There has to be a window. I’m in NYC too, and I know that it is illegal to call a room a bedroom if there are no windows. So now we know there are windows but he didn’t show them in this video, that’s all.

@@od2437 yeah I just looked it up too. There are a few other apartments in that building that have the same problem, one of them had 4 bedrooms with no windows, but it was 3000sqft with a huge loft living area like this one.
@@AdrienneMint As per the floorplan, there are no windows in the primary bedroom. The smaller bedroom that is reached by steps is the only one with windows. All the windows are also looking out to the back of other buildings - not a pretty sight.
Great styling and presentation but none of the bedrooms have windows and that should not be allowed. It's against code in most other places around the world.
It's a loft space... some don't even have bedrooms....
@@mrvk39 In NYC you can't call those two rooms as "bedrooms" legally as there are no windows. The big windows that are 12' tall are also looking into the back of other buildings.
@@MTMF.london i didn't know that about "bedrooms" but it's typical for lofts. First 2-3 floors typically have 12'-14 foot ceilings but stare at other buildings. Top floor typically gets more open views, but ceiling height drops to like 10-11, which is still great BUT not as dramatic as 14 foot ones. I rented half a loft in SoHo like this one. It was a fifth floor loft with direct elevator landing and cast iron columns. BUT, my bedroom had an (illegal) side window. Serhan actually did a video about a building that went literally next door to my old rental (and they had to close up that illegal window).

Look at the floor plan, it is weird. 2 bedrooms that have no windows, so they are called "sleeping areas" because you can't legally label them as bedrooms. Serhant really is putting on the hard sell, doing his best to divert your attention to the lack of windows in most of the rooms.

It’s a loft with an open floor concept, so technically one of those is not a bedroom and labeled as a sleeping area. The other one is a bedroom with a window, however. Check out the floor plan on one of the listing sites:

The choice of music for this video was very on brand for the property.
Trying to think what I'd do with the space just inside the door. Another lounge, which is what it is at the moment, seems pointless, but I think you'd have to rearrange some of the interior walls or dividers to make decent use of it. Without some clever design that runs the risk of giving you a very long, dark entry corridor though.
it's an industrial building, so you get a lot of interior space but no windows. Notice the bedroom also has no windows. It's the downside of most real lofts (not new buildings made to look like lofts) - they have limited window space vs. total square footage. So, no matter how you arrange your walls, you still have just 4 (though huge) windows for the entire 4,000 square feet.

It looks like a stylish coworking space where people can crash if they work long hours. The lack of privacy because of the giant window is ridiculous.

Spectacular. Tho my deal breaker is having private outdoor space, and really prefer a view of some note. I noticed those huge windows right away! The colors (the yellow sofa!) and presence of knick-knacks, books, etc. that make it look lived in really show it off. Kudos to the stager (if this isn't actually the seller's stuff).

Great pitch - but having to climb steps to the only bathroom is not a positive feature, regardless of how it may look inside.
For $6.995M you could buy an entire home with indoor/outdoor inground pool and some acreage in Upstate New York. No nearby Chinese Takeout upstate? That's what Seamless and UberEats and Caviar are for (tee-hee-hee). Yeah, we get it: Trophy Wife; Trophy Life.
