc and this is probably the best I've seen for this price. Honestly I wouldn't of been shocked if it was 25 million 😅
Spectacular home and love the look but the location seems suboptimal. 300k homes nearby I think. BH is a jewel and they need to stick to Highlands or areas similar I would think. Still, these guys distinguish themselves in this area.
Well, you "kinda" have a point there. It's a mixed bag. Tyson's old place is right down the street and there are plenty of homes in this immediate area worth millions. (Like Wayne Newtons). On the same note, if this same home were in say Macdonald Highlands you'd be adding another $1.5 million to that price tag too!
Solid criticism. I'd have to got back to see in context... But I think at the time it was 1/2 a joke... I've made these jokes several times when filming opulent homes. If incorrect, it's simply the byproduct of attempting to speak for 15 min straight with no script. "ish" happens sometimes.. 🤷♂️
Well, some features just cost what they cost.. You're not likely to find a floating staircase for less than that... Typical staircases are simply fabricated from wood. This is a steel reinforced fabrication.. Just think, a steel support beam for a large slider can cost upwards of $20K to $30K... So... Just is what it is...
@thelebogroup I will say though, they truly build exceptional homes. The style and craftsmanship is next level. I love that about them. But the corners they’re cutting is pretty obvious in what they’re doing. Some of the upgrades are clearly overpriced. And the corners they’re cutting but selling it as “Their way and new edge cutting style “ is sad and insulting to customers to think we would believe some of that bull. I hope they take a step back, look, and ground themselves again. The sh*t is getting a bit too thick. Thanks for all you do . 😎🤙🏼…
Even without the horrible tv/fireplace combination, they manage to hang the tv WAY too high, it's just sad, really really sad and stupid. Laminat flooring? Are you kidding, they actually use plastic on tha floor, at that pricerange, what a joke.
Hello, the space is ok, but its missing some things I would expect in a luxury home at this price point. Some basic call outs, no second dish washer, no pot filler, no hidden hinges on the doors, no second kitchen, you did say this home is built for entertaining, not with out that butlers pantry, c'mon on, oh and your legs called, said they would like to get some time under tension....jajaja!!!!!
For $4.5 million dollars, staircase is an option? Too expensive, not even impressive. It’s overpriced, over rated. $50k lousy counter top in the kitchen

Although i have issues with the house, your tours are excellent. I am now watching more of them!
I just watched the review and I love your delivery. I agree with all your points. Keep up the awesome content!
Much appreciated!
This is a very beautiful home with great designs and features and style I could see myself living there
I'm not in the industry so I may sound ignorant here but I'm going to go ahead and call it the master and secondary master bedrooms. Love this home
Amazing Home and Presentation!! 🤙🏽✨
Thank you!!
The outdoor kitchen and patio are nuts. The casita is a must
100% MUST
I can’t find a particular part to like, because the whole house is “slamming “😊I wish it was mine!😍
Hahahaha... LOVE IT!
I passed that billboard on Rainbow everyday, Love that model home
Hard to NOT be impressed by a BH home!

By far the MOST handsome Realtor 😊
Well damn.. I'll take that compliment thank you!
Seen this Model before. Stunning Blue Heron in the Price Range. Good Job Bryan
Glad you enjoyed the tour! 👊🏼
Magnificent home!
I toured this in person. It's obviously amazing. One gripe I have is the slider instead of a front door that leads straight into the living room.
Fair criticism. Although, there is the main door when you approach the property. And frankly, you'll be entering via garage as an owner anyhow.
Please share paint colors used. Gorgeous.
Sorry. You would have to contact Blue Heron for that. They're notoriously secretive of their blueprints and design however.
Although the exterior of this build has all the appeal of a nuclear bunker I really enjoyed this mans tour, will defo check out this realtor more
As always, Love Your Tours. 3:39* correction-not $34,000 home more like $34,000,000 home 🙂

I asked this when I toured it and they said it was permitted before that law went into effect.

For $30k you shouldn't see the seam on that island. At all.. Get better stone masons.
That’s crazy.
In my country you can get it for less than 1k 🙄
MAGNIFICENT (.ME I LIKE IT)
Half sold?

Negative Edge pool. Negative edge hot tub. Hehehehe. Quattro sounds cute though.
According to Zillow this McMansion was sold on 10/30/23.

To the millions of millionaires in the usa who will think 4.5 million is cheap for such a beautiful home go figure.
This does seem insane to me tho for 4.5 million. Probably the best I've seen for this price. I honestly would of guessed 8 figures
@thelebogroup. Blue Heron is obviously starting to get full of themselves now that they’re taking flight. I’ll be shopping for a home north of $3 Mill in the next couple of years and what I’m seeing here does not impress me.

This home was already sold. Unless they put it back on the market. Bryan, can you confirm.
Yes, this has sold and is being leased back to Blue Heron. However, just like the $34 million dollar VM001... It may be available soon enough! ;)
Everything is an option so exactly how much would one be paying for this place that is SO FAR AWAY?!
I am confused this house is 4.5 million dollars or 25 million?
No, this home is $4.5 million. Fully furnished. The $25 million dollar Blue Heron, (named VM001) I filmed a while back was sold. It's now been re-listed for $34 million.

If I'm spending 4.5 million on a house, I don't want to be able to SEE my neighbors, let alone hear them when I'm using my "200k casita".
